Property and Cancelation Policies :
- All reservations must be paid in full at the time of booking.
- When booking, keep maximum occupancy rules in mind --two people maximum for rooms with a single King bed. Rooms featuring both a Queen and King bed have a four person maximum occupancy, and rooms featuring both a Full and Twin bed have a two person maximum occupancy.
- If the guest cancels more than 14 days in advance, the total amount of the reservation will be refunded, minus a $50.00 processing fee to cover transaction and administrative costs.
- If the guest cancels less than 14 days in advance, or makes a reservation less than 14 days in advance of arrival date, the entire amount paid is non-refundable. But, life happens. We get that. Reservations canceled less than 14 days in advance of arrival date will be credited towards a future stay of equal or lesser value. To cancel a reservation or to re-book a previously canceled reservation, please email us at holekamphaus@gmail.com. Please ensure that the reservation number is included in the cancellation request.
- In case of a no-show, the reservation will be canceled and the total price of the reservation is non-refundable.
- If the guest arrives and decides to leave early, the price paid for nights not spent after the cancellation occurs will be credited towards a future stay of equal or lesser value.
- In case of a no-show, the total price of the reservation will be charged and is non- refundable.
- All cancellations will be confirmed via email promptly after the reservation has been canceled.
Whole-House Reservations
- If the guest cancels more than 60 days in advance, the total amount of the reservation will be refunded, minus a $200.00 processing fee to cover transaction and administrative costs.
- If the guest cancels less than 60 days in advance, or makes a reservation less than 60 days in advance of arrival date, the entire amount paid is non-refundable. But, life happens. We get that. Whole-House reservations canceled less than 60 days in advance of arrival date will be credited towards a future stay of equal or lesser value. To cancel a reservation or to re-book a previously canceled reservation, please email us at holekamphaus@gmail.com. Please ensure that the reservation number is included in the cancellation request.

Terms and Conditions
Check-in / Check-out / Business HoursCheck-in at 4pm
- You can check-in any time from 4 to 8pm by local time. Room keys and/or door codes will be provided at check-in. If you require a late check-in (after 8pm), you must notify us in advance so we can limit any disruption to other guests.
- You can check-out any time up until 11am local time. Later check-out times may be requested although we may not always be able to accommodate depending on availability and on how busy we are. At check-out time please leave your key in the door.
- Please note that a more detailed inspection of the room/house is usually made after the check-out time and we reserve the right to charge for any damages or breakages found before the room/house is occupied again.
- We have someone on property at all times should you require assistance.
- Elevated access to the entrance of the Inn requires the navigation of steps.
- All emergency exits require the navigation of steps to exit the building.
- There is no elevator to the guest rooms located on the 2nd Floor.
- First-floor common areas require the navigation of steps to the entrance of the property.
- Narrow interior hallways and doorways cannot accommodate a wheelchair or scooter.
- Zero Tolerance and Respect the Community Policy: Behave as you would in any home in which you live, with respect for the room/property you are renting, and the neighborhood. We have a zero-tolerance policy if any disrespect is reported to us regarding: disrespect to the home, property, neighborhood, and neighbors in the community. We will immediately require you to leave the property without a refund if this policy is not followed accordingly.
- Age Requirements and 3rd Party Reservations Policy: You must be over the age of 25 to make a reservation for a stay at the Holekamp Guest Haus. No individual or entity is allowed to book or make a reservation on behalf of someone (3rd Party bookings) for individuals who are under the age of 25. Additionally, no individual is allowed to book the property for any other individuals if they will not be physically staying at the property themselves. Simply put, the person making the reservation must be staying at the property for the entire duration of the reservation.
- Check-In and Check-Out Policy: Check-in time is 4PM and check-out time is 11 AM. If you fail to check-out by 11 AM (without having contacted us in advance for a late check-out, if available) a $100, late check-out fee may be charged. We will never be able to guarantee a late check-out or an early check-in. You must coordinate this with us prior to your arrival.
- Cleaning Policy: The Inn will be cleaned and inspected prior to your arrival and after your departure. Please use common courtesy at the Inn by keeping it clean, reporting any problems or damages, washing dishes as used, leaving towels in the bathrooms and sheets in the bedrooms, and not rearranging furniture. We do not offer daily room service. Should you need additional towels/linens, please let us know.
