For reservations of two nights or less, cancellation is 72 hours prior to check in.
For reservations of three nights or more cancellation is 21 days prior to check in
Terms and Conditions

ALL CHARGES WITH A CREDIT CARD WILL BE ASSESSED A 4% CC FEE. To avoid this fee, we accept cash and check payments.
This Agreement is made by and between Renter (“Guest”) and River Pines (“Agent”) for the short-term rental of resort property (“Property” or "UNIT").
PRICES & TAXES: All prices and taxes are non-negotiable, as listed on the booking page.
AGE:
 You must be 25 years of age to make a reservation with us. You may be asked to present identification to confirm your age.
BOOKING: TO CONFIRM BOOKING, a deposit of the first night's stay for all reservations is required
CHECK-IN: Check-in time is 3 p.m. at the RIVER PINES front desk. Access to the property is not permitted without first checking in at the front desk. Payment in full is due upon check-in.
CHECK-OUT: Check-out is at 10:00 a.m. Arrangements for Late check-out must be requested and approved by RIVER PINES at least 24 hours in advance of the original departure time and date, and they may be subject to additional fees. Late check-out will not be granted on the date of departure.
POOL USE: The pool, poolside bar, and other amenities are for RIVER PINES guests only. No outside guests or "guests of guests" will be permitted without prior written approval from Management. Guests violating this rule may lose future reservation opportunities, including renewal, up to immediate eviction, and without refunding any charges collected or to be collected. No coolers will be allowed inside the pool area.
COTTAGES AND KITCHENS: Each cottage and kitchen are fully stocked for that individual unit. Please Do Not remove items (DISHES, BBQS, PICNIC TABLES, etc.) from one unit to another. If items are moved, make sure they are returned. Missing items or items to be returned will be charged an additional charge to the Guest.

GARBAGE: Garbage is picked up on the day of your departure. Excessive garbage will result in an additional charge to the Guest. For extended lodging guests, you may place your trash bag outside of your room in the morning; housekeeping will pick it up until 2:00 PM.
KEYS: Keys must be returned to the office at departure. For security reasons, a charge of $50.00 will be assessed for any key not returned upon check-out.
LENGTH OF RENTAL: The guest acknowledges that this is a Short-Term Rental and not a long-term agreement. This agreement is only for the licensed use of the property for the stated reservation term and does not create rights to renewal or for recurring usage.
LOST OR LEFT BEHIND ITEMS: The agent is not responsible for items Lost or Left behind. If the Agent is required to send items to the Guest, a $25.00 fee for locating and storing, plus shipping charges, will be assessed. The property will hold lost or left-behind items for no longer than 90 days.
NUMBER OF GUESTS/OCCUPANTS: The occupancy will not exceed the occupancy stated upon booking. Sleeping is not allowed on floors, decks, or blow-up beds without prior approval and an additional fee. Tents or trailers are not allowed.
QUIET TIME: Outside activities must be moved inside by 10 PM and must not begin before 8 AM. Any enforcement action by Management, Police, or Government entities is at the sole expense of the Guest and may result in immediate eviction, cancellation of the reservation, and forfeiture of any monies paid.
PARKING/VEHICLE POLICY: No more than one vehicle per hotel unit and 2 per cottage are to be parked outside of the rental at any time and must be within the unit's designated parking area. No trailers, campers, boats, or recreational vehicles are allowed (during peak season, June-September) without prior written approval of management. Overflow parking is located next to the restaurant in the dirt lot. DO NOT PARK YOUR VEHICLE ON THE LAWN; THE PROPERTY RESERVES THE RIGHT TO TOW AND REMOVE VEHICLES IN VIOLATION.
PAYMENT OF RENT: Rent will be paid in full UPON CHECK-IN, including any additional fees or charges. A valid Credit Card must be on file with an expiration date at least 2 months after departure, EVEN IF A CREDIT CARD IS NOT YOUR CHOSEN PAYMENT METHOD. Reservation may be canceled without notice if a valid card/ or deposit (as applicable) is not on file.
