We are a hostel without reception.
We redefine a hostel because we specialize in self check-in / out. Without reception, without waiting time, without formalities.
How does it work? Very simple!

1. book your room comfortably online! Then all important information will be sent to you by email. 

2. on the day of arrival at about 3 p.m. we will send you an email, in which you will receive the Self Check-In instructions.

So you can check in flexibly when you want and are not bound to any time.

In order for the whole thing to work, we are dependent on the correct information of your e-mail address and cell phone number.

Checking out has never been so easy! Check out of your room by 11:00 a.m. and drop your keys in the check-out box in the hallway.

Should there be any problems, we are of course also available with an emergency hotline / by e-mail / Whatsapp for you.

Cancellation Policy
- Basically, you can cancel your booking free of charge up to 1 day before arrival.
- For group bookings of 4 rooms or more: cancel 7 days before arrival free of charge.
- If you have booked via an external portal and not directly with us, other cancellation conditions may apply. Please note the respective cancellation conditions of the booking portal.
Even cancellations themselves must always be made in the respective booking portal and can not be taken directly from our house or executed.
- For cancellations on the day of arrival, the total amount is due for payment. 

- Please note that there may be special cancellation policies during seasonal or trade fair periods, as well as non-refundable rates for external portals.

- For cancellations for booking rates "Non refundable" the amount is due and will not be refunded

General Terms and Conditions (GTC)

Accommodation Agreement of NIVAN Hotels GmbH

I. Scope of Application

These General Terms and Conditions apply to contracts for the temporary provision of hotel rooms for accommodation purposes, as well as for the rental of event spaces for meetings, seminars, conferences, banquets or similar events, including all related services and deliveries provided by NIVAN Hotels GmbH (hereinafter referred to as the "Hotel").
The subletting or re-letting of the provided rooms or spaces, as well as their use for purposes other than accommodation, requires the prior written consent of the Hotel.
The guest’s terms and conditions shall only apply if expressly agreed upon in writing in advance.

II. Conclusion of Contract, Contracting Parties, Liability, Statute of Limitations

The contract is concluded upon acceptance of the guest’s booking by the Hotel. This acceptance generally takes place in writing via email.
The contracting parties are the Hotel and the guest. If a third party makes a booking on behalf of the guest, this party is jointly and severally liable with the guest to the Hotel.
Claims of the guest against the Hotel become time-barred one year from the start of the statutory limitation period. Claims for damages expire after five years at the latest, except in cases of willful misconduct or gross negligence on the part of the Hotel.
Bookings may only be made by individuals with full legal capacity (usually upon reaching the age of 18).
Minors may only book with the express consent of their legal guardians.
By completing a booking, the guest confirms that they are at least 18 years old or have the required consent from their legal guardians.
If a minor provides false information about their age or the consent of their guardians during the booking process, they shall be liable to the Hotel for all resulting damages. In such cases, there shall be no entitlement to a refund.
The Hotel reserves the right to request proof of age or a declaration of consent in case of doubt.

III. Services, Prices, Payment

The Hotel is obligated to provide the booked rooms and to render the agreed services.
The guest is obligated to pay the applicable or agreed prices for the room and for any additional services used. This also applies to services and expenses incurred by the Hotel at the request of the guest from third parties.
Prices include the applicable statutory VAT. If VAT increases after the contract has been concluded, the Hotel is entitled to adjust the price accordingly.
Invoices are payable immediately upon receipt without deduction, but no later than 10 days after receipt. In the event of late payment, the Hotel is entitled to charge statutory default interest. A reminder fee of €5 may be charged for each reminder.
The Hotel is entitled to request a reasonable advance payment or security deposit at the time of contract conclusion or thereafter.
The guest may only offset or reduce claims of the Hotel with undisputed or legally established claims.

IV. Cancellation by the Guest

Cancellation of a booking by the guest requires the Hotel’s written consent. Without this consent, the agreed price remains payable even if the booked services are not used.
If a free cancellation deadline was agreed upon, the guest may cancel free of charge until that date. After that, the right to cancel without cost lapses.
The Hotel may claim a lump sum compensation for lost revenue. In the event of cancellation, the guest is required to pay up to 90% of the agreed price, depending on the booked service, unless the room or event space is rebooked. The guest is entitled to prove a lower actual loss.

V. Cancellation by the Hotel

The Hotel is entitled to withdraw from the contract if an agreed advance payment is not made within a reasonable time or if other important reasons exist, e.g., force majeure or false information provided during booking.
The Hotel will promptly inform the guest of the exercise of the right of withdrawal. No claim for damages shall arise from such cancellation.

VI. Provision, Handover and Return of Rooms

The guest has no claim to the provision of specific rooms unless explicitly confirmed in writing.
Booked rooms are available from 3:00 p.m. on the day of arrival. There is no right to earlier access unless explicitly agreed. Unless a later arrival time has been confirmed or the room has been prepaid, the Hotel may reassign the room after 6:00 p.m.
Rooms must be vacated by 11:00 a.m. on the day of departure. In case of delayed departure, the Hotel may charge up to 200% of the overnight price. The guest is entitled to prove a lower actual loss.

VII. Liability of the Hotel

The Hotel is liable for damages arising from injury to life, limb, or health only to the extent that such damages result from a breach of duty by the Hotel. The Hotel is otherwise liable only for intent or gross negligence.
For items brought into the Hotel, the Hotel is liable under statutory provisions up to a maximum of €3,500; for money and valuables, up to €800. Guests are advised to store money and valuables in the hotel safe.
The Hotel is not liable for vehicles parked in the hotel parking area or their contents unless the damage is caused intentionally or through gross negligence.
Wake-up calls are not performed. The Hotel assumes no liability for messages, mail, or packages beyond the duty of care.
Lost and found items will be forwarded upon request at the guest’s expense. Otherwise, the Hotel will store them for three months and then dispose of them or hand them over to the local lost property office.

VIII. Final Provisions

Amendments or additions to the contract or these GTC must be made in writing.
The place of performance and payment is the registered office of the Hotel.
The exclusive place of jurisdiction is Hamburg, to the extent permitted by law.
German law shall apply. The application of the UN Convention on Contracts for the International Sale of Goods is excluded.
If any provision of these GTC is or becomes invalid, the validity of the remaining provisions shall not be affected. In such cases, statutory provisions shall apply.
