Whether you are touring the North Highlands of Scotland or looking for somewhere to stay for that special occasion, The Granary Lodge is the perfect spot – offering 10 individually styled bedrooms including 2 Suites with beautiful views over the Pentland Firth to Orkney and a warm Highland welcome.
Until further notice, following government guidelines the drawing room and dining room will remain closed. However in the comfort of your room please enjoy one of our delicious breakfast hamper boxes in the morning, delivered to you at a pre-arranged time. For the evening we are happy to assist in making dinner reservations at local restaurants. Alternatively if you do not wish to travel out, why not try one of our Crofter's Platters. (24 hours notice required for platters)
Our staff will then be on hand to provide information and advice on what to see and do during your day. Relax in the evening with a wee dram from our local drinks selection of gins, whisky's and craft ales. *Note: Unable to serve alcohol from 9th October due to new Government Regulations)
Granary Guest Special tours of the Castle are available to our guests, Monday to Friday, including out of season (Oct to Mar). Pre-booking is required. Cost £50 per person

Cancellation by you
If you have to cancel or amend a reservation, it is in your interest to notify us immediately by telephone or email. We are happy to reschedule bookings to another date falling within 12 months of your original booking without any loss of deposit. However, in the event of failure to check in to The Granary on your scheduled day of arrival OR an outright cancellation, costs will be incurred (see our full Terms and Conditions as linked from our website).
Cancellation by us
Every booking is made in good faith with the belief that the room will be available on the date stated. If for any reason the room is not available, we will attempt to offer you alternative accommodation. If this is not possible, or is unacceptable to you, all monies paid by you for the room concerned will be refunded in full. Our liability would not extend beyond this refund.

When you confirm a booking, you are entering into an agreement with us (which shall include these terms and conditions). PRICING, DEPOSITS, CONFIRMATION & BALANCING PAYMENTS
The Granary Lodge offers a standard rate which includes bed & breakfast for a maximum of two people and prices are guaranteed once you have been given a confirmation number. All prices are inclusive of VAT. For the avoidance of doubt, the standard price does not include any incidental charges which you may incur during your stay. Such charges will be payable by you on your departure and, in the event that you fail to pay any such incidental charges, it is a condition of your booking with The Granary Lodge that you irrevocably authorise us to debit your credit or debit card for the amount of any shortfall.
To secure your booking, we do require a non-refundable deposit of £50 per room per night to be paid. Deposit payments can be made by credit or debit card (via our online booking system, by telephoning The Granary Lodge or indeed by visiting The Granary Lodge in person). Deposits will be taken in accordance with the terms & conditions of your booking. In the event of cancellation, payment will be taken in accordance with our cancellation terms (see CANCELLATIONS for details).
Once your booking has been accepted and a deposit received, you shall receive a booking confirmation email from us. This will include details of your room type, room rate, dates of arrival / departure and also a unique booking reference number. Please quote your booking reference number when contacting us at The Granary Lodge as this will identify your specific booking. Hard copy booking confirmations are available upon request but may attract an additional charge.
Balance of monies outstanding
Balancing payments are made on the day of your departure and after you have vacated the room. We accept payment of your balance by cash,debit and credit cards (excluding American Express).
Cancellation by you
If you have to cancel or amend a reservation, it is in your interest to notify us immediately by telephone or email. We are happy to reschedule bookings to another date falling within 12 months of your original booking without any loss of deposit. However, in the event of an outright cancellation, costs will be incurred as follows:
- More than 7 days before your booking commences your deposit will be forfeited.·
- 7 or less days before your booking commences you will be liable to pay the full cost of your booking.
- You will be liable to pay for the booking IN FULL in the event of a failure to take up the booking. We will exercise this right at our discretion.
Cancellation by us
Subject to the Events outside our control paragraph below, if for any reason the room is not available, we will attempt to offer you alternative accommodation. If this is not possible, or is unacceptable to you,all monies paid by you for the room concerned will be refunded in full.
Events outside our control
The Granary shall not be responsible for any loss or damage which you may suffer arising out of events beyond its control or the control of its suppliers (including, without limitation, fire, failure of electrical or other power supplies, strikes, industrial action, terrorist activity, technical problems with transport, and bad weather), nor for any curtailment,cancellation or change to any accommodation or any other consequences which arise as a result of such events. If your room is not available or if we are otherwise not able to provide the accommodation to you as a result of such events, we will contact you as soon as possible to let you know and we will take steps to minimise the effect of such events. If any loss or damage is caused by such an event outside our control, we are not responsible for any liability other than refunding you the deposit and any other monies paid by you for the room concerned.
Covid-19 - What to expect during your stay
Things are a little different just now and we want to reassure you that your safety and well-being is our upmost priority. We are doing everything we can to ensure your stay is safe in the ever changing situation around Covid -19. We will be monitoring all government policy changes and will make changes as required to our policies and procedures.
Hand sanitising stations are placed at the entrance to reception, and Guests are asked to wear facial coverings when entering the Granary building. We are operating a one way system with 2 metre social distancing.