PETS/ANIMALS/SERVICE ANIMALS (“PETS”): Pets are allowed in Pet-Friendly Units only during our PET-FRIENDLY season only, and must be booked in advance. There is a limited number of Pet-Friendly units in the area. A $150.00 non-refundable DEPOSIT is required when bringing a pet to a Pet-Friendly unit, plus a $20.00 per night per pet fee. Pets are not allowed on furniture. Pet owners are responsible for cleaning and disposing of pet waste and fur or any damages caused by your pet. By bringing your pet, you are authorizing the agent to charge your CC on file for any damages or excessive messes caused by your pet. Pets are prohibited on the premises if not approved in advance and in writing. Bringing a Pet to the Property without approval is grounds for immediate eviction, and a minimum cleaning charge of $500.00 will applyWe do not accept pets from June 15th to August 15th each year.
RIGHT OF ENTRY: The agent may enter any rental unit within reasonable times during the Guest’s occupancy to make repairs, health and safety, inspections, and complaints, including occupancy limits and Pets on premises. Agent or Agent’s contractors/employees may enter at any time during an emergency.
SMOKING POLICY: All Units have a NO-Smoking Policy. Smoking of any substance is prohibited in all rental units. This includes cigarettes, cigars, pipes, electronic devices, marijuana (medical or recreational), and any other uses. A minimum charge of $500.00 will be charged to the Guest to clean and remove smoke contamination.
LAW ENFORCEMENT CONTACT/ACTION:  Any local law enforcement agency response or contact for adverse circumstances while the guest is staying at the resort, whether or not the contact is on the property, is grounds for immediate eviction and forfeiture of any future reservation privileges. This will be handled on a case-by-case basis, but strictly enforced.
SUBSTITUTION: The agent reserves the right to substitute with a similar or upgraded unit or cancel if the unit is under repair or otherwise made unavailable beyond the Agent's control. In such a case, the guest can accept the substituted rental unit or cancel it and have the total amount paid returned to the guest.
TELEPHONE & LANDLINE SERVICE: Your unit may or may not have Landline Service, and cell phone coverage is, at times, unreliable here in the mountain area. The guest understands and does not hold RIVER PINES, its Employees, agents, or the Property Owner responsible for anything arising from the lack of landline telephone service.
UTILITIES: If any appliance, television, utility, heating or air conditioning, etc., fails to operate, the Agent will use best efforts to have the item repaired/replaced but cannot guarantee as resources are limited in the area. The guest will not receive a refund or credit due to any failure. This also applies to power outages, weather, fire, smoke, or other related occurrences beyond the Agent’s control.
DAMAGES: You, as Guest, will take full responsibility for any and all damage created by the negligence or willful misconduct of yourself or any member of your party and all liability involving negligence or willful misconduct of any members of your party, including family, guests & invitees. Damages and the cost of repairing said damages are the sole responsibility of the guest occupying the property. 
AGREEMENT: I have read the Terms and Conditions of this Agreement in full. I understand, agree to, and will abide by all the Terms and Conditions stated herein. I agree to pay any additional charges that may apply to my stay from my credit card on file. I agree to WAIVE, DISCHARGE CLAIMS, and RELEASE FROM LIABILITY The Property Owner, RIVER PINES, its Employees, & Agents in connection with the use of the rental property, surrounding area, recreation facilities, or other amenities. I will provide my Credit Card Number to guarantee Payment of Rental and any other associated charges. 
REMEDIES FOR DISPUTES: FOR VIOLATIONS OF ANY CONDITION OF THIS AGREEMENT, THE AGENT HAS THE RIGHT BUT IS NOT LIMITED TO OR IS REQUIRED TO TERMINATE THIS AGREEMENT AND EVICT THE GUEST WITHOUT ANY REFUND OF ANY MONIES PAID. GUEST ACKNOWLEDGES THAT IF ALL MONIES ARE PAID, THE MAXIMUM RECOURSE THE GUEST HAS AGAINST THE AGENT FOR ANY ALLEGED BREACH OF THIS AGREEMENT IS THE ACTUAL TOTAL OF THE RENTAL AMOUNT PAID TO THE AGENT. GUEST AGREES THAT ANY ACTION FOR BREACH WILL BE HELD IN PLUMAS COUNTY COURT OFFICES.
