- The booking of the villa is confirmed upon receipt of a 20% deposit, which will be specified at the time of booking. The remaining balance must be paid in full prior to arrival, as outlined in the booking confirmation.
- Security Deposit:
- A security deposit may be required upon arrival to cover any potential damages to the property or its contents during the stay. This deposit will be refunded in full after inspection of the villa, provided no damages are found.
- Check-in and Check-out:
- Check-in time is 16.00, and check-out time is 10.00. Early check-in or late check-out may be available upon request and subject to availability, but additional charges may apply.
- Occupancy:
- The maximum occupancy of the villa is [insert number] guests. Only guests listed on the booking confirmation are permitted to stay overnight. Any additional guests must be approved by the villa management and may incur extra charges.
- House Rules:
- Guests are expected to adhere to the house rules provided upon arrival, including but not limited to noise restrictions, no smoking indoors, and respecting the privacy of neighboring properties. Failure to comply may result in eviction without refund.
- Cancellation Policy:

- The villa owner and management company are not liable for any accidents, injuries, or losses that occur during the stay. Guests are responsible for their own safety and security, as well as the security of their personal belongings.
- Maintenance and Repairs:
- The villa will be maintained to a high standard, but please report any issues or damages to the villa management as soon as possible. Reasonable efforts will be made to address and rectify any issues in a timely manner.
- Force Majeure:
- The villa owner and management company shall not be held liable for any failure or delay in performing their obligations under these terms and conditions if such failure or delay is caused by circumstances beyond their reasonable control, including but not limited to natural disasters, war, terrorism, or government regulations.
- Jurisdiction:
- These terms and conditions are governed by the laws of Portugal. Any disputes arising from or relating to these terms and conditions shall be subject to the exclusive jurisdiction of the courts of Portugal.
- Acceptance:
- By making a booking at the villa, guests acknowledge that they have read, understood, and agree to abide by these terms and conditions.
