Cancellation Policy

Non-Refundable Cancellation Policy: All guest room or event area reservations will be handled in accordance with our stated Reservation Credit Vouchers Policy. The Cochrane House Luxury Historic Inn requires full payment for reservations booked at our establishment.  Payments are non-cancellable and non-refundable.  We will charge the full amount of the reservation to the credit card the guest provided at time of booking. Guest is required to notify us by email within 24 hours of initial booking if there are any potential changes to their reservation, because we DO NOT offer a cancellation or refund policy. All guests are given a  reservation credit voucher in the event of a cancellation to reserve a future date, at minimum 72 hours before date of reservation, if not done before that time your reservation will be non-refundable and non-transferable. Reservation credit vouchers are non-transferable; any changes MUST be paid in full and subject to the reservation modification fee. 

Group Cancellation Policy:  A separate cancellation policy applies for all call-in group cancellations. For group / whole house rentals we require a non-refundable deposit and we require a minimum 2-night stay, unless otherwise discussed with management. Reservation Reschedule Notification:  We understand that sometimes it is necessary to change a reservation.  All reservation changes must be by EMAIL ONLY 72 hours before ypur booking date, if not done before that time your reservation will be non-refundable and non-transferable. We do not accept reservation changes by phone; only by email.  The guest is responsible for verifying that The Cochrane House Luxury Historic Inn’s booking agents has received the cancellation email; please call 313-230-0398 to make sure we have received your request.

Third Party Booking Agents (i.e. HomeAway, OTAs):  We recommend that you book directly with us to receive the best rate, but you may use third-party agents such as Agoda, HomeAway, Expedia, etc.  Those websites are NON-REFUNDABLE and you would not qualify for any establishment vouchers. If you reserve through a third-party and there is a problem with your reservation, we have no way to contact you directly. Only the online third-party agent has the access to cancel the reservation. Should you need to cancel your reservation, you must go back through their booking website.

CONDENSED SERVICE TERMS, CONDITIONS, RELEASE & WAIVER OF LIABILITY

The Cochrane House (TCH) Luxury Historic Inn, is unique in design, location, and history.  TCH is a private historic venue with lodging and multipurpose reception space for adult events.  TCH Platform Design takes our Bed & Breakfast beyond the boundaries of the traditional BnB.  A “Bed and Breakfast (B&B)” has two operational platforms:

Third Party OTA's without breakfast, maid service, amenities, on-site Innkeepers, and off-street parking; or “Inn B & B with breakfast, maid service, amenities, on-site Innkeepers, and off-street parking. The Cochrane House (TCH) Luxury Historic Inn will operate as a private Bed & Breakfast with breakfast, maid service upon request, amenities for our Guest, on-site Innkeepers, street parking and small events.

BOOKING A RESERVATION: PART A

Third Party Booking (i.e. HomeAway, Booking.com):  We recommend that you book directly with us to receive the best rate, but you may use third-party agents such as  HomeAway, Expedia, etc.  Those websites are NON-REFUNDABLE and you would not qualify for any of our credit voucher programs. If you reserve through a third-party and there is a problem with your reservation, we have no way to remedy the situation. Only the online third-party agent has the access to cancel the reservation. Should you need to cancel your reservation, you must go back through their booking website.

The Cochrane House (TCH) Direct Booking:  In order to use and book reservations directly through our agent, guest must book guest bedrooms online at www.thecochranehouse.com or book an event via email at info@thecochranehouse.com. and agree to Parts A, B, & C of our Terms & Conditions of Service. (i.e. Booking a Reservation, Front Desk Registration: Check-in/Check-out, and House Rules.)  The terms and conditions listed is a condensed summary of our Terms of Service.  If a guest wishes to read the full version, a copy is available upon request during check-in.  NOTE: The full version of the Terms & Conditions of Service agreement has precedence in the event of a discrepancy.

TCH Direct Booking Mandatory Reservation Agreement Documents #1: The Service Terms, Conditions, Release and Waiver of Liability Parts A, B, and C documents are required to be completed within the first 24 hours of booking. They include:

Terms & Conditions, Online Part A (Booking a Reservation), Online Part B (Front Desk Registration: Check-In/Check-Out), and Online Part C (House Rules).  After the Mandatory Reservation Agreement Documents signed/completed at the time of booking, guest will then be cleared to reserve a room. If any offline documents are required they can be uploaded and emailed to info@thecochranehous.com.

