Terms and Conditions
Please read these terms and conditions carefully. When you make a booking, you accept on behalf of your party the terms of these booking conditions. It is your responsibility to ensure that all of the details on your reservation documents are correct and to bring to our attention any errors or discrepancies within 48 hours of your booking. Any breach of these terms and conditions may result in immediate eviction with no refund, or cancellation of your booking.
1) The premises are made available for recreational holiday purposes only for the period booked and paid for.
2) Strict “NO PARTY” policy applies.
a) The maximum number of guests permitted into the premises is the total capacity of the rooms which have been booked and paid for guests above those that are booked will be charged at $100 per guest per day.
b) A responsible person over the age of 30 must be nominated at the time of booking and must remain at the premises for the duration of the stay. At the sole discretion of the owner or agent if this nominated person, or a suitable replacement nominated person does not remain at the premises for the duration of the stay the owner or agent may terminate this agreement and retain the full booking fee.
c) The owners or agent may involve a third party i.e. police, at any time whereupon reasonable grounds they believe the “NO PARTY” policy has been breached.
** CREDIT CARD CHARGES**
Please note that no charge will be made to your credit card when you submit your booking request. Credit card information is only required for identification purposes in order to secure your booking. Charges to your credit card will only occur after final confirmation of your booking.
PAYMENT POLICY Until such time as a deposit has been processed or you have had final confirmation from Tuscany on Tinaroo, your booking is reserved but not confirmed.
$1000.00 deposit is required to secure the booking and the balance is payable 30 days prior to arrival date or 3 months in advance for larger bookings and those in high season.
If the arrival date is within 30 days of booking, the entire amount is payable at the time of booking.
The responsible renter must beat least 30 years of age. Guests under 30 are of course welcome but must be accompanied by someone over the age of 30 who must reside at the property for the entire duration of the booking.
ONLY BOOKED GUESTS MAY BE PRESENT ON THE PROPERTY. PETS, SMOKING ANYWHERE ON THE PROPERTY, BUCKS PARTIES, HENS, PARTIES, FUNCTIONS, WEDDINGS, SCHOOLIES/TEENAGERS PARTIES,EXCESS OF GUESTS, POOR BEHAVIOUR, OR NOISE AFTER 10PM IS NOT PERMITTED UNDER ANY CIRCUMSTANCES *** Please do not book Tuscany if you feel that you or your guests may breach this term and condition as you could be asked to leave the property with no refund. ***
Whilst your dates are reserved immediately, your booking is not considered to be a confirmed booking until you have been contacted by one of the team from the Tuscany on Tinaroo. If you have not been contacted within 48 hours, please email firstname.lastname@example.org or call us on 0407 750 481.

LINEN & TOWELS ARE SUPPLIED
Bed and bathroom linen are provided in the premises. Guests are required to supply their own beach towels.
ACCOMMODATES A MAXIMUM 13 GUESTS
All advertised tariffs are for a maximum of 6 guests and includes cleaning and linen for the main house only.
There is a surcharge to the nightly tariff of $30 for each persons from 7 to 13.
Total maximum guests is 13.
You may use the BBQ and Pizza Oven on the condition that you leave them as clean as you found them. If you do not clean the BBQ after use or empty the coals from the Pizza Oven into the fire pit, you may be charged a $25 cleaning fee after your departure
Please read the very important information contained in the Tuscany guest information brochure in the home about using the BBQ and Pizza Oven, dispose of all coals in the outdoor firepit.
There is a $500 bond payable on booking that will be refunded after your stay if the premises is left in the condition upon your arrival.
Tuscany on Tinaroo has been furnished and equipped with costly materials and products. You become responsible for any and all damage and loss to the property and its contents from the date and time you check-in to the date and time you check-out. Any damaged items at Tuscany will be charged at the full advertised replacement cost and product brand. Cleaning charges as a result of stains from spills that can be professionally removed will be charged for at cost. Notification of any breakages, loss, damages or maintenance must be reported to the owner or agent immediately.
Any costs associated with the above, caused by you are required to be paid for on demand from the owners. Repairs will be done by qualified trades-people only.
Do not remove from the house any furniture, utensils or other household items or move furniture about the premises.
Our cleaning staff carry out a thorough check of Tuscany on Tinaroo after the departure of each guest and all damage is noted. However, it is important that you do a check yourself and notify us of any damage that you find in the apartment when you check in.
Tuscany on Tinaroo must be left in the same condition as it was found on your arrival. Excess cleaning fees up to $500 may apply in certain circumstances e.g. rubbish not being removed, dishes not washed, barbecues not cleaned.
Three (3) bins are provided under the stairs by the Garage. Collection of rubbish is Friday mornings and the lessee will be required to take bins to the curb for collection.
a) No excessive noise after 10pm or before 7am. Local Council laws apply to the management of noise. The owners may involve a third party i.e. police, at anytime in which they feel local laws are being breached
b) No disturbing adjacent properties in any manner including noise, vehicle and pedestrian traffic.
NO DIRT OR QUAD BIKES are allowed on Edgewater Estate at anytime.
NO CAMPING on the premises.
PARKING No parking is permitted on the lake's edge. Use the Edgewater Estate private boat ramp to launch boats, jet-skis and then park backup at the front of the house on the grassed area. There is no under cover parking at the premises for boats or vehicles. It is recommend the lessee bring a cover for your boat in case of rain.
SECURITY Please note that there are external cameras throughout the property for your safety and security. The owner and agent may rely on these external cameras to determine if the lessee is or has breached any of the clauses in this agreement.
INSURANCES The insurance policy for the premises does not cover personal belongings and therefore the owner or agent takes no responsibility for any loss or damage of personal belongings in or on the premises.
DEPARTURE Additional cleaning charges will apply at the discretion of the owners or agent if the premises is not left reasonably clean and tidy. Examples of situations which will incur additional cleaning costs:-
a) Kitchen: utensils & pantry - not left clean & tidy as you found it.
b) Rubbish: not placed in bins at roadside
c) Oven & Microwave ovens: not left clean
d) Fridges: left-overs not cleaned and wiped clean
e) BBQ: not cleaned after use
f) All food in the refrigerators are to be removed and the shelves wiped clean;
g) Please do not make any beds that have been slept in;
h) Rubbish is to be placed in the bins provided;
i) All lights, fans and air-conditioners are to be switched off;
j) All windows are to be closed, doors locked and the keys replaced.
NO SMOKING is allowed inside any of the buildings a cleaning and airing fee of $200 will be charged if there is smoking inside the buildings. All cigarette butts must be disposed of in a safe manner to reduce the likelihood of fires, and must not be thrown on the lawn or in the gardens.
SEWAGE WORKS Edgewater Estate sewage works are environmentally friendly and no chemicals or foreign items are to be placed down the toilets.
SPA Children are to be supervised at all times when using the spas/baths and pool.
NO ACCESS AREA The 3 Door Garages on the ground level are strictly off limits and are not included in the Holiday Lease, this area is under surveillance and an alarm is fitted. If this area is alarmed the lessee will incur a security call out fee of $500.
Guests and their visitors actions, conduct and safety are the responsibility of the Guests. Tuscany on Tinaroo does not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at Tuscany on Tinaroo is that all Guests understand and agree to indemnify the agent and owners from any responsibility or action(s), legal or other, due to any action(s), incident(s), loss or injury(s) of any guest or visitor while within or outside of the premises including, but not limited to, the grounds, facilities, structures, etc. during a stay or at any other time.
