Property and Cancellation Policies :
As an intimate property with limited room inventory, we must adhere strictly to the following cancellation policies:
All reservations may be canceled with no less than 14 days advance notice to the reservations office or you will be charged in full.If you notify us 14 days or more days prior to your arrival date, we will refund your deposit less $35 to cover credit card fees assessed to the property.If you need to cancel or alter inside 14 days of arrival, you will be responsible for your full reservation and your credit card will be charged accordingly.Of course, we will try to re-rent your room. If we are successful for any or all nights, we will gladly adjust your charge by that amount.Please note: No shows will be charged in full. 

If your reservation is part of a wedding block, or other group block subject to a contract, the terms of our contract supersede this policy. Please refer to it or your group host for details.

Deposits 

Reservations require 1 night of the total reservation. Credit card deposits will be processed at the time of the reservation.Final payment will be charged to the credit card on file 14 days before the start of your reservation. View our privacy policy for credit card processing.

For reservations of 2 or more rooms, customers will be charged in full 30 days before the start of the reservation.

Terms and Conditions

To help you plan your day and your travel arrangements, please observe the following regulations:
Check in time is 3:00 PM to 6:00 PM.
Special arrangements have to be made for any check-in after 6:00 PM.
We ask all our guests to inform us about the estimated time of arrival for all reservations before the arrival date.
There is a $100 late check-in fee for special arrangement arrivals outside of the above window.

Breakfast: 
While we have a self-service coffee/espresso bar in the morning located in the kitchen, we do not serve a full breakfast. We can recommend our bakery partner, LOIC Café, in downtown West Palm Beach, a short five min drive away www.bakeryloic.com.
You will receive a discount on all pastries when you mention that you are staying at Grandview Gardens. They also deliver via Uber Eats and Doordash to our property.

Children:
While best suited for children over 12 years of age, all well behaved children are welcome in designated rooms. Please call us if you make a reservation/have children below 12 years, so we can advise you on the most suitable room.
Important to note is that:
  1. Grandview Gardens is furnished in fine upholstery and antiques, and we will have no choice but to assess and charge you for any damage during your stay
  2. Many guests choose our property for its elegance and quiet atmosphere, and the hosts have a responsibility to assure their comfort. We will address any issues with you.
Accessible Accommodations:
Grandview Gardens welcomes all guests. However, due to the historic significance of our main house built in 1925, the property has limited wheelchair accessibility. We have however worked to remove barriers where possible.
  • The Bougainvillea Room is our ADA-accessible room and located on the ground floor by the pool and includes wide doorways as well as a walk-in shower with bench and grab bars in the toilet and sink area of the bathroom.
  • From the entrance to the Inn, guests have access to all common areas, dining room, and check-in area.
  • We do not have an elevator.

Room keys on arrival
– During normal working hours the keys will be handed over to the guest after payment and
administration. A valid state ID or passport and credit card in the guests' name is required during check-in.

Lost key or damage to locks
– The cost for replacement of lost room keys or damaged locks is applicable and a total amount of $200
for lost keys and $500 for lock replacement to be paid immediately.

Smoking
– Smoking is completely forbidden inside the house; should smoking occur, a deep cleaning fee of $250 will be charged. 
– Smoking is permitted outside the house. Please use properly dispose of ashes and cigarettes.

Refunds
– There will be no refunds for early departures, for breakdowns of air conditioner, heater, appliances,
plumbing emergencies, TV and Cable/interruption of signal, etc., or COVID-19 related logistic issues if
said breakdown is due to weather and /or other conditions over which the house owner has no control

Guest Rooms
– Please do not use flammables for heating, cooking or the like, irons candles, etc, in the guest room or
corridors without the consent of the General Manager.
– Please do not use guest rooms for business activities or for any purposes other than accommodation
use, without the consent of the General Manager.

Valuables, security and storage
– The management is not responsible for lost items. Please lock the doors when you leave.
– Management takes responsible steps to ensure the safety and security of all guests and their possessions, guests retain final responsibility for their own safety and security.
– Keep rooms locked at all times when absent.

Parking Lot
– Parking is available free of charge for all house guests. Free on-street parking is available 24/7
– Do not leave any valuables inside your car while it is parked. The Hotel cannot accept responsibility for
the loss or theft of any such articles while your car is parked.

Toilets
– No cigarette buds, cotton buds, or any other material, other than toilet paper may be flushed down
the toilet. Charges of $295 will be incurred for any blockage and charged to credit card on file.

General
– Guests have no access to rooms and areas marked “PRIVATE”.

