Friend's Advice has two short term rental units located on a small, working farm surrounded by woods, spring fed ponds, and flowers.
Our Cottage unit is connected to the main house but has its own private entrance and porch. Built around 1900, the Cottage lhas been restored revealing original flooring, ceilings, and saw tooth boards. It has 2 bedrooms with queen beds, and a smaller 3rd bedroom with a full size futon bed, 1 and 1/2 bathrooms, fully equipped kitchen, dining room/work table, and a shared laundry room with the owners. A covered porch as 2 rocking chairs for your enjoyment.
Our Guesthouse unit at the Stables is a new 2 bedroom with queen beds, 1 bath, living room/dining room, fully equipped kitchen, laundry room, 1 covered porch with 2 rocking chairs, and a private, back porch with umbrella dining table, and 2 Adirondack chairs.
Both units have access to the seasonal, in ground saltwater pool (no diving allowed), barbeque grill, wood fired pizza oven, and firepit. Guests can use our bicycles or walking sticks for exploring the countryside. We offer a spring-fed pond for catch & release fishing and outdoor games i.e., croquet, corn hole, horseshoes, checkers, and Jenga.

You may cancel a reservation 7 days prior to check-in to receive a 100% full refund by 2:00 p.m.
You will receive a partial refund (50%) if you cancel within 6 days prior to check-in by 2:00 p.m.

PRICES AND TAXES
Price includes taxes and $40 cleaning fee. If your stay is 7 days or more, you will receive a 10% discount.
DEPOSIT AND PAYMENT TERMS
A 50% deposit is required at time of booking your reservation with the remainder of the balance paid 7 days before your check in date. If remaining balance is not paid 7 days prior to check in, the 50% deposit will be forfeited and your reservation will automatically be canceled.
If reservation is made 6 days or less before your arrival, then, payment in full is required at the time of the reservation.
CHECK-IN AND CHECK-OUT
Check in is at 4:00 p.m. on the date of arrival and Check-out time is at 10:00 a.m. A keyless entrance code will be emailed to you, after the full balance of the reservation has been paid in full.
TRAVELING WITH MINORS
Children are welcome to our farm. However, children under age 18 must be supervised at all times on the premises including but not limited to the swimming pool and ponds.by the parent(s), guardian, or other responsible adult guest(s).
ACCESSIBILITY OR SPECIAL NEEDS
The Guesthouse at the Stables has stone walkway with steps leading up a gradual incline to the front entrance and a side entrance with 3 steps. Inside the Guesthouse, there are 2 small steps up to the bathroom.
The Cottage has a flat, stone walkway that leads to the front porch with 3 steps to the front door.
PARKING
Free on site parking is available.
HOUSE RULES
No smoking, vaping, use of illegal drugs or illegal activities, or use of firearms are permitted on premises.
Quiet hours on premises are from 10:00 p.m. to 6:00 a.m.
No parties or non-guests are allowed at any time.
No running allowed in pool area, no diving into pool, no glassware permitted in pool area. No children allowed in pool without adult supervision at all times. No lifeguard is on duty.
Pool and pool area hours are from 10:00 am to 9:00 pm.
Fishing is catch and release only applies to all ponds.
Must wear a provided helmet when using the bicycles.
Wipe up any spills in the kitchen, including the microwave, refrigerator, oven, stovetop, and all floors. Cleaning products are stored in the laundry room along with paper towels.
No pets allowed. Service animals are always welcome.
No burning candles allowed or any open flame in The Guesthouse or The Cottage. We have battery operated candles for your use inside the unit, porches, patio, or pool area. Please return the candles to their respective units before checkout.