- Decks, Patios, Stairs, Grill, Pool, and Hot Tub: Guests should observe and adhere to all rules and policies prior to checking into the property and supervise all children at all times when staying at the property. Decks, Patios and Stairs can be slippery when wet and/or icy and can result in injury to anyone who is not careful. Grills must be used by Guests only over the age of 25. No Guests under the age of 25 may have access to the Grills. Any Guests under the age of 18 must have adult supervision at all times when utilizing Pools. All Guests and persons at the property accept and assume all risks involved in or related to the use of Decks, Patios, Stairs, Grill, Pools, and Hot Tub.
- Smoking: All indoor areas of the property are 100% smoke free. If any sign of smoking is discovered, Guest authorizes Holekamp Guest Haus to charge Guest an additional $500 cleaning fee.
- Pet Policy: Pets are not allowed. If any sign of a pet is discovered, then Guest authorizes Holekamp Guest Haus to charge Guest an additional minimum $500 cleaning fee.
- Occupancy Restrictions, Noise, and No Partying Policy: You will be an occupant of the room/property during the entire reserved period. You are responsible for other members of your party. Do not exceed the maximum occupancy of the room/property that is listed to you prior to booking. We have a zero-tolerance policy if you choose to have more people in the room/property that is listed to you prior to booking. No parties, noise that can be heard beyond the property lot line, or any illegal activity may occur at the property. No noise outside of the Inn after 9 PM on weeknights or 10 PM on week-ends. If we receive information about excessive noise, Holekamp Guest Haus has the right to evict Guest and all occupants immediately with no refund for the balance of the remaining reservation.
- Maintenance and Access Policy: We have the right to enter the property at any time during a Guest’s stay and we will diligently attempt to address maintenance issues as they occur. If a maintenance issue occurs that cannot be fixed in a reasonable amount of time (within 12 hours) or if the property is unavailable for any reason as determined in our discretion, and significantly affects your stay, we reserve the right to cancel your reservation and refund the full amount paid, at our discretion.
- Force Majeure Policy: In the event your reservation/stay at the Holekamp Guest Haus becomes impossible for any reason, including natural disasters, pandemics, fire, evacuation orders, business cessation, interruption of utilities, or other acts of government agencies, Holekamp Guest Haus may choose to cancel your booking and issue a full refund of the amount paid. For purposes of clarification, there is no refund for inclement weather unless Holekamp Guest Haus initiates the cancellation. You and your invitees must comply with any mandatory evacuation order. Third Party Travel Insurance is highly recommended for any stay.
- Parking Policy: We offer free parking in the area immediately in front of the main house. Please do not park in the driveway; however, you may use the driveway for temporary loading and unloading.
- Events Policy: No events, parties, weddings or any other gatherings are allowed without prior written permission from the Holekamp Guest Haus. Guest may not engage in any activities that disturb the quiet enjoyment of others in the surrounding area. Events and event fees are subject to Holekamp Guest Haus’ discretion. If an event, party, wedding or gathering has been approved by Holekamp Guest Haus, there may be an additional fee. Any commercial or promotional use(s) of the property requires prior express written approval from Holekamp Guest Haus.
- Criminal Activity Prohibited: Use of the Property for any criminal activity is
prohibited and may result in fines, prosecution, and/or your immediate removal from the Property. This prohibition extends to use of the Property’s internet service, if any, for criminal activity, including but not limited to unlawful downloads of copyrighted material, including movies, music, software, or other material. We may cooperate with any investigation of alleged criminal activity that occurred at the Property during your stay. - Surveillance Security Cameras Policy: The Holekamp Guest Haus does utilize Surveillance Security Cameras located externally on the outside of the property ONLY!
- General Terms: If any section, clause, paragraph, or term of this Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees. This Agreement or any rights hereunder may not be assigned (in whole or in part) by you. This Agreement is taken in full compliance with federal, state, and local Fair Housing Laws, without regard to race, color, religion, sex, country of origin, handicap, or familial status. This Agreement becomes binding upon receipt of your payment. Payment constitutes your acceptance and agreement to these terms, conditions, limitations, and restrictions.
