StayTony Beverly Hills is a professionally managed, luxury boutique apartment building that specializes in short-term, fully furnished apartments. Minimum stay of 30 nights required. Pets are welcome, except for aggressive breeds. All guests must sign a standard lease.

By proceeding with paying the Holding Deposit. Guest (herein referred to as the “Applicant”) offers to rent at StayTony then on the terms and conditions set forth herein as well as in the related Residential Lease Agreement and accompanying Furniture Lease Agreement (hereinafter referred to as the “Occupancy Documents”).Applicant hereby acknowledges and agrees that Landlord may take unit reserved by Guest off the market in reliance upon Applicant’s representations and Application to Rent or Lease (the “Application”), while a Landlord evaluates Applicant’s Application and makes a determination whether or not to approve the Application.  Applicant acknowledges and agrees that approval or denial of the Application is solely the Landlord’s decision and entirely within Landlord’s independent discretion. A deposit (hereinafter referred to as the “Holding Deposit") must be received by the landlord before the Unit will be held for Applicant. Rent must be received by the landlord at least twenty-four (24) hours prior to the scheduled move-in date. 

The one-time cleaning fee is $350 for Unit #1. The one-time cleaning fee is $450 for Unit #4. The one-time cleaning fee will be deducted from your security deposit upon vacating. If upon physically seeing the apartment at the scheduled move-in, if the tenant does not wish to proceed with the lease because the apartment does not meet their expectations, the tenant will be refunded their entire rent, but will not be refunded their Holding Deposit. Payment is only accepted in the form of  cashier’s check, wire transfer, direct deposit, credit card, PayPal, or Venmo, Wire TransferThe Landlord may credit the Holding Deposit against the security deposit upon Applicant’s occupancy of the Unit. Payment fees are the responsibility of the tenant.

Applicant’s tenancy shall begin contingent upon: (i) the current resident vacating; (ii) Landlord’s final approval of Applicant’s Application; and (iii) Landlord’s receipt of fully executed Occupancy Documents from Applicant. There is no smoking in the building or the apartment. Smoking will result in a possible eviction and the loss of the security deposit. In the event Landlord approves the Application, Applicant hereby acknowledges and agrees that Landlord may, no later than seven (7) days before the intended occupancy date, by written (email and/or SMS text acceptable) communication to Applicant cancel Applicant’s reservation and revoke the approved Application. In such event, Landlord shall return to the Applicant the Holding Deposit. Applicant acknowledges and agrees that any and all bank fees, wire transfer fees, foreign exchange losses, and or similar items shall be solely for Applicant’s account and obligation and may be debited by the Landlord from the Holding Deposit. 

Tenant understands and accepts that Landlord has the right to cancel the reservation and fully refund the Tenant their holding deposit any time prior to the lease start date. 
Applicant hereby acknowledges and agrees that in the event that either (a) Applicant withdraws and/or cancels the Application at any time hereafter, or (b) Applicant fails to promptly execute and deliver the Occupancy Documents to Landlord after the Application is approved, then a portion of the Holding Deposit equal to One Hundred percent (100%) shall be retained by Landlord as liquidated damages. The Applicant and Landlord shall then have no further obligation to one another.