THE LIVING ROOM
– Guests are allowed to use this common area
– Should be kept as you’ve found it nice and tidy. If by any chance you notice any dirt please inform the
owner.
– Avoid making noise or disturbing the other house guests, musical instruments, radios, televisions,
stereos, and/or any other source of amplified sound shall be played at a volume that shall not disturb or
annoy other guests we shall pay particular attention to limiting noise between the hours of 8:00 p.m.
and 8:00 a.m., we also request the guests to restrain from making any noise outside the building, in the
courtyard or directly in front of the building.

THE DINING ROOM
– Please use this common area to have your meals, preparation and cooking should be conducted in the
kitchen area.

THE KITCHEN
– Stove shall be clean and free of food and grease.
– Refrigerator shall be clean. Freezer door shall close properly and freezer shall have no more than one
inch of ice. Freezer shall not be over-packed so that sufficient room is allowed for air circulation.
– Cabinets shall be clean and neat. Cabinet surfaces and countertop shall be free of grease and spilled
food. Cabinets shall not be overloaded. Storage under the sink shall be limited to small or lightweight
items to permit access for repairs.
– Sink shall be clean, free of grease and garbage. Dirty dishes shall be washed and put away in a timely
manner. Please put back into place all dishes, utensils, etc, properly cleaned after use.
– Food storage areas shall be neat and clean without spilled food. Label your food in the refrigerator.
Anything not labeled and in non-consumable condition, excluding condiments that are still in
consumable condition, will be disposed of.

– Trash/garbage shall be stored in a covered container until removed to the collection containers.

– Cooking oils or grease shall not be disposed of down the kitchen drain.

– Garbage disposal, if any, shall be used only in accordance with the disposal instructions.

– Please label your food in the refrigerator. Anything not labeled and in non-consumable condition,
excluding condiments that are still in consumable condition, will be disposed of.

– The kitchen includes a refrigerator, microwave, coffee and teapot, and limited dishes, glasses, and
utensils for light meal preparation. Please clean up immediately after yourself.

– There is also a small washer/dryer available for light loads in the kitchen area, for Hotel use only.

THE SWIMMING POOL
– The pool is for your enjoyment from 08:00AM until 8:000PM. You must arrange with the Management
for access to the pool outside of these hours.
– There is no lifeguard on duty, hotel guests are to use responsible judgement
– Keep the pool area neat and clean at all times
– Keep noise level at the pool area low as other guests rooms are situated directly above the pool;
– If you’re part of a group stay, try to maintain occupancy time & rate at acceptable levels as the other
guests may also want to enjoy the pool.
- No glassware allowed at the pool and patio areas 

PET POLICIES
Pets are allowed provided that the pet owner agree to the following conditions and pays a $100 nonrefundable pet fee:
– The pet is house broken, flea free, not prone to shedding, and not prone to damaging property;
– Pets are not allowed on the furniture or beds, unless a protective cover is used provided by guest.
There is an extra pet cleaning fee if evidence of excessive pet hair is found in the guest room.
– The cost to repair any damage done by a guest’s pet, such as chewing furniture, staining carpet (pet
urine) will be charged against the guest’s credit card and/or deducted from the damage deposit, and the
guest will be charged for carpet cleaning, odor removal, etc.
– Kindly maintain responsibility for your pet’s waste.
– Kindly ensure pets are supervised at all times.
– The maximum weight of the pet is 35 lbs. Aggressive or unruly dogs are not welcome for the safety of
other guests.

Additional Guest Responsibilities
– We will hold you responsible for any damage or loss caused to our property by your acts or omissions,
default, accident or neglect. By booking with us you agree to indemnify us and to pay us on demand an
amount reasonably required to make good or to rectify such damage or loss caused by you. Normal
wear and tear are excluded.
– Please report any accidents or incidents to management in connection with any property damage.
General incapacity
– Hotel cannot be held liable if any of the following events or conditions prevents the hotel from
fulfilling its obligation to guests. However, the hotel will take necessary steps to minimize
disruption and discomfort to guests under these conditions:
* Unanticipated interruption to electricity, water, sewage to and from the guest house;
* Industrial actions, civil uprising or criminal activity;
* Fire, flooding, wind or any other force major event.

Environmental Policy
– The owners of the hotel are dedicated to the protection of our planets resources and would encourage
our guests to help us by:
* Switching off lights when not in use;
* Ensuring that taps are always turned off after use;
* Avoiding the unnecessary use of towels – kindly use just what you need.
* We will sort the recyclables collected from guest rooms i.e. paper, plastic, metal and glass
