Carbon Valley Ranch is a stunning 9000 sq ft home on 5 acres located in the valley, overlooking Kneehill Creek. The property lies in the outskirts of Carbon, a quaint village with beautiful views and tranquil trails.
Carbon is a small and vibrant community located in the heart of the Canadian Badlands. Just 40 km west of Drumheller and one hour from Calgary, as well as a half hour drive to Three Hills or Rosebud. The 'Village in the Valley' is known for its beautiful landscapes, particularly as the picturesque Kneehill Creek runs through the area.

Be respectful of noise levels after 11:00PM. After this time we ask
that you move into the theatre room if you're going to be playing
music, as it is a soundproofed room and will stop noise from traveling.
No smoking in the house. You may smoke outside, but please keep windows
and doors closed if you're in close proximity to the house. No eating or
drinking in the bedrooms. All dirty dishes must be cleaned upon
check-out. We ask that you rinse them, put them in the dish washer, and
begin a cycle before you check-out. You may incur an additional charge
if this is not done. Leave the house the same way you found it. Clean up your trash, and leave it in trash bags near the laundry door.
Message us if you would like this picked up and removed during your
stay. If you have pets, please keep them off all furniture. We also ask
that you don't allow them to do their 'business' on the lawn facing the
river. Please take them to the front of the property - somewhere near
the trees, or on the grass near the grey canvas sheds, and please pick
up after them. A one-time $50 pet fee applies for each pet. No
unauthorized visitors, must check with host beforehand. You may use the
boat, however please do so responsibly and sober. Children under the
age of 16 are to be supervised by an accompanying adult. Skating on pond
is only allowed if condition and thickness of ice is verified by hosts
prior to use. Please do not cross Kneehill creek onto our neighbors
property. Entering onto it is considered trespassing. The home features
in-floor heating and is set year round to the appropriate temperature.
We ask that guests, please, do not adjust any of the thermostats.

Late-late checkout: 1:00PM or 5:00PM
Note:
If you would like to extend your stay at the ranch, late-late checkout
is available if 24hrs before your checkout no new guests are checking-in
to the ranch on your checkout day. Agreement and approval must be
communicated with hosts and confirmed through payment no later than
11:59PM the night before your checkout day. A fee of either $249 (1PM)
or $499 (5PM) is requested for a late-late checkout.
Extra
guest fees: after 16 guests, $79 + tax CAD per person. Please clarify with your hosts ahead of arrival by
sharing your estimated total group size, including all guests at any
time, during your stay. Contact us for larger private event to get a special price.
A $399 cleaning fee applies to all reservations regardless of length of stay.
A
$750 damage deposit will be collected at the time of booking and is
included in the total fees on your reservation. Hosts reserve the right,
with full discretion, to charge for damages caused by a booking guest and or group
to any and all CVR property
including, but not limited to; grounds, appliances, linens, kitchen
items, audio/video equipment and televisions, furniture, floors, walls,
lighting, plumbing, and structure. Damage pictures, and a breakdown of
repair and or replacement costs, will be provided to the booking guest
within 14 days of checkout. Credit Card details are stored for 14 days
after checkout.

We
live in an apartment attached to the house so we will be available
should you have any questions or need help with anything during your
stay. We are far enough away that you will not hear or see us, and you
have the entire main house and property to use and treat as your own. We
completely respect guest privacy and will not enter the main house
during the duration of your stay unless invited. Please do not park in
front of the garage doors. As per our guest access policy, the garage is
not accessible. Please refrain from feeding the fish. Thank you for
your cooperation, we intend that you have an extraordinary stay!

You understand and acknowledge that the Experience(s) you sign up to do may be hazardous and may carry the risk of injury or illness, including sickness, physical injury, property damage,disability, permanent paralysis, and death.TO THE MAXIMUM EXTENT PERMITTED UNDER APPLICABLE LAW, YOU KNOWINGLY, VOLUNTARILY AND FREELY ASSUME ALL RISKS,BOTH KNOWN AND UNKNOWN, OF PARTICIPATING IN EACH EXPERIENCE, INCLUDING EACH EXPERIENCE IN YOUR IMMERSIVE EXPERIENCE, EVEN IF THOSE RISKS ARISE FROM THE NEGLIGENCE OR CARELESSNESS OF THE HOST OR OTHERS, OR DEFECTS IN THE EQUIPMENT,PREMISES, OR FACILITIES USED DURING THE EXPERIENCE, OR OTHERWISE, AND YOU ASSUME FULL RESPONSIBILITY FOR PARTICIPATION IN THE EXPERIENCE.
Release and Waiver
You acknowledge and agree that:
- You have reasonably assessed the risks involved in the Experience(s) and have made an informed and voluntary choice to participate.
- You alone, and not your Host(s), are responsible for determining your fitness for participating in the Experience(s) and your ability to fully understand any directions or warnings presented.
- You will not participate in any Experience(s) and/or Trip when you have a physical, medical, or mental limitation or disability, or when you are aware or should reasonably be aware of any factors that may limit or prevent you from safely participating in that Experience(s) and/or Trip.
- You will act reasonably and responsibly and will comply with any provided and customary conditions, directions, and/or precautions for participation in the Experience(s) and/or Trip. If you notice any hazard during an Experience, you will stop participating in the Experience immediately.
If you reside in California, you expressly waive the protection of Section 1542 of the California Civil Code(“Section 1542”), which provides: A GENERAL RELEASE DOES NOT EXTEND TO CLAIMS WHICH THE CREDITOR DOES NOT KNOW OR SUSPECT TO EXIST IN HIS/HER FAVOR AT THE TIME OF EXECUTING THE RELEASE, WHICH IF KNOWN BY HIM/HER MUST HAVE MATERIALLY AFFECTED HIS/HER SETTLEMENT WITH THE DEBTOR. You intend this Guest Release and Waiver to be a complete and unconditional release of all liability to the greatest extent allowed by law. You agree that if any portion of this Waiver and Release is held to be invalid, the balance notwithstanding shall continue in full force and effect.

TO THE MAXIMUM EXTENT PERMITTED BYLAW, HOSTS PROVIDE THE EXPERIENCE(S) AND/OR TRIP “AS IS,” WITHOUT WARRANTIES OF ANY KIND, WHETHER EXPRESS OR IMPLIED. WITHOUT LIMITING THE FOREGOING AND TO THE MAXIMUM EXTENT PERMITTED BY LAW, HOST(S) EXPRESSLY DISCLAIM ANY WARRANTIES OF SAFETY, FITNESS FOR A PARTICULAR PURPOSE, QUIET ENJOYMENT, AND AS TO THE ADEQUACY OF THE DIRECTIONS AND WARNINGS PROVIDED TO YOU.
Indemnification
You agree that if, despite this Guest Release and Waiver, you or anyone on your behalf make a claim against the Host(s) relating to an Experience and/or Trip, you will indemnify and hold the Host(s) harmless from any liability, demand, loss, damage, or costs which the Host(s) may incur as the result of such claim.You affirm that you HAVE READ THIS GUEST RELEASE AND WAIVER AND FULLY UNDERSTAND THE ASSUMPTION OF RISK, RELEASE,WAIVER, AND CONSENT CONTAINED IN IT.