TCH Direct Booking Mandatory Reservation Agreement Documents #2, #3, and #4:  These documents will be reviewed and taken at Check-In. They include:

Accidental Rental Damage Insurance Policy ($49 non-refundable Security Deposit)
Rental Leasing Agreements (Lodging and/or an Event)
Background Check:  Innkeepers have full discretion in deciding whether to complete a background check on any guest before, during, or after checking into The Cochrane House (TCH) Luxury Historic Inn. (We have the option to do this if we choose).
 
TCH Direct Booking Optional Reservation Agreement Documents 5, 6, 7, and 8: These documents selected by Lessee/Guest ARE NOT MANDATORY and MUST be signed in-person at the check-in desk if applicable, these documents include:

Travel Insurance (optional but recommended):  Since life and the weather can be unpredictable, we recommend that guests purchase trip insurance to protect their travel investment. This Insurance may be purchased from many companies.
 
TCH Lodging Reservation Booking: Room Rates, Occupancy, and Type of Bedrooms can be viewed on our website at  https://www.thecochranehouse.com.  We require guest to book online and require (100%) full payment at the time of booking with a two (2) night minimum stay.  One (1) night bookings are based on approval and can only be booked directly through a TCH agent or unless otherwise directed.  Our three (3) bedroom suites (Jazz Fusion, Melodic, & Rhythm Section Lounge) are based on double occupancy with a maximum sleeping capacity of 5 people; without roll-out beds and 10 people with roll-out beds and double bunking.  Guest bookings that’s in excess of the stated property maximum sleeping capacity of 5 people, requires an additional charge of $55 pp/ per night for roll-out beds or if the room is used as a “Multipurpose Event Reception Space” the room requires a different type of booking and a different cost.

TCH Multipurpose Event Reception Booking:  Our main downstairs area acts as our small event space. That space requires rent of the entire bed & breakfast. Additional event space fee and special event liability insurance policy is required.  Request booking via email at info@thecochranehouse.com or call us at 313-230-0398 to inquire about requirements, rates, setup, and room type.  We require (100%) full payment for event booking reservations less than $1,000. Events over $1,000, we require a nonrefundable 50% deposit of the full contract total at the time of reserve. NOTE: See “Booking an Event Reservation” and Front Desk Registration: Check-In & Check-Out below for more information.

Holding Reservations: We do not hold reservations. We require full payment based on booking specification. Exception: Events that cost over $1,000 and special group reservations   

Charge Cards: Payments should be made to THE COCHRANE HOUSE LUXURY HISTORIC INN in Cash, Cash App, Paypal, Zelle, local company check, cashier check or major debit/credit cards through PayPal.  No personal checks accepted.  A CREDIT CARD AUTHORIZATION FORM can be requested at Check-In. If a credit card payment is made in more than 2 transactions, a $15.00 fee will be charged for each additional transaction. 

TCH Payment Booking Confirmation Statement (Office Use Only):   A Payment Booking Confirmation Statement should be Emailed to Lessee/Guest, as soon as the charge card payment clears.  An optional Rental Leasing Agreement for Lodging and/or for an Event should be reviewed and signed at Check-In by both parties.

The Cochrane House (TCH) Direct Booking Payment:  NO REFUNDS ON FULL AND PARTIAL PAYMENTS.  Full Payment (100%) is due upon all bedroom reservation bookings and events that cost less than $1,000; 50% is due upon booking reservation for an event over $1,000.  All reservations will be taxed and all taxed amounts are factored into the final payment amount. If guest payment and/or mandatory reservation agreement documents are not completed within 24-hours of booking, the guest reservations will be canceled for that booking date. Guest will have a four (4) day grace period to re-book the reservation. If the original date requested is not available, guest will be given a credit voucher to book for another day, a refund will not be given.    

TCH Reservation Credit Voucher:  Credit vouchers are issued to any guest who needs to change their initial online bedroom reservation or event booking with in 14-days of the original booking date. Please notify us by email within 24 hours of initial booking if there are any potential changes to the reservation.  Reservation Credit Vouchers are non-transferable, non-amendable, the voucher extends the reservation period four (4) days for VIP members and non-VIP members. All payments are non-cancellable and non-refundable.

