DEPOSIT AND PAYMENT: All reservations made BEFORE June 1st must put down 25% of their reservation balance at the time of booking. The remaining 75% will be charged AUTOMATICALLY on June 1st. Reservations made AFTER June 1st must pay 100% of their balance at the time of booking.
OCCUPANCY RULES: It is understood that ALL reservations and stays at Ocean Air Hotel (C Street Apartments LLC) are deemed to be "weekly leases" or "daily leases". A guest, at all times, agrees that breaking hotel rules or refusing to pay for their stay will result in immediate removal from the property. At NO time, and regardless of length of stay, does a guest become a tenant. 
ROOM & BOARD TAXES: All reservations are subject to a 8.5% tax, paid at the time of reservation directly to the Town of Hampton.
PET POLICY: Are we pet friendly? You bet! A maximum of two pets are allowed per room at a charge of $75 PER PET. Just make sure your furry friends do their business in the designated area and stay on a leash when outside the room. Pets CANNOT BE LEFT UNATTENDED IN ROOMS AT ANY TIME. Also, should your pet cause property or item damage, an incidental fee will be charged at market value to your credit card on file. No cats or venomous creatures. Note: Any pets brought onto the property that cause lasting disturbances to other tenants will be asked to depart the property without refund. We're sorry about this, because although we don't mind the sound of barking dogs, we can't speak for all of our guests. 
SMOKING POLICY: Smoking inside our apartments is ABSOLUTELY NOT ALLOWED. If there are lingering smells left in the room at the time of departure, a fee of $250 will be charged to the card on file, to pay for a deep cleaning. Please do all smoking outside and away from our building, and dispose of all cigarette butts in the designated disposal bins. 
COOKING POLICY: Please practice safe cooking habits do not leave burners on unattended. Please do not cook with strong smelling ingredients.
ROOM CLEANING: Ocean Air operates as a vacation rental provider, and therefore, room refreshes will not be offered during stays. However, should you need fresh towels or linen, please call the front desk at (603) 929-6684 ext. 3
FIREARM POLICY: Any guest or visitor who is in possession of a firearm on hotel premises is personally responsible for abiding by all applicable federal, state and local laws with respect to firearms. Subject to the following restrictions, guests of Ocean Air who are lawfully permitted to possess a firearm may bring such firearm onto hotel premises, provided that the presence of the firearm on hotel premises: is for storage purposes only; the firearm is and remains at all times unloaded; the firearm is and remains secured in a locked, hard-sided firearm container, provided by the guest, while transported to or from the guest room and while stored therein; and the firearm remains securely safeguarded at all times in a locked guest room or locked personal vehicle, except when transporting the firearm to or from a guest room. Guests who fail to abide by this policy may be asked to leave the hotel premises, without refund. The hotel premises are private property, and our firearms policy applies to: (i) all firearms, regardless of whether the firearm is a handgun or a long-barreled gun; and (ii) all guests and visitors, even those possessing a valid license or permit to carry a firearm.The only exception to the restrictions described in this firearms policy statement is for law enforcement officers and designated military personnel, who are on-duty and required to carry firearms in the performance of their duties.
