Are you looking for a place that is more than just an apartment or condo? A place that has a community feel to it and is basically a "bring your clothes and toiletries and we have the rest covered" type of place? If so, then you have found your home while you are in San Pedro! Whether nightly or monthly rentals - I got you covered!

The space
The property is a gated community with just 6 rentals and an on site shared laundry facility, each unit has it's own back balcony with chairs, along with access to the 1st floor guest  patio that features a grill, couch and chairs, lighting, bluetooth speaker (With Wifi reach) and fan - all to relax in! 

Each self catering unit is set up with your comfort and usability in mind! The kitchen is fully outfitted to cook a 4 course meal if you like, TV's with streaming stick hook up in both the living and bedroom, and endless hot showers with an on demand hot water heater! In the bedroom you will find ample closet space and an imported King sized Serta mattress, extra pillows, and access to the back balcony that has a screen door for those days when you prefer a breeze to the air conditioner that's located in the bedroom for maximum sleeping comfort! A new addition to the units are dedicated workspace! Along with our FAST and RELIABLE WiFi, you will enjoy an adjustable desk, office chair and power strip will make working comfortable and convenient without using up your kitchen table space!  

Our on-site shared complimentary laundry facility will make your extended stay laundry days much more convenient!

Property and Cancelation Policies :
Due to the uncertainty of traveling these days, it is highly recommended that you purchase an independent travel insurance policy or check with your credit card company to see if they offer travel insurance for purchases made using their card. Cancellations of reservations inside the cancellation window for any reason that prevents you from taking your trip as planned, are not able to be refunded. Travel insurance will cover the cost of the cancellation in the event that you are not able to travel as planned.  

For reservations cancelled more than 30 days prior to date of check in, there will be no cancellation penalty. For reservations cancelled within 30 days of the date of check in or mid-stay, the full amount of the reservation is due and non-refundable.  ****Please consider travel insurance to protect you from cancellation penalty costs should you be unable to travel as planned. 

Payment options for the reservation are credit card (Visa or Mastercard only), or a Paypal transfer.  All reservations must have a credit card on file for payment (even if paying with Paypal), however, a credit card belonging to the reservation holder will need to be on file. Payments are manually done, and permission to process payment is requested prior to running a payment to ensure you are aware of when the card will be charged for payment. 
Terms and Conditions

  • Prices and Taxes
Prices range as low as $75 usd during the slow season to $250during the high season depending on availability across the island. There is a 9% Belize Tourism tax added to all bookings. There is also a $30 cleaning fee for all reservations. 
  • Payment and Terms at Check-in, Check out
Payment options for the reservation are credit card (Visa or Mastercard only), or a Paypal transfer.  All reservations must have a credit card on file for payment (even if paying with Paypal), cash payment can be accepted at the time the payment is due (up to 30 days prior to arrival), however, a credit card belonging to the reservation holder will need to be on file. Payments are manually done, and permission to process payment is requested prior to running a payment to ensure you are aware of when the card will be charged for payment. 