TCH Guaranteed Bookings: Guests who have booked an online room reservation or has booked an event with The Cochrane House (TCH) Luxury Historic Inn means that they have authorizes our establishment to charge their credit/debit card for the full payment of their reservation. Once this is completed and all mandatory reservation agreement documents have been completed and accepted by TCH, the guest will have a “guaranteed” booking.  Guaranteed bookings dates are blocked in our booking system and cannot be reserved by others.

TCH 24-hour Direct Booking Confirmation: Guests are required to notify us via email, immediately, if there are any potential changes in their reservation. Guest should also inform us if they would like a reservation credit voucher for their booked dates during the first 24-hours of booking. No refunds will be given.

Non-VIP Member: After 24-hours the room will change to available status unless the guest requests a reservation credit voucher, this voucher allows the guest 4 additional days to book a new reservation. Four (4) day grace period reservation credit vouchers CAN NOT be gifted to another adult.
 
VIP Member:  After 24-hours the room will change to available status unless the guest requests a four reservation credit voucher or a VIP 30-day reschedule credit voucher.  Four (4) day grace period reservation credit vouchers CAN NOT be gifted to another adult, only the VIP 30-day reschedule credit voucher CAN be gifted to another adult.

TCH Re-Booking Reservation Date(s): MUST be E-mailed to info@thecochranehouse.com.  Re-booking reservation date(s) and information must be for the same duration and same amount as the original reservation or greater.  The original booking request must be paid in full before moving the reservation to another date. All payments are non-cancellable and non-refundable.

TCH 30-day Reschedule Credit Voucher Policy: These vouchers are issued to VIP Members ONLY and it extends the reservation period 30 days.  VIP members who need to reschedule their reservation MUST request a VIP 30-day reschedule credit voucher within 24-Hours of initial booking or during the four (4) day grace period.  The new reservation date(s) MUST be e-mailed.  The VIP 30-day Reschedule Credit Voucher cannot be greater than the original booking reservation, the new reservation must be for the same duration and same amount as the original reservation.  The original booking request must be paid in full before moving the reservation to another date. 

Only the VIP 30-day Reschedule Credit Voucher can be gifted to another adult, by the Lessee during the  “Re-Book” grace period.  No Refunds Given.
Payments are non-cancellable, non-amendable, and non-refundable.
Re-reschedules, re-bookings, no-shows and early departures are charged full reservation fee and can’t be changed. All payments are non-cancellable and non-refundable.

Booking an Event Reservation

The Cochrane House (TCH) Direct Event Booking: In order to book reservations directly through our agent, request booking via email at info@thecochranehouse.com or call us at 313-230-0398 to inquire about requirements, rates, set-up and room capacity.  An event would be any gathering that is in excess of the stated maximum sleeping capacity of the bedrooms. Therefore, an additional event space fee and other fees will apply.

Event Rental Time is based on six (6) hours, which is inclusive of load-in and load-out. Additional time, if needed or requested, is subject to additional fees. It is understood that the event may be shorter than 6 hours.  If the duration of the event is more than one 6-hour rental period, a $500.00 deposit will be charged for each 6-hour rental period.
We require a signed agreement and (100%) full payment for event booking reservations less than $1,000.  For event space rentals over $1,000, a signed agreement and date-hold nonrefundable deposit in the amount of 50% must be received to reserve date(s) and time(s).  Balance due thirty (30) days prior to; no later than fourteen (14) days before the event.
Event cost, deposits, and/or other fees spend are nonrefundable.  Miscellaneous cost such as, catering, furniture, and equipment rentals are due fourteen (14) days prior to the event. Any additional costs that arise after 14 days will be due within two (2) days.
A Payment Booking Confirmation Statement and a Rental Leasing Agreement for an Event should be Emailed to Lessee/Guest, as soon as the charge card payment clears.  A copy of the Rental Leasing Agreements should be signed at Check-In by both parties.
All booking reservations will be handled in accordance with our “4-Day Reservation Credit Voucher Policy” or a “VIP Member 30-day Reschedule Credit Voucher”.
Accidental Rental Damage Insurance (Security Deposit) is Mandatory with every booking. Certificate of Insurance for Commercial General Liability, Special Event Liability Insurance, and License (if needed) is required of ALL Guest/Lessees and/or any outside vendors, companies associated with the agreement and due no later than (14) days after signing the event agreement
 
