Prices and Taxes
Room Rates do not include any Reservation, Resort, Cancellation, Housekeeping, Chargeback or Third Party Fees. There is a 12% Occupancy Tax in San Benito County required on all room rate totals.

Payment and Terms at Check in and Check out
Check in time is 3pm. Please be prepared to present a valid ID and credit card for verification upon arrival. Room terms and pricing will be confirmed at check in. Room is checked into by registered guest(s) staying in the room only. If you arrive under the pretense of using a discount but do not show proper proof of qualifying for said discount, the room rate will be adjusted to our base rate at the time of your arrival. Please bring proper documentation that qualifies you for using said discount. 
Check out time is 11am. Should you need a later check out please contact our front desk. If availability allows there is a $25 per hour cost associated with your late check out.

Travel with Minors
We do not allow Minors to be left unattended on our property. Adult supervision is required at all times. There is no additional cost for children under 18.

Front desk Check in
Our Front desk is open for limited hours of operation for handling in person check in and check out. If you will be arriving any later than 8pm please contact our front desk to arrange a late check in prior to your arrival date. Furthermore, our PMS system in conjunction with Open Key will send you a confirmation of reservation email within 48 hours of arrival so that you can waive an in person check in and provide an estimated time of arrival. The pre check in email is not a hoax or scam and is our way of finding out an estimated time of arrival since we have limited hours of operation. Open Key will send a text message when your room key is ready. We appreciate your efforts in helping us with our check in process. 

Room Keys
Please be sure we have accurate phone and email on file for guests staying in each room. Keys are sent to a mobile smartphone. We use Open Key. You can download the app from any app store. Physical keys are available as an alternative for a minor fee when not returned. 

Policies
All rooms are non smoking. Any sign of smoking of ANY KIND will constitute a $200 fee automatically charged to the credit card on file. This fee is subject to be charged even after guest final check out based on assessment of management for up to 24 hours post departure.
Pet Friendly. We only have a limited number of pet friendly rooms. Due to allergies and consideration of other guests any signs of a pet staying in a non-pet friendly room will constitute a $100 fee per day. This fee is subject to be charged even after guest final check out based on assessment of management for up to 48 hours post departure.
Cancellation. Partial Charge - First Night Stay - If cancelled within 3 days of arrival and Partial Charge -$2 non refundable reservation fee - If cancelled anytime after booking
Damages. Guests are responsible for damages (outside of normal wear and tear) to Ridgemark property.Including furniture, towels, miscellaneous items and decor. Missing items will also be accessed. Items charged as labor plus the item cost plus 25% for up to 48 hours post departure and final checkout.
Dispute Resolution/Issues-All chargeback/disputes are subject to a $25 chargeback fee payable at the time of the chargeback decision when in the favor of Ridgemark. 
Parking & Vehicle Registration-Per San Benito County Sheriff department request, All guests must register their vehicles and obtain a parking permit from RIdgemark front desk. Vehicle license plate, color, make and model will be required to obtain a permit.
