Terms and Conditions / Booking Terms & conditions
All bookings are made subject to these terms & conditions and to your booking confirmation so please read both carefully. [I][We] aim to provide Ts & Cs that are [short and] easily understandable. If there is any term you do not understand please speak to [me][us] before you make a booking. These Ts&Cs apply whether you make a Booking via [my][our] website, by email, post, telephone or in person.
When you submit a Booking Request to me via my website it does not mean that I have accepted it – I may or may not do so. My acceptance of your Booking happens when I send you a Booking Confirmation – all of the Ts & Cs will then apply. Please check the Booking Confirmation carefully as soon as you receive it – if there any discrepancies please let me know straight away and I will do my best to remedy.
1. Breakage Secure Deposit:
Payment on receipt of confirmed reservation made via this website are charged from your credit card at the time of the booking this includes advanced bookings for future reservations.
The price for your Booking of your accommodation will be set out in the Booking Confirmation. All payments must be made by direct debit or credit card. No payments in cash will be accepted.

When you make a Booking I will ask you to pay a deposit. Unless I cancel your Booking the deposit is non-refundable.
3(a). Security of the property deposit:
A breakage deposit will be taken prior to your check-in. This is of a charge of £100.00 per property, which is refunded to you after your departure and once the property is inspected. It should take 5 to 10 days to credit your account., DEPENDING on the bank system and your own banks T’s and C’s.
I will send you an invoice via my credit card company (Stripe) of this value a few day prior to your arrival.–

- What is included in the price:
Bed linen, towels, utilities, TV, WiFi* and parking (subject to availability) for one car per property.
Should you have to cancel a 30 day period of notice is required.
If this is not met your payment is non-refundable.
If I am able to re-let the Property (for the same amount you have paid) I will refund any monies, you have paid less an administration fee of £25.
In all other cases if I cancel the booking, I will give a full refund of the deposit.
Check in from 4pm to 10pm on your arrival day.
Check out by 11am on your day of departure. You may check out later subject to availability and prior agreement from me and payment of an additional charge which I will provide when you ask.
- Ongoing hire fees and conditions:
Should you decide that you wish to extend the hire period beyond that of the initial booking, this will be subject to availability and consent.
The number of guests accommodated in the property may not exceed the number on the booking form, without our prior written agreement. I reserve the right to refuse admittance or terminate a booking if this condition is not observed.
You may be required to provide photo ID. If any guest is under 24 and not accompanied by a family relative I reserve the right to refuse admittance or terminate the booking.
- Anti-social behaviour and damage:
If either prior to your stay or during your stay your behaviour is anti-social or in my reasonable opinion is likely to cause a nuisance to other neighbouring properties or cause damage to the property or you behave aggressively or abusively towards me or my staff you will be required to leave immediately in which case you will not be entitled to a refund.
These are not permitted.
- Our responsibilities to you
I will supply the accommodation you have booked to you from the date set out in the Booking Confirmation for the number of named individuals stated in the Booking Request. I will make every effort to provide the accommodation you have requested however we may be unable to do so by an Event Outside Our Control (force majeure) in which case I will not be in breach of contract but will refund any monies you have paid (including your deposit).
I am keen to maintain the high standards offered to you, for all our guests, and I would therefore ask you to take all reasonable care of the house/property and its contents whilst you are enjoying your stay so please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice damage in your accommodation, please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, please either replace them or tell us before you leave. The house/property will be inspected at the end of your stay & you may be charged for any loss or damage found.
At the end of your stay all equipment, utensils, etc. should be left clean and tidy and in the condition in which they were at the start of your stay. Failure to do so may result in a cleaning charge being levied on departure. Please leave any keys issued at the end of your stay. Failure to do so may result in the cost of replacement being charged to you.
- Motor car, personal belongings or injury
The use of the accommodation and the car parking is entirely at your risk and no responsibility can be accepted for loss or damage to your or any visitor's belongings or vehicles. Nothing in this agreement limits or excludes the liability for death or personal injury resulting from negligence. I shall not be liable for loss of profits; loss of business; loss of anticipated savings; loss of personal property or possessions; loss of use of the property or any special, indirect, consequential or pure economic loss, costs, damages, charges or expenses in respect of the reservation.

- Interpretation & liability
These terms and the contract between you and I shall be subject to and interpreted in accordance with the law of England and Wales and the courts of England and Wales shall have exclusive jurisdiction to hear any claim arising from such contract.
17. Data Protection And Confidentiality
Under the Data Protection Act 1988 you are entitled, on payment of a fee which will be no greater then that set by statute, to see a copy of personal information held about you and to have it amended if it is shown to be incorrect.
These Booking Conditions are current as at 2020 and replace any previously issued.

Our wifi is provided ‘as is’ – I cannot give any warranties of any kind that access will be uninterrupted, secure or will meet your specific requirements. You may not use my wifi for any purpose that is unlawful or otherwise prohibited; to send or facilitate the sending of bulk e-mail or collect third party personal data; exceed typical bandwidths relevant to the period you use our wireless network and/or resell or attempt to resell our wireless network to any third party
