Property Information

The Granary Lodge is a luxury Bed & Breakfast nestled between the Castle of Mey and the seashore.

Whether you are touring the North Highlands of Scotland or looking for somewhere to stay for that special occasion, The Granary Lodge is the perfect spot – offering 10 individually styled bedrooms including 2 Suites with beautiful views over the Pentland Firth to Orkney and a warm Highland welcome.

Scottish Continental Breakfast will be served in the dining room between 8.00 am and 9.30 am. If you prefer why not have a breakfast hamper box delivered to your room for you to enjoy at your leisure in the comfort of your room. Note: No cooked options available.  For the evening we are happy to assist in making dinner reservations at local restaurants. Alternatively if you do not wish to travel out, why not try one of our Crofter's Platters. (48 hours notice required for platters)

Staff will be on hand to provide information and advice on what to see and do during your day.  Relax in the evening with a wee dram from our local drinks selection of gins, whisky's and craft ales.  

Granary Guest Special tours of the Castle are available to our guests, May to September - Wednesday to Sunday. Out of season (October to April) Monday to Friday.  Pre-booking is required. Cost £70 per person.

 Please note the Castle and Gardens are closed to the general public on a Monday and Tuesday.

Cancellation by you

If you have to cancel or amend a reservation, it is in your interest to notify us immediately by telephone or email. We are happy to reschedule bookings to another date falling within 12 months of your original booking without any loss of monies.

Please note as payment is made in full and is non refundable, it is advisable to take out travel insurance to cover any costs that you may incur in the event of a cancellation.

Cancellation by us

Subject to the Events outside our control paragraph below, if for any reason the room is not available, we will attempt to offer you alternative accommodation.  If this is not possible, or is unacceptable to you, all monies paid by you for the room concerned will be refunded in full. 

Events outside our control 
The Granary shall not be responsible for any loss or damage which you may suffer arising out of events beyond its control or the control of its suppliers (including, without limitation, fire, failure of electrical or other power supplies, strikes, industrial action, terrorist activity, technical problems with transport, and bad weather), nor for any curtailment, cancellation or change to any accommodation or any other consequences which arise as a result of such events. If your room is not available or if we are otherwise not able to provide the accommodation to you as a result of such events, we will contact you as soon as possible to let you know and we will take steps to minimise the effect of such events.  If any loss or damage is caused by such an event outside our control, we are not responsible for any liability other than refunding you the deposit and any other monies paid by you for the room concerned.

When you confirm a booking, you are entering into an agreement with us (which shall include these terms and conditions). PRICING, PAYMENTS, CONFIRMATION & BALANCING PAYMENTS


Pricing

The Granary Lodge offers a standard rate which includes bed & continental breakfast for a maximum of two people and prices are guaranteed once you have been given a confirmation number. All prices are inclusive of VAT. For the avoidance of doubt, the standard price does not include any incidental charges which you may incur during your stay. Such charges will be payable by you on your departure and, in the event that you fail to pay any such incidental charges, it is a condition of your booking with The Granary Lodge that you irrevocably authorise us to debit your credit or debit card for the amount of any shortfall.

Payment
To secure your booking, we do require payment in full per room per night to be paid. Payments can be made by credit or debit card (via our online booking system, by telephoning The Granary Lodge or indeed by visiting The Granary Lodge in person). Payment will be taken in accordance with the terms & conditions of your booking. In the event of cancellation, payment will be taken in accordance with our cancellation terms (see CANCELLATIONS for details).

Confirmation

Once your booking has been accepted and monies received, you shall receive a booking confirmation email from us. This will include details of your room type, room rate, dates of arrival / departure and also a unique booking reference number. Please quote your booking reference number when contacting us at The Granary Lodge as this will identify your specific booking. Hard copy booking confirmations are available upon request but may attract an additional charge.

Balance of monies outstanding

Balancing payments are made on the day of your departure and after you have vacated the room. We accept payment of your balance by debit and credit cards(excluding American Express). 
We no longer accept cash for payment.

GENERAL TERMS

Meal Arrangements
Your rate includes a Scottish Continental Breakfast with tea or coffee and fruit juices, (
No hot cooked options are available) Should you have special dietary requirements, please inform us of these at the time of your booking. 

Arrival
Your room will be ready for you from 4pm.  We may not be able to accommodate you if you arrive earlier than the agreed time as we may be busy preparing your room.  However, you may drop off your bags and collect your room keys at an earlier time by prior arrangement.  If your arrival time is going to be after 9pm, please can you let us know an estimated time of arrival.