Check in is at 3pm local time and check out is at 10am local time. Late check out or early check in is available with prior notice and if we are able to accommodate without affecting other reservations. As a small property during the high season, we have reservations check in same day as previous check out. In these instances, early check in and late check out will not be available. Check-ins earlier than 1pm are charged $10 usd per hour prior to 1pm. Late check-outs after 12pm are charged $10usd per hour, due prior to departure. 
  • Traveling with Minors
Children under the age of 18 must be accompanied by a parent or guardian. If a minor child is traveling with extended family i.e. Grandparent, Aunt, Uncle etc. A signed release must be provided from a Parent or Guardian. The release must have Name and contact information, Brief paragraph stating approval to travel along with information with the person traveling with minor, Must be signed by Parent or Guardian, and also have copy of identification of Parent or Guardian i.e. Drivers license or Passport with picture. We take this issue very seriously, lack of any of this information could cause cancellation of reservation with no refund. In addition, a release of liability for any and all danger the child may be in due to no childproofing in the rooms will need to be signed by the guardian. 
  •   Occupancy of the unit
This is a small property that cares about the security and safety of our guests. The property is accessible only by key through the front gate, which are provided to guests and staff only.  Please note that only registered guests are allowed to be on property overnight (10pm-7am). 
  • Accessibility or Special Needs and Childproofing
We do our very best to accommodate people or all abilities. However, please note that the property is not wheelchair accessible and does have stairs to all rooms and breezeways are not wide enough to accommodate wheel chairs. First floor rooms have 5 steps leading up to the apartments, so if stairs are an issue, we would advise the first floor over the second. None of the units are childproofed in any way
  • Parking
Parking is located along the street in front of the building and along the side. A bike rack is available to lock bikes on the inside of the courtyard.  Parking is at your own risk and the property accepts no liability for any and all stolen/vandalized or pilfered carts or bikes in/on/around the property. It is strongly recommended that you never leave a cart or bike without locking it. 
  • Property Events
One of the big benefits to our property is the community that we provide to travelers. Each month we invite our guests to join us for events! These include community potluck dinners, days out at Secret Beach, trivia/karaoke/game nights and other fun things that get us out and enjoying the island! We do our best to plan these so that they are low cost and at various times of the day/week so that everyone has a chance to join in the fun. Any costs associated with these events are the responsibility of the guest and is not covered by the room rate, however, we do our best to provide transportation for those that are on foot. 
  • Dispute Resolution/Problems
Owners have final say in any dispute, complaint or concern.  Lisa Thomas Belize 501-628-7554. All concerns should be brought up to the Owners as soon as possible. Any concerns will be fixed or compensated on a case by case basis and we will do our best to make the situation right so you can get on with enjoying your stay..
  • Use of Personal information
By law, we collect guest information for the Belize Tourism Board. This is how the government taxes us on our bookings. This information is only used by us for our promotional materials and presented to the Belize Tourism office. We will never share or sell your information to any third party.
  • Liability
Belize Tropical Dream Villas is a Belize 250 LLC and retains all rights and release of liability under this provision
  • Force Majeure
"Force MajeureEvent" means the occurrence of:(a)an act of war (whether declared or not), hostilities, invasion, act of foreignenemies, terrorism or civil disorder;(b)ionising radiations, or contamination by radioactivity from any nuclear fuel,or from any nuclear waste from the combustion of nuclear fuel, radioactivetoxic explosive or other hazardous properties of any explosive nuclear assemblyor nuclear component thereof;(c)pressure waves from devices travelling at supersonic speeds or damage caused byany aircraft or similar device;(d)a strike or strikes or other industrial action or blockade or embargo or anyother form of civil disturbance (whether lawful or not), in each case affectingon a general basis the industry related to the affected Services and which isnot attributable to any unreasonable action or inaction on the part of theCompany or any of its Subcontractors or suppliers and the settlement of whichis beyond the reasonable control of all such persons;(d)specific incidents of exceptional adverse weather conditions in excess of thoserequired to be designed for in this Agreement which are materially worse thanthose encountered in the relevant places at the relevant time of year duringthe twenty (20) years prior to the Effective Date;(e)tempest, earthquake or any other natural disaster of overwhelming proportions;pollution of water sources resulting from any plane crashing into [ ];(f)discontinuation of electricity supply, not covered by the agreement concludedwith the [utility company]; or(g)other unforeseeable circumstances beyond the control of the Parties againstwhich it would have been unreasonable for the affected party to takeprecautions and which the affected party cannot avoid even by using its bestefforts,whichin each case directly causes either party to be unable to comply with all or amaterial part of its obligations under this Agreement;(1)Neither Party shall be in breach of its obligations under this Agreement (otherthan payment obligations) or incur any liability to the other Party for anylosses or damages of any nature whatsoever incurred or suffered by that other(otherwise than under any express indemnity in this Agreement) if and to theextent that it is prevented from carrying out those obligations by, or suchlosses or damages are caused by, a Force Majeure Event except to the extentthat the relevant breach of its obligations would have occurred, or therelevant losses or damages would have arisen, even if the Force Majeure Eventhad not occurred (in which case this Clause 20 shall not apply to that extent).(2)As soon as reasonably practicable following the date of commencement of a ForceMajeure Event, and within a reasonable time following the date of terminationof a Force Majeure Event, any Party invoking it shall submit to the other Partyreasonable proof of the nature of the Force Majeure Event and of its effectupon the performance of the Party's obligations under this Agreement.(3)The Company shall, and shall procure that its Guests shall, at all times takeall reasonable steps within their respective powers and consistent with GoodOperating Practices (but without incurring unreasonable additional costs) to:(a)prevent Force Majeure Events affecting the performance of the Company'sobligations under this Agreement;(b)mitigate the effect of any Force Majeure Event; and(c)comply with its obligations under this Agreement.TheParties shall consult together in relation to the above matters following theoccurrence of a Force Majeure Event.(4)Should paragraph (1) apply as a result of a single Force Majeure Event for acontinuous period of more than [180] days then the parties shall endeavor toagree any modifications to this Agreement (including without limitation,determination of new tariffs (if appropriate) in accordance with the provisionsof Clause 7(4)(e)) which may be equitable having regard to the nature of theForce Majeure Event and which is consistent with the Statutory Requirements. 
  • 3rd Party Rights
All third party guests i.e. any guest traveling with booking made through a 3rd party such as but not limited to, Airbnb, Expedia, etc;  guest accepts all responsibility for their stay. Any dispute will be handled between the Primary Registered Guest and the 3rd party booking site. The contract when using a 3rd party booking site is between the guest and the 3rd party, not the property directly. Any changes to the stay must be arranged through the agency that the reservation was made through. 
  • Waiver
Belize Tropical Dream Villas accepts no liability to our guests health and safety during their stay. We also do not accept liability for any negligence (intended or unintended) on our property, either by us or other guests. We do our best to ensure your safety, but it is up to all guests to ensure that the property stays secure by locking the gate at all times, securing your apartment at all times and not allowing unregistered guests onto the property. Violation of these simple safety requests can and will invalidate your reservation without a refund for the remaining stay dates. Your stay here is AT WILL.
