Property and Cancellation Policies:
BOOKINGS TERMS AND CONDITIONS We require a 15% deposit at the time of booking. Deposits are non refundable. If you cancel less than 7 days before your arrival date the full booking price is required. If we are able to re let the room at the original rate, we will refund you (minus the deposit). All single night bookings are charged in full and are not refundable.  If you need to leave earlier than your booked departure date, the full cost of your original booking is still required.   
We recommend you purchase travel or holiday insurance (you may even already have a policy with your bank or credit card). This is to ensure that if you were unable to attend your stay due to unforeseen circumstances, then you can claim the cost of your booking. There are lots of very reasonably priced packages.

TERMS AND CONDITIONS These terms and conditions apply to all guests staying at The Artists’ Studio Guesthouse
  
BOOKING INFORMATION Room rates quoted are per room per night double occupancy (unless stated as single occupancy). They include a wide range of Dorset cereals, gluten free options and a delicious freshly cooked breakfast. Our room rates vary according to season:
Standard rates include: January - May and October - December
High season rates include: June - September 
Please use our online booking page to find rates for your specific dates or give us a call. Please note that the 
Rooms are subject to availability and the Guesthouse reserves the right to refuse any booking for good reason, even if you have a confirmation via an online travel agents (OTA) booking. Please note that online travel agents (OTAs) may vary their booking an cancellation rules, so slightly differ from booking directly with us. 
Please note that a minimum occupancy of 2 nights may apply. Booking directly with The Artists’ Studio Guesthouse will always give you the best rates available. 
CHILDREN We do accept children aged 10 years and older. Children under the age of 14 must not be left in the property, without an adult. 
PETS The Artists’ Studio BnB is unable to accept pets. 
PAYMENT METHODS  We accept cash, bank transfers, PayPal and most major credit /debit cards including American Express. Please note we do not charge any fees for card payments. 
ARRIVAL AND DEPARTURE Guests can check in anytime between 2pm - 5pm. Later arrivals need to be made in advance at the time of booking.  Guests are asked to check out by 10am. A late check out can be arranged in advance, however this is subject to availability and unlikely in high season.   Failure to check out at the agreed time, may in some circumstances result is a £50 charge. 
PARKING There is a drive in front of the house with 4 parking bays at The Artists’ Studio. Priority will be given to disabled and elderly visitors. There is also unrestricted parking on our road.  All vehicles and their contents, left on our driveway are done so at the owners own risk. Please note that we have a chestnut tree in front of the house, that seasonally drops sticky buds and conkers.  
CODE OF CONDUCT At the Artists’ Studio Guesthouse we feel it is a fundamental part of your stay to feel fully respected and cared for and to enjoy your break, peacefully. For this reason, we retain the right to ask any guest that is causing offence or a disturbance to other guests - to leave. Please note that all areas of The Artists’ Studio Guesthouse are non smoking, including our driveway. 
LOST AND UNRETURNED ROOM KEYS A charge of £25 will be issued should a room key get lost or un returned at the end of your stay.  
YOUR DATA SAFETY At the Artists’ Studio Guesthouse we take the responsibility of holding your data very seriously. We believe you have the right to know that your data is safe and that we respect you are the owner of your own data. We have ensured our business is DGPR compliant and that any third party provider that we operate with (for example booking.com) is also DGPR compliant. This is an ongoing promise. Our full policy of this is available at check in. 
COMPLAITS PROCEDURE  We truly hope you will not have any complaints, as we are available and onsite during your stay, should anything require our attention. However things can happen from time to time that you may wish to inform us about. The first thing we ask is that you give us the opportunity to put it right as soon as possible, if we don’t know about it, we can’t sort it out for you.