TCH Direct Booking Cancellation Policy: All event area reservations will be handled in accordance with our stated  Credit Voucher Policies. The Cochrane House Luxury Historic Inn requires full payment for reservations booked at our establishment.  All Date - Hold Deposits and Payments is Non-Refundable: NO EVENT SPACE RENTAL PAYMENT(S) WILL BE REFUNDED.  We will charge the full amount of the reservation to the credit card provided at time of booking.  ALL Guest/Lessees are required to notify us by email within 24 hours of initial booking if there are any potential changes to their reservation, because we DO NOT offer a cancellation or refund policy. ALL Guest/Lessees are given a credit voucher in the event of a cancellation to reserve a future date.  Credit vouchers are non-transferable; any changes MUST be paid in full and subject to the reservation modification fee.

TCH Re-Booking Reservations: MUST be E-mailed to info@thecochranehouse.com.  Re-booking reservation date(s) and information must be for the same duration and same amount as the original reservation or greater.  The original booking request must be paid in full before moving the reservation to another date. All payments are non-cancellable and non-refundable.
 
Ø  TCH Re-Booked Reservation Confirmed: If the re-booked amount is greater than the original reservation amount, another “Payment Booking Confirmation Statement” will be sent after credit card clears.

Ø  TCH reserve the right to refuse a rental, cancel an existing reservation or terminate occupancy (without refund) if we are of the opinion that guest actions will be detrimental to the property, staff, owner, and/or community. 

Children:   We love children, but have created The Cochrane House (TCH) to be an “ADULT ONLY” establishment design for “Adults” looking for a quiet and/or romantic lodging retreat or an event venue for adult entertainment.  On whole-home rentals, depending on the event. we will accommodate families with children 13 & older but we are not equipped to accommodate infants, toddlers or children under the age of 13 years old. NO EXCEPTION.  Children 13 and older must be named and properly listed during time of booking. If Children names/ages are not listed or Lessee/Guest arrives with a child under 13 he/she will be in breach of our policies and owe for their entire reservation.

Children 13 years and old are welcome under special arrangements; 
Children in the same room with guest constitutes a 3rd person in a room and either 2 rooms must be booked to be in compliance with our policy, or an additional $55 per night will be charged for each child.
Damages: Parents are responsible for any damage their child causes and will be billed accordingly; which is easily avoided by reinforcing the rules.

Criminal Background Check/Sexual Registry Check:  As a guest at our establishment, we take reasonable steps and precautions to assure that our guest, staff, and belongings are safe, while at The Cochrane House (TCH) Luxury Historic Inn.  To stay with us, all individuals over 18 must consent to a criminal background security check and a sex offender background check, if requested. Innkeepers have full discretion in deciding whether to complete a background check on any guest before, during, or after checking into TCH.  Individuals who refuse to consent to these background checks or are found to have a threatening felony criminal charge; booking reservation will be cancelled.  We reserve the right to refuse accommodation to anyone staying at our home.

Standard Check-In is 3pm to 8pm/EST.  Please notify innkeepers 3 days before your arrival.  We make every effort to accommodate Guest schedules while taking into account arrival/departure of existing Guests and necessary cleaning times.

$25 Early Check-In MUST be approved by Innkeepers only.  No early Check-In before 1pm. Early Check-In is FREE for “VIP” members only. It is possible Guest will not gain entry to their room when they arrive, especially if arrival time is before 3pm or early arrival time is not confirmed with innkeepers. 
 
$25 per/hr. Late Check-In MUST be approved by innkeepers only.  If arriving later than 8pm, it is Guest responsibility to call and make arrangements before 8pm for a late Check-In.  Our front desk closes promptly at 8pm. If arriving later than 9pm a surcharge of $25 per hour for any time beyond 9pm up until midnight; after midnight that day's reservation is forfeit and we do not accept Check-Ins.  If unforeseen problems occur contact us immediately. Late Check-In honored with airport and/or train verification problems only. It is advisable to indicate arrival time when booking your reservation.
Standard Check-Out is any time before 11am. 

12 noon Late Check-Out is $25. (FREE for “VIP” members).
1pm Late Check-Out is not FREE and MUST be approved by innkeepers.  Lessee/Guest will be charged 50% of one night stay for each room booked.
2pm Late Check-Out is not FREE.  Lessee/Guest will be charged one entire night(s) for each room booked and any costs incurred by the B&B to compensate another Guest who has reserved the rooms the day of /after your departure date and any subsequent nights.
 
