Terms and Conditions
- New limited lake access (Green Flag Only days according to South Beach), beachfront, & bluff are to be entered at one's own risk. No liability is to be assumed for injury or death by Lake Bluff Property Group LTD, and applies to all guest and everyone in the party. Minors under 18 must be supervised at all times. Waiver is to be signed upon reservation.
- A deposit equal to the first night of your stay plus tax is required to make a reservation. A 14 day advance notice of cancellation is required during to receive a refund less a $27.75+ tax service charge. Reservations cancelled less than 14 days prior to the first night's reservation will forfeit the deposit. Reservations made less than 15 days prior to arrival date must be cancelled by 4:00 pm the day after the reservation was made for refund. Next day reservations have until 10pm for cancellation. Same-Day reservations are non-refundable. No-Show reservations will result in a charge of the entire stay & cancellation.
- Alterations or cancellations may be made within 24 hrs of booking without penalty, any point afterwards will be made at management's sole discretion and incur a $27.75+ tax alteration fee & must be done before the non-refundable period.. Alterations will make the reservation non-refundable. A deposit required to alter reservation dates if not already made. All deposits are subject to the $27.75 plus tax per room service charge after 24 hrs.
- Stays cannot be modified within 14 days of arrival, i.e. reducing duration of stay. Extending is subject to availibility.
- All holiday weekends, there is a three (3) night minimum stay. In peak season, there is a two (2) night minimum stay for all weekends. Packages are available in the off-season.
- Events or gatherings are always possible during a stay, please inquire about your specific dates.
- All guests are required to pay in full at check-in time. Account will not be credited for early check-out, acts of God, or by reason of Force Majeure. Non paid balances will result in removal from the property.
- Check-in time is 4:00 p.m. Early & late check-ins/outs may be available for an additional fee and are NOT guaranteed. Check-out time is 11:00 a.m. Avoid an additional night's charge by adhering to this policy.
- All of our rooms are non-smoking; any violation will result in a $250.00 + tax smoking fee. We do not accept Pets; any violation will result in a $250.00 + tax cleaning fee. Excessive cleaning or odors will result in a $250 fee. Lost or broken keys or towels are subject to a $29.00 fee per key/towel. Missing or damaged items will incur a fee. All rates are subject to change without notice; deposits will not guarantee rates or policies for a new year.
- Lakeview Large Suites & Grand Residence are a 2-3 night minimum, 4 on Holidays.
- 3rd party reservations cannot be modified and must be cancelled and re-booked directly with the hotel by calling us at 269-637-8531.