Multiple Day Stays
If your stay is over a few days, we actively encourage you to use The Granary Lodge as your home.  All we ask is during cleaning times you allow staff to be able to do their jobs.  If you do not want your room serviced, please let us know.

Room Check Out
We respectfully remind guests that The Granary Lodge offers bed and breakfast and is not a Hotel, therefore we would ask you to please vacate your room by 10.30am, unless otherwise arranged.

Utilities

If there is a breakdown of any of the utility services at the property (i.e. Heating, electrics, broadband, etc.) we will endeavor to get the problem fixed as soon as possible and will take any appropriate steps to provide an alternative source of heat/power if possible. No refunds will be provided for any loss of amenity in this respect.  Rooms must be vacated and left for 1hour prior to entry for repairs.

Dogs
We have one dog friendly room. (Room 7) The charge per dog is £25 per night.(maximum of two dogs). Room servicing will not be completed if the dog is in the room, guests are to remove dogs from the room if the room requires servicing. Dogs are not allowed in the main reception building. (Registered Guide or Assistance dogs are of course welcome) Dogs are not to be left outside in cars. We respectively ask that all 'presents' are disposed of in the bin to the rear of the Granary Lodge.  Guests will be responsible for all personal injuries and/or property damage caused by their dogs. 

Acceptance of Children
We welcome children of all ages.  We can provide by prior arrangement and free of charge, a highchair and a travel cot: however, we do ask that you provide all your own bedding for the cot.  If you are bringing an older child up to the age of 12 and you need the sofa bed available in Rooms 8 and 9, a charge of £15 will be added to the bill to cover linen and breakfast costs.  Young people aged 13 or over will be treated as an adult and require their own bed.

Smoking & Vaping

Smoking or Vaping within The Granary Lodge and exterior public areas (including the courtyard and patio), are strictly forbidden. If this very strict rule is ignored within The Granary building itself, there is a £100 deep cleaning charge. We do provide a smoking area for guests wishing to smoke and this can be found on the patio area behind the Drawing Room - please do use the ash trays and bins provided.

Naked Flames

No use of any lights or illuminations that have naked flames should be used at the property (including the Gardens and Grounds).

Vehicles & Personal Property

Vehicles, accessories and contents are left at their owner’s risk. As well as cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to personal effects.

Special Requests

Whilst every effort is made to fulfil any particular requests which you may make in relation to your stay with us, please note that these requests do not form part of our contract and we cannot guarantee that we will be able to meet any particular requests.

All promotional offers are subject to availability and no cash alternatives are available.

Repairs to Rooms

Occasionally due to damage or wear and tear an item of equipment may not be working. Repairs will be made as quickly as possible. However due to the remoteness of The Granary Lodge this can sometimes take a little longer than you might usually expect.

Damages and Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents, and we ask that you report any incidents when they occur.  We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.  As well as cancellation and curtailment insurance, guests are recommended to take out holiday insurance to cover loss or damage to 3rd part property.

Removal of Persons

We reserve the right to remove a person or persons from the The Granary Lodge due to unreasonable behavior, damage to the property or exceeding the stated occupancy and any refund is at the discretion of the Management.

Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. Nothing in these terms shall exclude or limit our liability for death or personal injury caused by our negligence or the negligence of our employees, agents or subcontractors or any other loss which it would be unlawful to exclude.

Foreseeable loss and/or damage
We are responsible to you for foreseeable loss and damage caused by us. If we fail to comply with these terms, we are responsible for loss or damage you suffer that is a foreseeable result of our breaking these terms and conditions or our failing to use reasonable care and skill, but we are not responsible for any loss or damage that is not foreseeable. Loss or damage is foreseeable if either it is obvious that it will happen or if, at the time the agreement was made, both we and you knew it might happen, for example if you discussed it with us during the booking process.

Complaints

Complaints should be reported immediately during the stay so we are given the opportunity to rectify any problem identified by customers during their stay. 

Please note no verbal or physical abuse of staff will be tolerated.

Privacy Policy
The Granary Lodge operates a privacy policy and you are requested to read this policy as a term of your booking with us. By agreeing to our terms and conditions you are also agreeing to our privacy policy. A copy of our Privacy Policy is available on request.

Severance 
Each of the paragraphs of these terms and conditions operates separately. If any court or relevant authority decides that any of them are unlawful, the remaining paragraphs will remain in full force and effect.

Governing law and jurisdiction

These terms and conditions shall be governed by and construed in accordance with the law of Scotland. The courts of Scotland shall have non – exclusive jurisdiction to settle any dispute or claim that arises out of or in connection with these terms and conditions.