Arrival & Registration: Upon arrival Front Desk Agents will confirm Reservation Agreement Documents (mandatory & optional).  Lessee/Guest should have received a Payment Booking Confirmation Statement” via Emailed, as soon as the charge card payment cleared.  Lessee/Guest will receive our Service Terms and Conditions: Part B (Front Desk Registration: Check-In/Check-Out), Part C (House Rules) and their Accidental Rental Damage Insurance Policy ($49 non-refundable Security Deposit).  These documents will be collected and signed by both Lessee/Guest and Front Desk Agent at Check –In.  A photocopy of the following documents MUST be filed/attached to the Payment Booking Confirmation Statement i.e. Passport or Driver’s License, License Plate, Credit Card, Optional Reservation Documents, keys. 

Fees Due Upon Arrival: Lessee/Guest will purchase a mandatory $49 Non-refundable “Accidental Rental Damage Insurance Policy” and be responsible for a $60 Refundable Incidental Deposit for every reservation regardless of method of payment.  Totaling: $109.00 dollars.

Security Deposit:  No Security Deposit Needed – “$49 Accidental Rental Damage Insurance (ARDI)” MUST be purchased and inclusive with every booking.  ARDI is a $3,000 non-refundable, no deductible insurance plan that provides coverage for accidental damages in place of a security deposit.  Lessee credit card will remain on file should damage occur which is not covered under this insurance policy. (See “Accidental Rental Damage Insurance” Policy, listed under Website tab “Reservation Agreement Documents”).
 
$60 Refundable Incidental Hold will be placed on Lessee’s Mobile Wallet Cash App Account or taken in cash dollars. Refundable at Check-Out. Incidental may include lose keys, snacks, soda, etc.
 
2 Keys/Fobs: There is a $60 fine for each missing key.  See Refundable Incidental Hold below.  If keys are missing when you arrive, please contact the Innkeepers immediately so that you are not held responsible. If you forget and leave a Key/Fob and we have to deliver one, there is an additional $60 courier fee.  Key descriptions (bedroom suite keys & side door sport team keys): #1 Jazz Fusion Suite (Red Wings), #2 Melodie Suite (Lions), & #3 Rhythm Section Lounge Suite (Tigers) are based on double occupancy per room, with a total sleeping capacity of 6 people without roll-out beds and 10 people with roll-out beds maximum. 

Criminal Background Check/Sexual Registry Check:  Innkeepers have full discretion in deciding whether to complete a background check on any guest before, during, or after checking into The Cochrane House (TCH) Luxury Historic Inn.

Lessee Booking:  We reserve the right to refuse a rental, cancel an existing reservation or terminate occupancy (without refund) if we are of the opinion that the Renter, Lessee, Companion, or Guest actions will be detrimental to the property, staff, owner, and/or community. Lessee agrees to abide by the following “Reservation Agreement Documents”:

Mandatory “Reservation Agreement Documents” i.e. Terms & Conditions of Service: Parts A, B, and C, Accidental Rental Damage Insurance Policy, Criminal Background Check/Sexual Registry Check (if requested), Rental Lease Agreement.  These mandatory documents are available online and completed at Check-In.
 
Optional “Reservation Agreement Documents” i.e. Travel Insurance, Medical Release for Mobile Tours & Mobile Equipment, Smoker Restrictions, VIP Membership, etc. are not mandatory and selected by Lessee/Guest. 
 
Guest/Lessee & their Visitors:   In consideration of others we ask that Guest check with us in advance (morning of visit) before inviting visitors.  All visitors MUST check in.

The Lessee is responsible for excessive cleaning, damages, or breakage of property that their visitor may cause. Final Expenses will be based upon actual documented costs, plus any lost income. A minimal fine of $500.00 will be charged to credit card at time of damage or an Accidental Rental Damage Insurance claim must be filed with Innkeepers before Lessee exit.  
Visitors other than those in the Guest/Lessee traveling companion party may not stay overnight in the property.  Lessee/Guests are not allowed to exceed the occupancy limit agreed to. 
We do host small special occasion gatherings on our 1st floor (living or dining or Kitchen Areas) @ $110/hr. (with a booked room) or @125/hr. (without a booked room) Please book an area for your gathering. (also see Specialty Package for booking) 
 
Smoking:   Smoking is NOT ALLOWED in House or Porches.  It is ONLY allowed outside near fire pit.  Request an ashtray.  Do not put buts in fire pit.

