  • AGE REQUIREMENT:
    • Entire Estate: All adults must be OVER THE AGE OF 27, unless adult children traveling with family members. Maximum occupancy of 28 guests (maximum of 8 children below 18 years of age). Extra guests at an additional cost of $75 per person/per night (up to 4). 
    • Historic Manor: All adults must be OVER THE AGE OF 27, unless adult children traveling with family members. Maximum occupancy of 20 guests (maximum of 6 children below 18 years of age). Extra guests at an additional cost of $75 per person/per night (up to 4). 
    • King Suites: ALL adults must be OVER THE AGE OF 21. Maximum occupancy 2 adults.
  • EARLY CHECK-IN & LATE CHECK-OUT: To check availability, enter the codes on the website booking engine within 7 days of arrival for the NIGHT BEFORE arrival or NIGHT OF your day of departure.

  • SURVEILLANCE: Please be advised the premise may be under surveillance by video recording devices at the unit's front and back entranceways and/or the driveway. 
  • REFUNDS FOR CANCELED RESERVATION:
    • Credit will be posted to your account within 30 days from the cancelation date.
  • PETS ALLOWED. Pet fee $150 per pet (Dogs only). This fee is not optional. Dogs must be over 1 year old and less than 100 lbs. 
    • Entire Estate: Maximum of 3 dogs.  
    • King Suites: Maximum of 1 dog. 
  • PARKING (Parking Lot): Please inquire if you need extra car accommodations or have oversized vehicles.

  • REQUIRED INFORMATION
    •  Guests must provide ID and sign a lease agreement. We reserve the right to request additional information (ex: picture ID of Guests, secondary contact, refundable deposit, etc.)

PUMPHOUSE INN & SPA RENTAL USAGE & LIABILITY AGREEMENT 

RENTAL USAGE AGREEMENT

 

This rental Usage and Liability Agreement (the "Agreement") is made by and betweenPump House Inn & Spa ("The Company") and Martha Ormiston ("Guest") as of the date last set forth on the signature      page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

  1.  Rental Unit. The rentalunit is located at: 2735 Route 390 Canadensis, PA 18325 (the "Rental Unit").2.  Ownership. The Rental Unit is privately owned by an independent third-party (the "Owner") for which The Company is acting as an agent.3.  Rental Party. The rental party shall consistof Guest and the followingpersons: (the "RentalParty"). Members of the Rental Party arethe sole responsibility of the Guest.4.  Maximum Occupancy. Themaximum number of guests in the Rental Unit is limited to 28  persons. I agree thatunauthorized guests of mine invited to the premises beyond the maximum occupancy as indicated on yourreservation details shall be charged $75 a dayper unauthorized guest. This includes both visitors and overnight guests. Ifyou invite additional visitors, please let us know the reason and duration of the visit.5.  Term of the Agreement. The rental period begins at 04 PM (the "Check-in Date") and ends at 11 AM ("Checkout Time") (the "Checkout Date") (collectively, the "Rental Period").6.  Rental Rules. At all times throughout the Rental Period, the Guest shall and shall cause the Rental Party and any Visitors to abide bythe rental rules attached as Exhibit A ("the Rental Rules").7.  Access. Guest shall allow The Company accessto the Rental Unit for purposes of  repair             and inspection. The Companyshall exercise this right of access in a reasonable manner.

8.   Rental Rate and Fees.

9.  Rental Rate: Paymentin full of the posted fees shall be due upon booking.10.   Security Deposit: A $1000security deposit in the form of an authorization hold is required. Where applicable,such deposit is for security purposes and shall be refunded  within7 days of the CheckoutDate provided no deductions are made due to:11.    damage to the Rental Unit or contents thereof;12.   debris or other mess requiring excessive cleaning; or13.   any other cost incurred by Pump House Inn & Spa as a result of the Guest’s stay.14.   Cancellation Policy. Please refer to the cancellation policy you agreed to when booking15.   Use And Maintenance Of The RentalUnit. TheGuest agrees to use the Rental Unit only for the purposefor which it is rented herein and in accordance with this Agreement. The Guest further covenants and agrees to maintain the Rental Unit in a clean, orderly, safe, and sanitary condition, free of trash, junk, pet excrement, refuse, nuisances, or conditions that threaten or tend to threaten the health or safety of anyone, and in a manner or condition which isaesthetically pleasing. The Guest shall not permit any use ofthe Rental Unit which is inconsistent with or contrary to this Agreement, or which is contrary to applicable laws, rules, and/or regulations ("Applicable Laws"). No business may be conductedfrom the RentalUnit.16.   Insurance. The Guestexpressly recognizes that any insurance for property damage or  loss that may bemaintained on the Rental Unit does not cover the personal property of  the Guest and that the Guest isresponsible for purchasing their own insurance if such  coverage is desired.17.   Indemnification and Assumption of Risk. The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guestshall indemnify and hold harmless The Company, the Owner, and any of The Company's affiliates, employees, agents, representatives, subcontractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, relatedto, or in connection with the Guest’s use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damageor loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period. I am fullyaware of and hazards connected with being on the premises, and I am fully aware that there may be risks and hazards unknown to me connected with being on the premises, and I hereby elect to voluntarily be on and upon, toenter upon the above-named premises and engage in activities knowing that conditions may be hazardous, or may become hazardous or dangerous to me and my property. I voluntarily assume full responsibility for any risks of loss, property damage, or personal injury, includingdeath, that may be sustainedby me, or any loss or damage to property owned by me, as a result of my being on the premises, whether caused by the negligence of releasees or otherwise.18.   Furniture. I specifically accept all liabilityfor use of furniture on the property and understands that the Company shall have no liability for any accidents, injuries, or death that may result from the proper or improper use of furniture. Guest acceptssaid liability by the voluntaryuse of said furniture and itsaccessories.19.   Governing Law. This Agreementshall be governed by and interpreted in accordance with  local and state laws of Pennsilvania.20.   Travel Insurance. By my signature below, I hereby confirm that I have read my rights to  purchase travelinsurance.  

