Cancellation Policy

All cancellations or changes to your booking must be communicated via email and approved by Anupaya Cabin Co. in accordance with our cancellation policy expressed below. Cancellations made within 24 hours of confirmed reservation will result in a 95% refund of total amount paid. Cancellations made 32 or more days prior to check-in will result in a 50% refund of total amount paid. Cancellations made less than 31 days prior to check in will NOT be refunded. In the event that a booking, cancelled within 30 days of check-in, is rebooked by Anupaya Cabin Co. a credit will be issued in part or in full, to be used by the original payee within 12 months for a new booking at Anupaya Cabin Co. In this case, penalties may apply commensurate with any loss of income sustained by Anupaya Cabin Co. or expenses incurred due to cancellation and rebooking. Please take note that refunds will not under any circumstances be issued due to inclement weather, environmental conditions of any kind or for any other reason post check-in.

COVID 19 Cancellation Policy

Any guests who cannot visit because of a government mandated shutdown, will receive a FULL CREDIT of amount paid, minus payment processing fees, to be used for a future booking made within 24 months from original date of the reservation.
Terms and Conditions

Payment Terms

A deposit of 50% of the total reservation is required for all reservations not otherwise paid in full at the time of booking. Your stay is not confirmed until payment is received. Note that all bookings are subject to a pre-authorized damage fee of $500 that will only be authorized in the event of damages assessed during or immediately following your stay.

Noise and Quiet Time

Designated quiet time is between 10pm and 7am. We’re so happy for you to gather and enjoy the company of friends and family, but please ensure your enjoyment doesn’t encroach upon the enjoyment and experience of others. Noise complaints and disruptions will be addressed and dealt with promptly.

Guests & Visitors

The number of guests present (adults and children) during your stay must not exceed the maximum number allowable indicated on your booking. ALL guests must be registered prior to arrival. This is to ensure the safety and wellbeing of everyone. Permission must be requested and approved for all day visitors and all visitors, regardless of the duration of the visit, must register with Anupaya Cabin Co either before or immediately upon arrival. All guest visitation is at the sole discretion of Anupaya Cabin Co so please chat with us ahead of time and before inviting friends and family to visit. Note that for longer visits, a day use fees may apply. As our cabins are on private well and septic systems, use of facilities must be strictly monitored and regulated. All guests and visitors must comply with our rules, regulations and policies regarding use of facilities and noise limits.

Check In and Check Out

Daily check in is at 4pm and check out is at 11am. 

An early 1pm Check-In is available upon request for a $50 add-on fee. Please inquire prior to arrival.

There will be a $50 fee for late checkouts, as we need that time to thoroughly clean and prepare each cabin for the next guest.  

Pets

Pets are welcome at Anupaya Cabin Co. Pets MUST be indicated on the original booking and guests will be charged a pet fee of $25 per night to a maximum of 2 pets per designated cabin. Pets are not allowed on any furniture inside the cabin or in common seating or dining areas and must be leashed at all times when outside the cabin. Owners are responsible for cleanup, care and safety of their animals. Pets are not to be left unaccompanied at any time during your stay, including in the cabins or tied up outside anywhere on the premises. If you have a pooch joining you on your visit we will be more than happy to direct you to a variety of trails and wooded areas near the property where you can exercise your pets, on or off leash, to their hearts' content!

Note that we at Anupaya Cabin Co. are pet owners and lovers and understand that our pets are more than just animals but the safety and enjoyment of ALL our guests is paramount. If your pet proves to be a nuisance to others at the resort the responsibility will fall to the pet owner to correct the problem immediately and/or remove the pet from the premises not withstanding our other policies.

Smoking

Anupaya Cabin Co. is a smoke and vape free zone. Guests who wish to smoke or vape may do so off premises in a designated smoking area just beyond the main gate. Without exception, ANY smoking indoors will result in a loss of security deposit and or additional cleaning fees being levied.

Children and Families

Never leave children unsupervised or unattended. Guests are wholly responsible for the safety and security of their children at all times. As the beach is unsupervised guests assume all risks associated with its use. Anupaya Cabin Co will not be held liable for any injury or harm including death due to guest negligence or accident.

Cleaning

Each cabin is thoroughly cleaned and sanitized prior arrival. Guests agree to tidy their cabin prior to their departure, including the washing of all dishes and kitchen wares. We also ask that upon departure, guests remove all garbage and recycling from the premises accumulated during the stay. In other words, we ask that you please leave the cabin in the general condition you found it. Please note that additional cleaning fees may apply for non-observance of these policies.

Damages

The client agrees that any additional fees resulting from damages are to be charged to the credit card corresponding to the initial booking and are the sole responsibility of the client. All bookings are subject to an authorized damage fee of up to $500, applied as needed for all cabin rentals within 48 hours after checkout if any damages are assessed. Penalties are fairly assessed at the sole discretion of Anupaya Cabin Co. 


Liability

Please note that guests of Anupaya Cabin Co take full responsibility for their own safety, security and health as well as that of any visitors or dependants who may accompany them, whether for overnight accommodation or day use. Anupaya Inc. shall not be held liable for any accident, injury or medical mishap nor for any direct or indirect damages or harm caused or sustained as a consequence of use. This includes but may not be limited to damages, insurance, loss due to fire, theft, and misconduct.

I, for myself, my heirs, executors, administrators, successors, assignees, agents, or anyone else who may claim on my behalf, hereby release and agree to defend, indemnify and hold harmless the landowner and operator (Anupaya Inc. & Anupaya Cabin Co.), all elected officials, officers, employees, agents, or anyone acting on behalf of Anupaya Cabin Co or Anupaya Inc. from and against any and all losses, liabilities, damages, injuries, actions, causes of action, claims, demands, costs and expenses of every kind and nature whatsoever arising from my use of the cabin(s) and related facilities including but not limited to liability for personal injury, sickness, disease, death, damage to property or loss of any kind and however caused, whether foreseen or unforeseen and whether arising out of or allegedly attributable to the negligence, acts, errors, omissions, misfeasance, nonfeasance, fraud or willful misconduct of the landowner and operator, all elected officials, officers, employees, agents, or anyone acting on behalf of the landowner or operator, or any of them, in connection with or in any way related my use of the cabin and related facilities.