Excessive Noise:  The Cochrane House is located in a residential neighborhood.  To maintain a quiet atmosphere all visitors must leave the bedrooms no later than 9pm and no later than 12:00 midnight on the 1st floor gathering areas unless prior approval has been obtained. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 11:00 p.m. – 8:00 a.m.

Disturbances:  In consideration of neighbors and other guest DO NOT knock on doors, park in the driveway, or visit neighboring B&Bs.  Instead, please direct inquiries or problems to the innkeepers.  Guests/Lessee and/or visitors shall not engage in any unlawful acts, or otherwise offensive property use, bother other guests, generate excessive noise, commit or permit any nuisance to exist, nor create any substantial interference with the rights, comfort, safety, or enjoyment to other guest or the owner. 

Rule Violation Penalty:  Ignoring our Excessive Noise or Disturbances Policies will result in Guest/Lessee and others being asked to leave immediately without a refund and a $250.00 breach of agreement charge will be applied to the credit card on file.   
 
Room Accessibility: The owner or Innkeeper may enter the rooms/event areas during the day or early evening when there is a concern and at any time when there is an emergency. 

Owner Responsible:  The Cochrane House (TCH) is privately owned; the owner is not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of TCH or others whom they invite to TCH.

Housekeeping: All bedrooms, common areas, and event areas are clean upon Guest arrive.  Guest MUST maintain bedrooms and common areas (inside/outside) in a clean and orderly condition.  There is no daily bedroom maid service. While linens and bath towels are included, daily maid service is not included in the rental rate. Extra room cleanings can be provided @ $60 a day, upon request only.  Guest MUST request daily bedroom maid service during Check-In. If we incur additional cleaning charges, we will add the amount to your room rental rate.  Note: If the premises appear dirty or damaged upon Check-in, Guest shall inform Innkeepers immediately. 

Items Left Behind: Items left behind require the Guest to contact us for returns. We'd be happy to return items left via the mail at your cost.

Guest Responsible:  Guest MUST maintain event areas, bedrooms, common areas (inside/outside) and all furnishings in a clean and orderly condition. 

Breakfast: Breakfast will be dropped off outside the bedroom door between 8:00 am and 8:30am during the week and 9am and 9:30am on the weekends or Guest can request sit down kitchen accommodations.
Appliances:Please label your person food if kept in main kitchen refrigerator.
Common Areas:  Keep inside, outside, and all furnishings in good clean order.
Bedroom Maid Service: There is no daily bedroom maid service.
Towels:  We suggest you bring a house coat, slippers, beach and face towels. We do not permit our towels or linens to be taken from the house.  Please place dirt towels in bin under the sink.  If new towels are needed place towel bin in the hallway outside your door.
Disposable Adult Moisturizes Washcloths: should not be flushed down toilets (removing Make-up) 
Garbage: Guest garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house before Thursday morning.
 
Feminine Hygiene Products and Sanitary Wipes: Our Toilets is very effective; however, it will clog up if improper material is flushed.  DO NOT FLUSH anything other than toilet paper.  No hygiene products, sanitary wipes, or disposable adult moisture washcloths should be flushed down the toilet.  Feminine hygiene products and sanitary wipes should be wrapped and disposed of in the Trash Bin outside. Disposal bed pads can be provided upon request.

Rule Violation Penalty: If it is found that products have been flushed and clog the toilets, you could be charged damages of up to $250.
 
Facemask and Body oils/Lubricants:  We strive to provide clean, fresh, high quality bedding linens, comforters and blankets. The use of Beauty Face Mask, lubricants, body oils or CPAP/BiPAP facemask may cause staining and as such these items should not be used with our towels or linens

Rule Violation Penalty: A minimum $100 charge will be applied to your credit card if there are any signs of non-water solvable products found on towels or linens.  Disposal bed pads can be provided upon request.
 
Steam Room Rules:  Please read the rules and follow them for your safety; also (Read: Steam Room & Massage). 

