Property and Cancelation Policies :
When cancelling 14 Days or more in advance of Arrival: A $25 Cancellation Fee will be applied for any refund necessary to cover CC fees. If using a special, non-refundable rate then those specific policies will be applied.
When cancelling within 14 days or less in advance of arrival: Guests are responsible for any night that we are unable to resell to another guest. Refunds or charges are calculated accordingly on the day following the guest's originally scheduled departure date. The responsible party making the reservation will be charged for any night we are unable to sell to another guest or party. 
Non-Refundable Rates: Our Non-Refundable rate promotion does not allow any refund.

Fox Hollow Inn is a small, family owned property, we must require that guests be responsible for payment of all nights reserved with a confirmed reservation. Changes or cancellations require 14 days notice for the guest to be released of such responsibility. This includes but is not limited to personal and family illnesses, accidents, and weather, and also includes failure to obtain air or ground transportation to the property regardless of the cause of the failure. However, if a cancellation is requested less than 14 days in advance of the arrival date, a release from charges may still be made, but ONLY if we are able to successfully sell all our remaining nights that the booking party was responsible for. In all cases of cancellation, a $25 processing fee will be charged. For these reasons, Trip Cancellation Insurance is highly recommended and is available online or from most travel agencies. Please remember, we are making a commitment to you and you are making one to us. We appreciate you choosing Fox Hollow and encourage you to reach out with any questions.
Terms and Conditions

Prices and Taxes: Rates provided for each accommodation includes up to 2 adults in each of the Falls/Queen Suite, and the Rivers/King Suite and up to 10 adults in the Main House at Fox Hollow. Additional guests will be charged at $20/guest/night. Montana State Lodging Tax of 8% is required for all reservations that are less than 30 days. 
Check-in: Guests do not have to check-in or check-out with the hosts. Your vacation rental is ready for you when you arrive after 3pm and there is property information in each accommodation. We just ask that you respect other guests when arriving or leaving at late or early hours and keep the noise at a minimum. Check-in is 3pm. For the 4 bedroom main house, check in time is more limited as cleaning is more time consuming. Check in time for the 4 bedroom main house is at 4 PM. Please call ahead if you think you'll be arriving early. We can let you know if your accommodations will be available earlier, or recommend some great lunch spots to enjoy!
Check-out: Check out time is by 11:00am.

This agreement stands legally for all rental units – Falls Suite & Rivers Suite, Guest House, Main House, & Whole Property. From time to time we receive requests for late check-outs, and based upon our schedule and occupancy we try to accommodate such requests as best we can. Fox Hollow Inn is a small vacation rental operation and we have a limited housekeeping staff, and with new guests arriving just a few hours after other guests have just departed, we are not always able to comply. However, please always reach out to ask. 

Pets: Dogs are generally allowed and we are proud to be a dog friendly accommodation. No other pets are allowed. A reasonable number of dogs (2 dogs) will be allowed by the Owners as long as dogs are not left unattended in the house and suites at any point. Please disclose if you are traveling with your dog family member.
Parking: The Fox Hollow parking lot has end of the road convenience and privacy. Traffic is mostly limited to Fox Hollow guests so it's nice and quiet. The paved lot is located next to the guest house. There is plenty of room for larger vehicles or vehicles with trailers to turn around. The location is also excellent for motorcycle parking. The main house driveway is reserved for guests renting out the Main House. Please respect this. 
Smoking is NOT permitted inside Fox Hollow Inn Guest House Suites nor the Main House. Those feeling the need to smoke, may do so outside. All butts must be properly disposed of. Any damage done by smoking in the building will be billed to the guests and taken seriously.
Candles & Incense Burning: Due to our insurance regulations and for the safety of all guests as well as to prevent odors in guestrooms, we cannot permit guests to burn flame candles or incense of any kind.
Lost or Stolen Items: Owner is not responsible for any lost or stolen items.

Condition of Property: Renter shall leave the property in good condition; including all surfaces, inside & out of all appliances, floors, plumbing fixtures, etc. All furnishings, dishes and utensils, linens and bedding, books, games, movies, appliances, etc. are to remain. In general, the condition of the property is to be returned as it was received and all Owners items accounted for.
Incidental Charges and Damages: Owners reserve the right to charge for damages to the buildings, furniture, property, etc. Any additional charges will be explained and invoice provided. If the cost of damages, repairs, and/or cleaning exceeds the deposited amount (when applicable), then an invoice will be issued in which the Renter is responsible for payment. If payment is not received by the Owner, then the Renter will be subject to collections. If the booking is through an Online Travel Agency that collects deposit or is responsible for damage claims, then the damage and/or additional cost(s) will be reported with that OTA.
Governing Law: This agreement shall be governed by the laws of the state of Montana. Each of the parties irrevocably consents to the exclusive personal jurisdiction of the federal and state courts located in Montana, as applicable, for any matter arising out of or relating to this Agreement.
Indemnification: Renter agrees to indemnify and not hold Owners liable for personal injury or property damage sustained by Renter or Renter’s guests invited onto the property.
Legal Fees: In connection with all the renters defaults and all litigation involving either of the parties and this lease, renter shall pay to owners all reasonable fees, costs and other expenses which may become payable as a result thereof or in connection therewith including reasonable attorney’s fees and expenses. Renter will also pay owners’ attorney’s fees and expenses even if the tenant initiates the litigation or in connection with the defense of any and all counterclaims or cross claims by Renter in connection with disputes arising from the negotiation of a new lease or lease extensions and/or for any and all appeals. Any provision in this lease affording Owner’s attorney fees shall be considered as additional rent.
