Convenient to most locations in Southern Maine and NH.  Located near  the center of North Berwick, with stores & restaurants within a 5 minute drive.  There are 4 guest suites available each with frig/micro/coffee and the first floor living  room &  breakfast nook (frig, micro, toaster oven) may be shared with other guests.  Pool will be for each guests private use by simple reservation on clipboard by door. Excellent location to be away from tourist areas but close enough to visit  -Beaches 20-30 minutes, RT 95-15 mins, Portland & Portsmouth-45 mins, Kittery Outlets -30 mins. Mountains and skiing, 1 hour 30 mins. Your suite includes a comfortable  bedroom, bath and with views of the farmland from every window. See great sunrises, wildlife sightings and an amazing moon if you happen to be here on a clear moonlit night.  First floor  living room has 50" smart tv, and  gas fireplace as well as a breakfast nook This serene setting offers privacy, beauty and plenty of places for walking and visiting the farm animals -A great location in a relaxing setting!

TERMS AND CONDITIONS AGREEMENTThe informationbelow outlines the rental terms and policies of our Inn. The Agreementis a legally binding agreement.WE, OUR and USmean the Owner. YOU and YOUR mean anyone approved as a guest who has signed orelectronically agreed to the Terms and Conditions Agreement. HOUSE means thedwelling you are renting from the Owner, known as “Suite 1”,“Suite 2”, “Suite3”, “Suite 4”as indicated on the Confirmation.1) Occupancy: The unitwill be ready for you to occupy at 4:00pm on the date of your scheduledarrival. The term of your occupancy willend at 11:00 AM on the date of your scheduled departure. This means youroccupancy will automatically end on that date at that time. If you have ourpermission, in writing, to do so you may continue to rent. In this case, yourrent and all the other terms will remain the same as in The Agreement, unlesswe tell you differently in writing. Your rental term may be ended earlier ifyou do not pay the rent and/or comply with the terms of The Agreement. If,after this rental is terminated, you stay in the rental space without ourwritten consent, the rent will be double the fee under The Agreement on apro-rated daily basis. There will be no refund for early departures. Anyeviction proceedings will be in accordance with the laws for the State ofMaine. 2) Security Deposit:Though we do not collect a deposit, you agree to be liable for any damagescaused by you or your guests during your stay. We do not charge for normal“wear and tear”. However, your liability for damages can result from the lossof any property as a result of your stay, to repair or replace any propertythat are damaged or missing, to pay for any rent due, to replace any keys, orto pay for you treating the house wrongfully. 3) Utilities and Services:In addition to the items listed on the Amenities page of this website, wemaintain and provide water, electricity,trash collection, cable television and wireless internet. We are not responsible for interruptionsto these services that are outside of our control. In theevent that an interruption extends foran unreasonable amount of time, your only remedy will be to cancel the unusedportion of your stay and we agree to refund you only for that unused portion. Appliancesand electronic equipment in the house are provided for your complimentary use(see Amenities). No refunds will be given for malfunctions, though we will makea good faith effort to repair or replace defective items as soon as ispractical. 4) Availability of Property:If, by fire, act of nature, closure of our rental business for any reason, or factorsoutside of Owner’s control, Owner is unable to deliver House to Tenant at timeof check in, Tenant’s sole remedy shall be a full refund of any money paid toOwner within 30 days of Owner’s notification to Tenant. In this case, Ownershall not be liable and shall be held harmless from any damages or costsincurred by Tenant or any other parties. Owner will not be responsible forlocating or securing alternative lodging, airfare, car rental or any otherrelated items or expenses. For this reason, we highly recommend that youpurchase travel insurance from a reputable company. 5) Access:Owner will provide a keycode to the door for the applicable rental unit. Thiswill not be used in any fashion outside the agreement contained herein orprovided to any persons not listed on the agreement.6) Guest Liability: You agree to acceptall liability and hold Owner and Management harmless for the use of the spacein the house, any equipment, furnishings and appliances supplied by or borrowedfrom Owner and used by Guest or their guests. We are not responsible for lossof any kind. By signing to or electronically agreeingto this Terms & Conditions Agreement, each guest agrees to pay the rent andbe liable for all fees and accept and obey the terms, conditions and policiescontained herein. If paying by credit card, you authorize us to make anycharges to the credit card provided in accordance with The Agreement. You alsocertify that you are either an authorized signer of the credit card provided orhave been authorized to use it by the cardholder. 7) You May Not Sublet, IllegalActivities, ETC: You may not sublet, or let anyone else occupy theHouse or replace you as the guest, unless you have our written permission inadvance. The House may be used only as a place to live for the persons listedin the Agreement. You may not use it for any improper or offensive purpose,including any activity that violates any law or governmental regulation. Additionally,any activities by you or any of your guests that violate The Agreement will beconsidered as cancellation of The Agreement and immediate termination oftenancy. Possession of the House obtained by fraud or misrepresentation willalso be considered as cancellation of The Agreement and immediate terminationof tenancy. 8) Applicable Law, ETC:The Agreement shall be construed according to the laws of the State of Maine, withoutgiving force or effect to the choice of law’s provisions thereof. If any partof The Agreement should be deemed unlawful or invalid for any reasonwhatsoever, the validity of the remainder of The Agreement shall not beaffected thereby. The Agreement shall be incorporated with the signed Rental AgreementConfirmation provided to the Tenant and the terms set forth herein shall beconsidered the entire Agreement between the parties and shall supersede anyother agreements, whether oral, written, expressed or implied. 9) AdditionallyA.Quiet hours shall be maintained from 9:00 p.m. to 8:00 a.m., during which noisein any rental or common area space shall not disturb anyone In a neighboring suiteor room.B.Amplified sound that is audible beyond the property boundaries of the propertyis prohibited;C.Vehicles shall be parked in the designated onsite parking area and shall not beparked on the street or lawnD.Pets are allowed for a $50 fee per stay. They MUST always be on leash and NEVER left at property unattended. Excessivebarking or disturbances are grounds for immediate eviction. E.Maximum Occupancy: The maximum number of overnight guests is limited to two (2)persons per unit. The maximum number of visitors for guests allowed on thepremises is four (4) persons for no more than 4 hours, no overnight visitors.F.Prices and Taxes- All pricing is per room, per night, Maine lodging tax of 5%is added to the total of the roomG.Payment and terms at Check-in/Check-out- Payment is due in full prior to check-in.  Any additional fees or add-ons are due infull prior to check outH.Minors traveling with custodial adult must be supervised at all times andcannot be left unattended at the Inn.I.This facility is not ADA compliant due to the age and construction of theproperty.  It has narrow doorways andstairs.
