House Rules
- Pond Usage:
- Swimming in the pond is prohibited.
- Ice skating is permitted in winter only if the condition and ice thickness have been assessed and authorized by the hosts.
- The boat is available but must be used responsibly and without alcohol. Children under the age of 16 are to be supervised by an accompanying adult.
- Noise Policy:
- No loud music after 11 PM
- For late-night activities, use the soundproof theater room to prevent noise from traveling.
- Smoking:
- Smoking is not allowed indoors.
- If smoking outside, please keep windows and doors closed if near the house.
- Food and Beverages:
- No eating or drinking is allowed in the bedrooms.
- Cleanliness:
- All dirty dishes must be cleaned upon check-out. Rinse and load all dirty dishes into the dishwasher and start a cycle before check-out. You may incur an additional charge if this is not done
- Leave the house as you found it. Dispose of trash in bags near the laundry door. Contact us if you’d like trash picked up during your stay.
- Pets:
- Pets are not allowed on furniture.
- Use designated areas for pets to relieve themselves (front of the property near the trees or grey canvas sheds) and clean up after them.
- Visitors:
- Unauthorized visitors are not allowed without prior host approval.
- Property Boundaries:- Do not cross Kneehill Creek onto neighboring properties, as this is considered trespassing.
- Heating and Thermostats:
- The home features in-floor heating, set year-round to an appropriate temperature. Please do not adjust the thermostats.
- Parking and Garage Access:
- Do not park in front of the garage doors. The garage is not accessible to guests.
- Fish and Wildlife:
- Do not feed the fish in the aquarium or the pond.
Booking & Fees:
- Check-in/Check-out: 3:00 PM check-in, 10:00 AM check-out. Late checkout options (1 PM for $249 or 5 PM for $499) available with 24-hour notice.
- Pricing: $399 cleaning fee and a $750 refundable damage deposit (refundable within 14 business days) apply to all bookings. Additional guest fees of $79/person per stay, after 16 guests. Pets are welcome for a $50 fee per pet per stay.

- Cancellation Policy:
- Full charge if canceled within 14 days of arrival.
- 50% charge if canceled within 30 days.
- No charge if canceled more than 30 days before arrival.
Note:
If you would like to extend your stay at the ranch, late-late checkout
is available if 24hrs before your checkout no new guests are checking-in
to the ranch on your checkout day. Agreement and approval must be
communicated with hosts and confirmed through payment no later than
11:59PM the night before your checkout day.
Please confirm your estimated total group size with the hosts prior to arrival, including all guests present at any time during your stay. For larger private events, reach out to us to inquire about special pricing.
The hosts reserve the right to charge, at their sole discretion, for any damages caused by the booking guest or their group to any Carbon Valley Ranch property. This includes, but is not limited to, damage to the grounds, appliances, linens, kitchen items, audio/video equipment, televisions, furniture, floors, walls, lighting, plumbing, and the structure itself. Detailed photos of the damage, along with a breakdown of repair or replacement costs, will be provided to the booking guest within 14 days of check-out. Credit card details will be securely stored for 14 days following check-out for this purpose.
When booking with Cloudbeds, all host / guest communication will take place via email.
We reside in a separate apartment attached to the house and are available to assist with any questions or concerns between 9:00 AM and 9:00 PM during your stay. Our location ensures you will not see or hear us, allowing you full privacy to enjoy the main house and property as your own. Rest assured, we respect your privacy and will not enter the main house during your stay unless invited.Thank you for

Terms and Conditions
Be respectful of noise levels after 11:00PM. After this time we ask that you move into the theatre room if you're going to be playing music, as it is a soundproofed room and will stop noise from traveling. No smoking in the house. You may smoke outside, but please keep windows and doors closed if you're in close proximity to the house. No eating or drinking in the bedrooms. All dirty dishes must be cleaned upon check-out. We ask that you rinse them, put them in the dish washer, and begin a cycle before you check-out. You may incur an additional charge if this is not done. Leave the house the same way you found it. Clean up your trash, and leave it in trash bags near the laundry door. Message us if you would like this picked up and removed during your stay. If you have pets, please keep them off all furniture. We also ask that you don't allow them to do their 'business' on the lawn facing the river. Please take them to the front of the property - somewhere near the trees, or on the grass near the grey canvas sheds, and please pick up after them. A one-time $50 pet fee applies for each pet. No unauthorized visitors, must check with host beforehand. You may use the boat, however please do so responsibly and sober. Children under the age of 16 are to be supervised by an accompanying adult. Skating on pond is only allowed if condition and thickness of ice is verified by hosts prior to use. Please do not cross Kneehill creek onto our neighbors property. Entering onto it is considered trespassing. The home features in-floor heating and is set year round to the appropriate temperature. We ask that guests, please, do not adjust any of the thermostats.