All steam shower users must be aware of basic cleanliness rules regarding shower and toileting habits.
Be sure to shower before turning on the steam shower, so you will not be bringing excess germs, soaps, oils, lotions, sun screens, and dirt into the steam room.
Guest who are pregnant or have a bad heart should not use the steam shower. Steam Shower use may cause severe health risks for persons who have certain medical conditions or are pregnant.
When using the steam shower, remember there is a certain health risk associated with this use. Use at your own risk. 

No Oils, salts, soaps, lotions, or the like may not be added to the shower. A minimum $50 clean up charge will be applied to your credit card if there are signs of adding such materials in the shower. 
No playing around the Steam Shower area.
To prevent color fading and/or staining use only our white towels provided for drying off from the steam shower.
Children under 21 years old cannot use the Steam Shower, without adult supervision. 
 
Candles: Candles are not allowed only if the Innkeeper approves the use. If approved, candles MUST be placed in an appropriate candle holder with a plate underneath the holder and placed on a stable table or surface. Candles may not be set on the side of tubs, side of showers, on the sink base or on wood railings.

Rule Violation Penalty: A minimum charge of $50 up to the cost of professional repair or replacement will be applied to your credit card if furnishings, flooring, coverings, or the like are left with wax and/or burns marks.
 
Drugs:  The use of illegal marijuana (> 1.0), illicit, and/or street drugs is strictly prohibited anywhere on our property. Signs of drugs includes not only; bake goods, liquid mixtures, the smell, the smoke, the disposal of butts and/or related drug paraphernalia/materials, homemade ashtrays, straight edge tools, drug power, wraps, seeds, stems, and other objects used for drugs.   

Rule Violation Penalty: A $250.00 breach of agreement and clean up charge will be applied to their credit card.
If there are ANY SIGNS of Guest processing and/or smoking marijuana or the use of other illegal drugs will result in Guest and party being asked to leave immediately without a refund.
Guest with Michigan Marijuana Cards must first show card upon arrival, discuss their individual needs in-person with Innkeepers only. NO phone discussion.  
 
Jewelry and Weapons:  Guests with expensive jewelry or weapons i.e. guns, knifes, etc. must declare these items at Check-in.  Jewelry (optional) and Weapons (mandatory) will be checked-in daily and locked in our safe during in-house stay.   Only the Innkeeper will have the combination to safe.  Guest must have a Michigan Gun license to carry except for law enforcement officers. If found to have a weapon without our knowledge (registered or non-registered) will result in Guest being asked to leave immediately without a refund.

Pet Policy:  No Pets are Allowed.  Service dogs are welcome in conjunction with accommodations in the Suite with an outside Porch. Pets are not allowed to be kept in cars on the property.  Request a pet sitter, if needed, during on-line booking.

Parking:  Parking in the downtown Entertainment District, where The Cochrane House is located, does pose some challenges.  With such abundance of fantastic things going on and do within close proximity; walking to everything is achievable.  Public transportation is only a block away and located in your “Welcome or Bedroom folder” is a list of transport alternatives along with contact links and our opinion on their reliability.  The Cochrane House offer valet parking and is limited to mid-compact cars ONLY. No reservations for parking is needed. Spaces are not sized to accommodate Trucks, Vans, Buses, or SUVs. There is also Sunday parking, overnight parking, and all day unlimited time parking on streets in front of The Cochrane House. Please inquire about additional parking information/options during online booking, call front desk before your arrival.

Release and Waiver of Liability”

Before signing Terms and Condition of Service please review with traveling companions.  Lessee will be held responsible for making sure travel companions understand and agree

to Parts A, B, & C of our Terms & Conditions of Service. (i.e. Booking a Reservation, Front Desk Registration: Check-in/Check-out, and House Rules).  Lessee and traveling companion names MUST be listed below and given via email at info@thecochranehouse.com, during Booking a Reservation. NOTE: The full version of the Terms & Conditions of Service agreement has precedence in the event of a discrepancy.  If a guest wishes to read the full version, a copy is available upon request during check-in.

The undersigned (Renter, Lessee, Guest, Companion), hereafter referred to as Renter; agree that all rental monies are non-refundable per cancellation/re-booking/re-schedule policy.  Renter gives TCH permission to charge their credit card for the non-refundable amounts for bedrooms and/or Event Rental space which is Due within 30 days of dated agreement.

