NON-REFUNDABLE:
*7 days or less cancellation notice is NOT eligible for refund. (will forfeit up to 7 nights)
*EARLY DEPARTURES and NO SHOWS (will forfeit up to 7 nights)
*MAJOR EVENTS/ HOLIDAYS: (the -minimum night stay required is *non-refundable )
Memorial Day: MAY 23 through 27 -3 nights
Independence Day: JULY 2 through 7 -3 nights
Kite festival: AUG 18 through 25 -7 nights
Labor Day: AUG 30 through SEPT 2 -3 nights
Rod Run: SEPT 13 through 16 -2 nights
Thanksgiving: Nov 27 through 31 -2 nights
Christmas: Dec 24/25
CANCELLATIONS: ONLY email received 8+ days prior to arrival date is eligible for any refund! refer above for non-refundable.
Andersens is not responsible for (including but not limited to) travel interruptions, RV/vehicle mechanical failures, personal emergencies such as injury, sickness, death. Extreme weather, road conditions/closures, external event cancellations, change of plans, etc. >>Only TIMING applies for eligibility of any *applicable refund. NO Exceptions ! <<
HOW TO CANCEL: simply Reply to the Reservation Confirmation Email you received as receipt.- with subject "CANCEL" . that easy.
Cancellation process may take 7+ days as only reviewed weekly. when process is complete you will be sent a cancellation email with any refund due* credited back to the purchasing card #. Funds may pend in banks another 7+ days.
RESERVATIONS ARE NOT TRANSFERABLE and CANNOT BE RESOLD - NO CREDITS ARE OFFERED.

EXPRESS CHECK-IN SERVICE stop at the entry STOP sign to be greeted with your: site assignment, vehicle pass, park rules, local info, wi-fi password and a smile.
Our friendly guides will show you to your site and help you with parking and hook ups or further questions.
EARLY ARRIVALS check in is AFTER 1pm. please do not arrive early as we are making sure everything is just right for your entry into the park :)
LATE ARRIVALS 8-10 pm please REPLY/ EMAIL your ETA to arrive after 8pm - someone must stay longer or come back to greet you, so we really appreciate the notice.
! *EXTREMELY LATE ARRIVALS must be arranged for entry and will be charged an additional fee* or denied with no refund. plan to arrive before 10 pm quiet time. We care to ensure a peaceful rest for our timely guests.
~COTTAGES and STUDIO SEA: check-in time is AFTER 3 pm. If you get here too soon, we can provide a directory of area attractions to occupy some time. List of cottage amenities on website, reminder No pets. Check-out is 11 am.
DAMAGES: You are responsible and liable for any breakage or damages, which you or anyone accompanying you, cause to any Park Property. We ask that you please report incidences as they occur. We may charge the full cost of the broken/missing items for replacement and/or repairs. The park may also charge in full for any nights loss of sites or rooms resulting from any such damage or incidence. Additionally for cottages- There will be a 500$ deep cleaning charge for excessively soiled bedding, towels, carpets, furnishings or decor- caused by but not limited to: food, drink, bodily fluids, smoking or having pets inside.
ANDERSENS OCEANSIDE DISCLAIMER- This property is privately owned. We reserve the right to refuse service. We will not be held liable nor indemnified for: weather damage, theft, vandalism, fire, accidents, injury, sickness, death, loss of money, property or valuables of any kind. We are not financially responsible for professional fees related but not limited to any damage to property, an injury to person(s), or loss of life. We can not guarantee the absence of, or be held responsible in any way for, infectious pathogens of any kind. *** All guests, visitors and pets must behave respectfully- violations of park rules may result in immediate and non-refundable exit***
