Property and Cancellation Policies :
When cancelling 14 Days or more in advance of Arrival: Refund of Deposit less a $25 Cancellation Fee. If using a special, non-refundable rate then those specific policies will be applied.
When cancelling within 14 days or less in advance of arrival: Guests are responsible for any night that we are unable to resell to another guest. Refunds or additional charges over and above the paid deposit are calculated accordingly on the day following the guest's originally scheduled departure date.
Non-Refundable Rates: Our Non-Refundable rate promotion does not allow any refund.

Fox Hollow Inn has just the 2 suites to rent, we must require that guests be responsible for payment of all nights reserved with a confirmed reservation. Changes or cancellations require 14 days notice for the guest to be released of such responsibility. This includes but is not limited to personal and family illnesses, accidents, and also includes failure to obtain air or ground transportation to the inn regardless of the cause of the failure. However, if a cancellation is requested less than 14 days in advance of the arrival date, a refund of deposit may still be made, but ONLY if we are able to successfully sell all our remaining rooms. In all cases of cancellation, a $25 processing fee will be charged. For these reasons, Trip Cancellation Insurance is highly recommended and is available online or from most travel agencies. Please remember, we are making a commitment to you and you are making one to us.
Terms and Conditions

Prices and Taxes: Rates provided for each suite includes up to 2 adults. Additional guests will be charged at $15/guest/night. Montana State Lodging Tax of 8% is required for all reservations that are less than 30 days. 
Check-in: Guests DO NOT have to check-in or check-out with the hosts. Your vacation rental is ready for you when you arrive and there are simple check-out instructions provided in the room prior to your departure. We just ask that you respect other guests when arriving or leaving at early or late hours and keep the noise at a minimum. Check-in is 3pm.
Check-out: Check out time is 11:00am. This agreement standslegally for both rental units – Falls Suite & Rivers Suite. From time to time we receive requests for late check-outs, andbased upon our schedule and occupancy we try to accommodate such requests asbest we can. Fox Hollow Inn isa small vacation rental operation and we have a limited housekeeping staff, andwith new guests arriving just a few hours after other guests have justdeparted, we are not always able to comply. However, if you have a specificneed for a late check-out, please let us know.
Pets: Pets are generally not allowed. However, in some cases dogs may be allowed by the Owners. Approval from the Owners must be granted first. If allowed, a pet fee will be required at $15/pet/night.
Parking: The Fox Hollow parking lot has end of the road convenience. Traffic is mostly limited to Fox Hollow guests so it's nice and quiet. The paved lot is located next to the guest house. There is plenty of room for larger vehicles or vehicles with trailers to turn around. The location is also excellent for motorcycle parking.
Smoking is NOT permitted inside Fox Hollow Inn Guest Cottage nor the Suites. Those feeling the need to smoke, may do so outside. All butts must be properly disposed of. Any damage done by smoking in the building will be billed to the guests and taken seriously.
Candles & Incense Burning: Due to our insurance regulations and for the safety of all guests as well as to prevent odors in guestrooms, we cannot permit guests to burn flame candles or incense of any kind.
Lost or Stolen Items: Owner is not responsible for any lost or stolen items.
Condition of Property:Renter shall leave the property in good condition; including all surfaces,inside & out of all appliances, floors, plumbing fixtures, etc. All furnishings, dishes and utensils, linensand bedding, books, games, movies, appliances, etc. are to remain. In general, the condition of the property is to bereturned as it was received and all Owners items accountedfor.
Incidental Charges and Damages: Owners reserve the right to charge for damages to the buildings, furniture, property, etc. Any additional charges will be explained and invoice provided. If the cost of damages, repairs, and/or cleaning exceeds the deposited amount (when applicable), then an invoice will be issued in which the Renter is responsible for payment. If payment is not received by the Owner, then the Renter will be subject to collections. If the booking is through an Online Travel Agency that collects deposit or is responsible for damage claims, then the damage and/or additional cost(s) will be reported with that OTA.
Governing Law: This agreement shall be governed by the laws of the state of Montana. Each of the parties irrevocably consents to the exclusive personal jurisdiction of the federal and state courts located in Montana, as applicable, for any matter arising out of or relating to this Agreement.
Indemnification: Renter agrees to indemnify and not hold Owners liable for personal injury or property damage sustained by Renter or Renter’s guests invited onto the property.
Legal Fees: In connection with all the rentersdefaults and all litigation involving either of the parties and this lease, rentershall pay to owners all reasonable fees, costs and other expenses which maybecome payable as a result thereof or in connection therewith includingreasonable attorney’s fees and expenses. Renter will also pay owners’ attorney’sfees and expenses even if the tenant initiates the litigation or in connectionwith the defense of any and all counterclaims or cross claims by Renter inconnection with disputes arising from the negotiation of a new lease or leaseextensions and/or for any and all appeals. Any provision in this leaseaffording Owner’s attorney fees shall be considered as additional rent.