The undersigned Renter, understand that attending a vacation facility in the city may involve participation in physical activities both outdoors and indoors activities which exposure them to city elements. With these, and all related activities, there is a certain element of risk.  By accepting this wavier, Renter acknowledge that their participation is at their own risk, and that he/she will assume all responsibilities for any and all aspects of participation by themselves, their guest, and any children who might accompany them.  This waiver applies to any and all activities participated in while staying at “The Cochrane House Historic Inn & Event Venue”.

The undersigned Renter, understand by signing this Release and Waiver of Liability, he/she hereby indicating that Renter, visitors, and traveling companions (adults & children) will use cash, their homeowners insurance, car insurance, health insurance, vacation rental damage insurance ( included with booking) and Event cancellation insurance, for any & all liabilities, claims, actions, damages, costs, or expenses caused by unexpected mishaps and losses such as; cancellations due to flooding, severe weather, storms, power failure, venue black-outs, or any disaster whatsoever, known or unknown, occurring, during, caused by, relating to, whether in law or equity or arising in any way during our stay/participation at The Cochrane House Luxury Historic Inn, LLC.

The undersigned Renter, hereby irrevocably & unconditionally agrees to indemnify, defend, and hold The Cochrane House Luxury Historic Inn, LLC its landlord, building owners, officers, employees, and agents harmless of and from any liabilities, costs, penalties, or expenses arising out of and/or resulting from the rental and use of the premises, including but not limited to, the personal guarantee of provision, service, valet parking and dispensing of payment by renter, its employees, vendors, and agents of alcoholic beverages at The Cochrane House Luxury Historic Inn, LLC .  

The undersigned Renter, understand that this Release from Liability irrevocably & unconditionally releases and holds harmless The Cochrane House Luxury Historic Inn, LLC  from any financial or other liability for any injury, bodily harm, sickness, illness, or loss of life that the Renter, their Guest or family member or friend may suffer and from any economic harm or loss of property occurring during, caused by, relating to, or arising in any way out of being a Guest or Renter at The Cochrane House Luxury Historic Inn.

The undersigned Renter, understand that The Cochrane House Luxury Historic Inn, LLC located at 216 Winder St. Detroit, Michigan, 48201, MUST be a rider on all Insurance policies.  The undersigned (Renter), have also read their rights to purchase optional Travel Insurance or Event Cancellation/Postponement Insurance to cover booking reservation if cancellation occurs. 

The undersigned Renter, understand that In the event The Cochrane House Luxury Historic Inn, LLC , its landlord, building owners, officers, employees and/or agents, are required to file any action in court in order to enforce any provisions of this agreement, renter agrees to pay The Cochrane House Luxury Historic Inn, LLC, its officers, landlord, building owners, employees and/or agents, all reasonable attorney fees, court fees, and costs of suit incurred by The Cochrane House Luxury Historic Inn, LLC , including all collection expenses and interest due.

The undersigned Renter, agrees to comply with all applicable City, County, State, and Federal laws and shall conduct no illegal act on the premises. This is a drug free and non-smoking facility at all times, NO EXCEPTIONS. Renter shall not sell alcohol on premises at any time. Renter may not serve alcohol to minors on the premises at any time. Renter agrees, for everyone’s safety, to ensure alcoholic beverages are consumed in a responsible manner.

The Cochrane House Luxury Historic Inn, LLC reserves the right, in its exclusive discretion, to expel anyone who in its judgment is intoxicated or under the influence of alcohol or drugs, or who shall in any manner do or participate in any act jeopardizing the rights, use permit, or insurability of The Cochrane House Luxury Historic Inn, LLC or the safety of its staff, guests, or building contents.

The undersigned Renter, and traveling companion children named below are over 12 years old and have reviewed Part C: House Rules and agree to follow as directed while here at The Cochrane House Luxury Historic Inn. The undersigned Renter, execute this agreement voluntarily, on behalf of his/her traveling companions Children & Adults).

The undersigned Renter, and traveling companions (Children & Adults) named below have reviewed and read this AGREEMENT with its Service Terms, Conditions: House Rules Part C, its Release & Waiver of Liability, Part A, Part B and understand all of the TERMS.  The undersigned Renter, executed this agreement voluntarily, individually and/or on behalf of his/her traveling companions, with full knowledge of its significance, and intend to be legally bound by it, as evidenced by the [electronic or manual signature (s)] set forth below.

We have security cameras inside and around the exterior of The Cochrane House. We retain camera footage for 60 days, there after the footage is erased.