Prior to arrival guests will be contacted by telephone or email by a member of our team. The team will request the guest's full address and car registration number and will also check that card payment details are accurate.Guests will also be asked to confirm that they are free of Covid-19 symptoms.
Your room will be ready for you after 4 pm. If your arrival time is going to be after 9 pm, please can you let us know an estimated time of arrival. We ask that only one person per booking approach reception for check-in or alternatively guests can check-in by telephoning from their car on arrival. Facial coverings must be worn in the Granary building.
Our cleaning protocols have been enhanced with extra cleaning and disinfection using a virucidal disinfectant. Room servicing will not be undertaken during a guests stay, however, our staff will be available to replenish fresh towels, toiletries and amenities on request.
Following government guidance, unfortunately luggage assistance is not currently available.
To maintain social distancing we are unable at present to serve food or drink in the Granary building but instead we will offer in-room options to ensure you have everything you need during your stay. Breakfast will be served in a hamper style box, delivered to your room at a pre- arranged time. Packed Lunches are available for you to enjoy on while out exploring Caithness. Cream scones with local jams are available in the afternoons. Platters are available from 5 pm to 8 pm. Pre-booking is essential for packed lunches, cream scones and platters, please speak to reception.
We have a wonderful selection of local gins, whisky's and craft ales available for you to enjoy sitting outside or delivered to your room. *(NOTE: Unable to serve alcohol from 9th October due to new Government Regulations)
Room Check Out
Please vacate your room by 10.30 am, unless otherwise arranged. Return your key to the box at reception. We will automatically take payment for your stay using the debit or credit card details we hold on file. Your final invoice will be emailed to you.
If there is a breakdown of any of the utility services at the property (i.e. heating, electrics, broadband, etc.) we will endeavor to get the problem fixed as soon as possible and will take any appropriate steps to provide an alternative source of heat/power if possible. No refunds will be provided for any loss of amenity in this respect. Rooms must be vacated and left for 1 hour prior to entry for repairs.
We are sorry, but we do not allow pets to stay at The Granary Lodge. Pets also not to be left outside in cars. Registered Guide or Assistance dogs are of course welcome.
Acceptance of Children
We welcome children of all ages. We can provide by prior arrangement and free of charge, a highchair and a travel cot; however, we do ask that you provide all your own bedding for the cot. If you are bringing an older child up to the age of 12 and you need the sofa bed available in Rooms 8 or 9, a charge of £15 will be added to the bill to cover linen and breakfast costs. Young people aged 13 or over will be treated as an adult and require their own bed.
Smoking & Vaping
Smoking or Vaping within The Granary Lodge and exterior public areas (including the courtyard and patio), are strictly forbidden. If this very strict rule is ignored within The Granary building itself, there is a£100 deep cleansing charge. We do provide a smoking area for guests wishing to smoke and this can be found on the patio area behind the Drawing Room - please do use the ash trays and bins provided.
No use of any lights or illuminations that have naked flames should be used at the property (including the Gardens and Grounds).
Vehicles & Personal Property
Vehicles, accessories and contents are left at their owner’s risk. As well as cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects.
Whilst every effort is made to fulfil any particular requests which you may make in relation to your stay with us, please note that these requests do not form part of our contract and we cannot guarantee that we will be able to meet any particular requests.
All promotional offers are subject to availability and no cash alternatives are available.
Repairs to Rooms
Occasionally due to damage or wear and tear an item of equipment may not be working. We will do our utmost to repair it as quickly as possible. However due to the remoteness of The Granary Lodge this can sometimes take a little longer than you might usually expect.
Damages and Breakages
Please take care when staying in our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents and we ask that you report any incidents when they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant. As well as cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to 3rd party property.
Removal of Persons
We reserve the right to remove a person or persons from The Granary Lodge due to unreasonable behaviour, damage to the property or exceeding the stated occupancy and any refund is at the discretion of the Management.
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. Nothing in these terms shall exclude or limit our liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors or any other loss which it would be unlawful to exclude.
Foreseeable loss and/or damage
We are responsible to you for foreseeable loss and damage caused by us. If we fail to comply with these terms, we are responsible for loss or damage you suffer that is a foreseeable result of our breaking these terms and conditions or our failing to use reasonable care and skill, but we are not responsible for any loss or damage that is not foreseeable. Loss or damage is foreseeable if either it is obvious that it will happen or if, at the time the agreement was made, both we and you knew it might happen, for example if you discussed it with us during the booking process.
Complaints which are not reported immediately, during the stay, will not be entertained after guests have left the premises. We must be given the opportunity to rectify any problem identified by customers during their stay. No correspondence will be entered into in respect of complaints made on the day of departure or after the customer’s return home,when no opportunity has been provided for the owner to rectify the problem.
Each of the paragraphs of these terms and conditions operates separately. If any court or relevant authority decides that any of them are unlawful,the remaining paragraphs will remain in full force and effect.
Governing law and jurisdiction
These terms and conditions shall be governed by and construed in accordance with the law of Scotland. The courts of Scotland shall have non – exclusive jurisdiction to settle any dispute or claim that arises out of or in connection with these terms and conditions.