Note: If you would like to extend your stay at the ranch, late-late checkout is available if 24hrs before your checkout no new guests are checking-in to the ranch on your checkout day. Agreement and approval must be communicated with hosts and confirmed through payment no later than 11:59PM the night before your checkout day. A fee of either $249 (1PM) or $499 (5PM) is requested for a late-late checkout.
Extra guest fees: after 16 guests, $79 + tax CAD per person, per stay, even if only coming onto the property for a single day event. Extra guests are welcome to stay on the property for the duration of your stay. Conditions apply. Please clarify with your hosts ahead of arrival by sharing your estimated total group size, including all guests at any time, during your stay.
A $399 cleaning fee applies to all reservations regardless of length of stay.

During your stay
We live in an apartment attached to the house so we will be available should you have any questions or need help with anything during your stay. We are far enough away that you will not hear or see us, and you have the entire main house and property to use and treat as your own. We completely respect guest privacy and will not enter the main house during the duration of your stay unless invited. Please do not park in front of the garage doors. As per our guest access policy, the garage is not accessible. Please refrain from feeding the fish. Thank you for your cooperation, we intend that you have an extraordinary stay!

If you are booking an Experience on behalf of other Guests, you will ensure, and you represent and warrant, that each Guest on whose behalf you book has read and agreed to this Guest Release and Waiver, which shall apply to each of them as if the reference to"you" was a reference to him/her.
Assumption of Risks
You understand and acknowledge that the Experience(s) you sign up to do may be hazardous and may carry the risk of injury or illness, including sickness, physical injury, property damage,disability, permanent paralysis, and death.TO THE MAXIMUM EXTENT PERMITTED UNDER APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY AND FREELY ASSUME ALL RISKS,BOTH KNOWN AND UNKNOWN, OF PARTICIPATING IN EACH EXPERIENCE, INCLUDING EACH EXPERIENCE IN YOUR IMMERSIVE EXPERIENCE, EVEN IF THOSE RISKS ARISE FROM THE NEGLIGENCE OR CARELESSNESS OF THE HOST OR OTHERS, OR DEFECTS IN THE EQUIPMENT,PREMISES, OR FACILITIES USED DURING THE EXPERIENCE, OR OTHERWISE, AND YOU ASSUME FULL RESPONSIBILITY FOR PARTICIPATION IN THE EXPERIENCE.
Release and Waiver
You acknowledge and agree that:
- You have reasonably assessed the risks involved in the Experience(s) and have made an informed and voluntary choice to participate.
- You alone, and not your Host(s), are responsible for determining your fitness for participating in the Experience(s) and your ability to fully understand any directions or warnings presented.
- You will not participate in any Experience(s) and/or Trip when you have a physical, medical, or mental limitation or disability, or when you are aware or should reasonably be aware of any factors that may limit or prevent you from safely participating in that Experience(s) and/or Trip.
- You will act reasonably and responsibly and will comply with any provided and customary conditions, directions, and/or precautions for participation in the Experience(s) and/or Trip. If you notice any hazard during an Experience, you will stop participating in the Experience immediately.
If you reside in California, you expressly waive the protection of Section 1542 of the California Civil Code(“Section 1542”), which provides: A GENERAL RELEASE DOES NOT EXTEND TO CLAIMS WHICH THE CREDITOR DOES NOT KNOW OR SUSPECT TO EXIST IN HIS/HER FAVOR AT THE TIME OF EXECUTING THE RELEASE, WHICH IF KNOWN BY HIM/HER MUST HAVE MATERIALLY AFFECTED HIS/HER SETTLEMENT WITH THE DEBTOR. You understand and agree that claims or facts in addition to or different from those which are now known or believed by you to exist may hereafter be discovered.
You intend this Guest Release and Waiver to be a complete and unconditional release of all liability to the greatest extent allowed by law. You agree that if any portion of this Waiver and Release is held to be invalid, the balance notwithstanding shall continue in full force and effect.

TO THE MAXIMUM EXTENT PERMITTED BYLAW, HOSTS PROVIDE THE EXPERIENCE(S) AND/OR TRIP “AS IS,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED. WITHOUT LIMITING THE FOREGOING AND TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOST(S) EXPRESSLY DISCLAIM ANY WARRANTIES OF SAFETY, FITNESS FOR A PARTICULAR PURPOSE, QUIET ENJOYMENT, AND AS TO THE ADEQUACY OF THE DIRECTIONS AND WARNINGS PROVIDED TO YOU.
Indemnification
You agree that if, despite this Guest Release and Waiver, you or anyone on your behalf make a claim against the Host(s) relating to an Experience and/or Trip, you will indemnify and hold the Host(s) harmless from any liability, demand, loss, damage, or costs which the Host(s) may incur as the result of such claim.You affirm that you HAVE READ THIS GUEST RELEASE AND WAIVER AND FULLY UNDERSTAND THE ASSUMPTION OF RISK, RELEASE,WAIVER, AND CONSENT CONTAINED IN IT. YOU FURTHER UNDERSTAND THAT YOU HAVE GIVEN UP RIGHTS BY AGREEING TO THESE TERMS, AND HAVE DONE SO FREELY AND VOLUNTARILY AND WITHOUT INDUCEMENT.
