Property and Cancelation Policies :
Cancellation 30 days or less before arrival will be non-refundable. However, up to 31 days before arrival, you will receive 50% refund of payment.
Force Majeure: In events such as war, terrorism, earthquakes, hurricanes, acts of government, plagues or epidemics. Where the term epidemic, or pandemic, includes Covid-19. Our policy alters to being either a full credit to be used within 6 months, or should a payout be agreed too, this will be on the basis of a full refund less 30% of the total.

Terms and Conditions
General Policies:
The standard booking price includes the following:
- All taxes
- Utilities (water, gas and electricity)
- Internet and Cable TV usage
- Towels, bed linen and hairdryer
- Cleaning before and after your stay
- All cabin and residences, amenities and facilities as mentioned on our website pages and in our correspondence
After you have booked your stay with us, you can extend your stay (depending on availability) by simply letting us know before you arrive.
If you are already staying with us and you would like to stay longer, please let us know at least 24 hours before your check- out date. We will do our best to accommodate your new plans and this can include relocating you to a similar apartment should this be necessary.
Children Policy
All children are welcomed as guests, please ask for children’s cots or highchair if required subject to availability.
Parking Policy
Vacations should be stress-free and for that reason, you get to park right in front of your cabin (or super close). By parking a vehicle at our facility, you (and your guests) are doing so on your own accord. Orewa Kiwi Cabins does not take responsibility or accept liability for damage, accident or loss to your vehicle or personal property.
Room Cleaning and Comsumable Replacements Policy
Room refreshes will not be offered during stays. Should you need fresh towels or bed linen, please call 021-795554 and give 24 hours notice. All cabins and residences are supplied with initial consumables for short term stays (2-3 days). Longer term stays are expected to supply their own from the neighbourhood supermarkets.
Termination of stay:
- More guests stay in the property than notified at time of booking.
- Excessive noise is made in the evening hours or at night. Curfew quiet time is 10pm until 7am
- Sub-letting the cabin or residence you have rented (or giving it to other people). The number of people residing in the apartment should be the same as confirmed in the booking. Accommodation for additional guests may be requested.
A $50 charge for each additional guest per night will be charged. We reserve the right to cancel any reservation, without refund, if an unconfirmed number of people stay overnight in the cabin or residence. - Orewa Kiwi Cabins does not allow any pets in the cabins or residences. The total cost to fumigate and remove all evidence of pets will be claimed at the expense of the guest’
- Orewa Kiwi Cabins is not responsible for lost or forgotten personal things by guests and their cars and vehicles parked on the property. We will endeavour to return found property at the expense of the guest but accept no responsibility for its condition on return.
You are liable for any damage howsoever caused (whether by a deliberate, negligent, or reckless act) to the cabin(s), associated premises, or property, by you or any person in your party, whether or not staying at the premises during your stay. Orewa Kiwi Cabins reserves the right to charge or debit the credit/debit card presented and used at the time for payment of the reservation at 100% of the full new replacement value, plus any shipping and handling charges, to compensate the costs or expenses incurred or suffered as a result of damages. Should these damages come to light after you have departed, we reserve the right - and you hereby authorize us – to charge your credit/debit card to make good for any damage caused to your cabin and its contents or the property during your stay, including, but not limited to, property damage(s), missing or damaged items, smoking fees, cleaning fees, guest compensation, etc. We will make every effort to rectify any damage internally, prior to contracting a specialist to make the repairs. Therefore, we will make every effort to keep any costs you would incur to a minimum. In extreme cases, criminal charges will be pursued
Check-in and Check-out
Check-in at 2pm onwardsYou can check-in any time from 2PM by local time. At the time your reservation was confirmed and paid for you would have been sent the code for the Key safe box otherwise please call 021-795554.Please ensure that you do not lose or misplace the cabin’s key as the cost of any keys needing replacement will be taken from the damage deposit.
Check-out at 10am
You can check-out any time up until 10AM by local time. Later check-out times may be requested although we may not always be able to accommodate late changes and will depend on availability and on how busy we are.
At check-out time please put the keys back into the lockbox and scramble the code. Please note that a more detailed inspection of the room/apartment is usually made after the check-out time and we reserve the right to make charges for any damages or breakages found before the room/apartment is occupied again.
Please be aware that used bed linen and towels should be placed on the bathroom floor or inside the shower. The bed linen and towels are NOT gifts and should remain in the cabin. Stains that cannot be removed by ordinary washing shall be charged for and as with the cost of replacement.

We have a strict no smoking policy for the entire property.
