Convenient to most locations in Southern Maine and NH.  Located near  the center of North Berwick, with stores & restaurants within a 5 minute drive.  There are 4 guest suites available each with frig/micro/coffee and the first floor living  room &  breakfast nook (frig, micro, toaster oven) may be shared with other guests.  Pool will be for each guests private use by simple reservation on clipboard by door. Excellent location to be away from tourist areas but close enough to visit  -Beaches 20-30 minutes, RT 95-15 mins, Portland & Portsmouth-45 mins, Kittery Outlets -30 mins. Mountains and skiing, 1 hour 30 mins. Your suite includes a comfortable  bedroom, bath and with views of the farmland from every window. See great sunrises, wildlife sightings and an amazing moon if you happen to be here on a clear moonlit night.  First floor  living room has 50" smart tv, and  gas fireplace as well as a breakfast nook This serene setting offers privacy, beauty and plenty of places for walking and visiting the farm animals -A great location in a relaxing setting!

TERMS AND CONDITIONS Agreement The information below outlines the rental terms and policiesof our Inn. The Agreement is a legally binding agreement. WE, OUR and Us meanthe Owner. YOU and YOUR mean anyone approved as a guest who has signed orelectronically agreed to the Terms and Conditions Agreement. HOUSE means thedwelling you are renting from the Owner, known as “Suite 1”,“Suite 2”,“Suite3”, “Suite 4”as indicated on the Confirmation.1) Occupancy: The unit will be ready for you to occupyat 4:00pm on the date of your scheduled arrival.The term of your occupancy will end at 11:00 AM on the date of your scheduleddeparture. This means your occupancy will automatically end on that date atthat time. If you have our permission, in writing, to do so you may continue torent. In this case, your rent and all the other terms will remain the same asin The Agreement, unless we tell you differently in writing. Your rental termmay be ended earlier if you do not pay the rent and/or comply with the terms ofThe Agreement. If, after this rental is terminated, you stay in the rentalspace without our written consent, the rent will be double the fee under TheAgreement on a pro-rated daily basis. There will be no refund for earlydepartures. Any eviction proceedings will be in accordance with the laws forthe State of Maine. 2) Security Deposit: Though we do notcollect a deposit, you agree to be liable for any damages caused by you or yourguests during your stay. We do not charge for normal “wear and tear”. However,your liability for damages can result from the loss of any property as a resultof your stay, to repair or replace any property that are damaged or missing, topay for any rent due, to replace any keys, or to pay for you treating the housewrongfully. 3) Utilities and Services: In addition tothe items listed on the Amenities page of this website, we maintain and provide water, electricity, trashcollection, cable television and wireless internet. We are not responsible for interruptionsto these services that are outside of our control. In the event that aninterruption extends for an unreasonable amount of time, your only remedy willbe to cancel the unused portion of your stay and we agree to refund you onlyfor that unused portion. Appliances and electronic equipment in the house areprovided for your complimentary use(see Amenities). No refunds will be givenfor malfunctions, though we will make good faith effort to repair or replacedefective items as soon as is practical. 4) Availability of Property: If, by fire, act ofnature, closure of our rental business for any reason, or factors outside ofOwner’s control, Owner is unable to deliver House to Tenant at time of checkin, Tenant’s sole remedy shall be a full refund of any money paid to Ownerwithin 30 days of Owner’s notification to Tenant. In this case, Owner shall notbe liable and shall be held harmless from any damages or costs incurred byTenant or any other parties. Owner will not be responsible for locating orsecuring alternative lodging, airfare, car rental or any other related items orexpenses. For this reason, we highly recommend that you purchase travelinsurance from a reputable company. 5) Access: Owner will provide a keycode tothe door for the applicable rental unit. This will not be used in any fashionoutside the agreement contained herein provided to any persons not listed onthe agreement.6) Guest Liability: You agree to accept allliability and hold Owner and Management harmless for the use of the space inthe house, any equipment, furnishings and appliances supplied by or borrowedfrom Owner and used by Guest or their guests. We are not responsible for lossof any kind. By signing to or electronically agreeing to this Terms &Conditions Agreement, each guest agrees to pay the rent and be liable for allfees and accept and obey the terms, conditions and policies contained herein.If paying by credit card, you authorize us to make any charges to the creditcard provided in accordance with The Agreement. You also certify that you areeither an authorized signer of the credit card provided or have been authorizedto use it by the cardholder. 7) You May Not Sublet, Illegal Activities, ETC:You may not sublet, or let anyone else occupy the House or replace you as theguest, unless you have our written permission in advance. The House may be usedonly as a place to live for the persons listed in the Agreement. You may notuse it for any improper or offensive purpose, including any activity thatviolates any law or governmental regulation. Additionally, any activities byyou or any of your guests that violate The Agreement will be considered ascancellation of The Agreement and immediate termination of tenancy. Possessionof the House obtained by fraud or misrepresentation will also be considered ascancellation of The Agreement and immediate termination of tenancy. 8) Applicable Law, ETC: The Agreementshall be construed according to the laws of the State of Maine, without givingforce or effect to the choice of law’s provisions thereof. If any part of TheAgreement should be deemed unlawful or invalid for any reason whatsoever, thevalidity of the remainder of The Agreement shall not be affected thereby. TheAgreement shall be incorporated with the signed Rental Agreement Confirmationprovided to the Tenant and the terms set forth herein shall be considered theentire Agreement between the parties and shall supersede any other agreements,whether oral, written, expressed or implied. 9) Additionally A. Quiet hoursshall be maintained from 9:00 p.m. to 8:00 a.m., during which noise in anyrental or common area space shall not disturb anyone In a neighboring suiteroom. B. Amplified sound that is audible beyond the property boundaries of the propertyis prohibited; C. Vehicles shall be parked in the designated onsite parkingarea and shall not be parked on the street or launderettes are allowed for a$50 fee per stay. They MUST always be on leash and NEVER left at propertyunattended. Excessive barking or disturbances are grounds for immediateeviction. E. Maximum Occupancy: The maximum number of overnight guests islimited to two (2)persons per unit. The maximum number of visitors for guestsallowed on the premises is four (4) persons for no more than 4 hours, unlesswritten permission from owner. No overnight visitors. Prices and Taxes- Allpricing is per room, per night, Maine lodging tax of 5%is added to the total ofthe room G. Payment and terms at Check-in/Check-out- Payment is due in fullprior to check-in.  Any additional fees or add-ons are due in full priorto check out H. Minors traveling with custodial adult must be supervised at alltimes and cannot be left unattended at the Inn. I. This facility is not ADAcompliant due to the age and construction of the property.  It has narrowdoorways and stairs. J. Personal Information is never shared.