Exhibit A: RENTALRULES

 Throughoutthe RentalPeriod, the Guest shall, andshall ensurethatthe RentalParty andany Visitors to the Rental Unit shall: 1.  Reservations require a $1000 security depositin the form of an authorization hold. Prior  to check-in. If youbooked  on Airbnb, you can find more information about this policy in the Airbnb help article titled'What is the Airbnb policy for collecting fees outside of Airbnb?'2.  Regulations require us to requesta photo submission of your ID beforeyou can check in.3.  We will send you a pre-check-in link to satisfy the requirements of house rules1-3. Refusing to comply with these measuresdoes not make your reservation eligible for a  refund.4.  Visitors. Onlymembers of the RentalParty are permitted to stay overnightin the Rental Unit.Anyone else the Guest allows inthe Rental Unit (a "Visitor") is the sole responsibility of the Guest and is strictly forbiddenunless approved by The Company.5.  Check-in is at or after 4 pm on your check-in day. Checkout is at or before 11 am on your   check-out day. Early check-insand latecheckouts may beavailable upon request and aresubject to additionalfees. Guests who stay beyond their designated checkout time or delay our housekeeping staff are liable for any associated costs and expenses, starting at $175 per hour (pro-rated) after 11am.6.  Pets areallowed (upon request) for an additional fee of $150 per pet per stay. We encourage guests with serviceanimals to contactus before their stay.7.  Guests must reportany property damageto customer service.Unreported damages will          be deducted from the securitydeposit.8.      Parking lot andentrances operate video surveillance devices.9.      Guests are responsible for covering the cost of replacing lost keys, 75 per key. 10.    The following is strictlyprohibited during your stay:11.   Smoking, parties, and excessive noise, including loud parties with speakers. Smokingviolations are subject to a $500 fine for each occurrence in order to pay to clean,deodorize, and repair damages. Noiseand smoking detectingtechnology is used  inside the property to monitorexcessive noise levels and violations of our non-smoking policy. Tampering with any of thesedevices is a direct violationof our house rules.12.   Dangerous or hazardous items (e.g., those that may increase the risk of fire or explosion such as candles or lighters);13.    Firearms and other weapons (exceptthose rightfully possessed by on-duty or off-duty  law enforcement officials or licensed security guards);14.    Commercial photography/videography withoutwritten consent15.   Illegal activity16.   Pornography production, or prostitution;17.   Overnight guests that exceed the number stated in the reservation.18.   Making any change, modification, alteration, or addition whatsoever to the unit or its contents (including moving furniture around);19.    Soliciting or loiteringaround the space or building;20.   Creating unsanitary conditions (e.g., generating excessive trash or offensive odors or attracting pests);This reservation constitutes an agreement to comply with the HouseRules. Guests who violate these rules are liable for any associated damages, fees, costs, or expenses. THE PARTIES AGREETOTHETERMSOFTHIS SHORT TERMRENTAL AGREEMENT,AS EVIDENCEDBYTHESIGNATURESSETFORTHBELOWIn signing this Release, I acknowledge and represent that: I have readthe foregoing release, understandit, andsign it voluntarily as my own free act and deed;Nooral representations,statements, orinducements, apartfrom the foregoing written agreement, have been made.I am atleast eighteen (18) years of age and fully competent; if I am under eighteen(18) yearsofage, myparentorguardian may sign this document adding my name to the document.I executethis Releaseforfull, adequate, andcompleteconsideration,intending to be bound by the same.
