Three beautifully restored historic buildings all in a row and one purpose-built Victorian replica make up Cliff Cottage Inn – Luxury B&B Suites and Historic Cottages. For your getaway to Eureka Springs, choose from luxury suites in CLIFF COTTAGE, THE PLACE NEXT DOOR or THE ARTIST’S COTTAGE, or the stand-alone ZELDA’S STUDIO. All suites and the individual cottage and studio have:

Property and Cancellation Policies :
CLIFF COTTAGE INN'S CANCELLATION/DATE-CHANGE POLICY: If we must cancel a reservation or change dates for whatever reason, a $25 cancellation/date-change processing fee will be deducted from our advance payment and the balance, if any, refunded as long as we have given at least 10 days advance notice to cancel. If we cancel with less than 10 days advance notice, the equivalent of one-night's stay will be forfeited and any balance credited towards a future stay good for stays up to and including Dec. 16, 2018 when the inn closes for Winter break after which date the non-transferable credit will become null and void. Sorry, no refunds for early departures and if reservation is cancelled, no refunds for optional extras ordered (flowers, cakes, etc.).

CANCELLATION POLICY IN THE EVENT OF INCLEMENT WEATHER OR OTHER FORCE MAJEURE:  If Eureka is inaccessible due to snow or ice, monsoon, typhoon, hurricane, earthquake, volcano eruption, The Plague, an alien visitation, swarming of locusts or a tsunami (although they clear the roads almost immediately up here as we would all starve otherwise!), we waive the $25 cancellation fee (only if Eureka is not accessible) and either credit your deposit towards a future stay up to and including Dec. 16, 2018 when the Inn closes for Winter break, or we can return it. If you think you will not be able to get through due to weather conditions outside our area, we will deduct a $25 cancellation fee from your deposit and credit one night of your deposit towards a future stay (good for a stay up to and including Dec. 16, 2018 when the inn closes for Winter break, and refund the balance of your deposit if more than one night was deposited at time of booking. Sorry, if reservation is cancelled, no refunds for optional extras ordered (flowers, cakes,etc.). We will appreciate a call as soon as possible if you are not able to get here due to weather, so that we can try to re-rent your suite or cottage to other guests on our waiting list who are coming from a closer less weather-compromised distance. 

Terms and Conditions

No Children under 12: Most of our guests are here for aromantic getaway.  Many of our guestschoose to get a babysitter before they come here so that their trip is moreromantic.  It is not fair for theseguests to arrive and then have other guest’s children disturb their getaway.  We also have antique furniture, art, andother nice furnishings, that younger children sometimes damage.  For these reasons we unfortunately can’tallow children under 12 in our suites / studio. SMOKING, PETS, DAMAGES: A $200 fee will be automaticallycharged to our credit card if we have brought a pet into a suite or studio orhave smoked inside the property. The inn also reserves the right to charge toour card (at a fair fee) any damages to inn property or to towels or linens andfor any missing items.  RESERVATIONS HAVE BEEN GUARANTEED with your credit card andas per your instructions, this confirms that you have authorized us to run thefull reservation on the card or a minimum of a one-night deposit, including theghastly 14.375% combined sales and lodging tax. If, at your request, only onenight has been run and you are staying more than one night, the balance willautomatically be run on the same card you have provided ten days ahead of yourarrival date, unless you provide a different card before that date.  A $10 handling fee will be added each time acard is run but this was waived if you fully prepaid your reservation at timeof booking for which the elves thank you.  NO CANDLES of any kind are permitted in our suites/studiosas mandated by our insurance and because a guest set curtains ablaze, anotherburned a large hole in the brand new wall-to-wall carpeting and a third spilledan enormous amount of hot wax all over the jacuzzi.  Sorry, but we need to consider the safety of ourguests and of our properties. NO RED WINE: Sorry, but red wine stains are difficult if notimpossible to remove and after so many unfortunate "accidents" byguests, we are now forced to ask our guests to please not bring any red wineinto the suite/studio as when it is spilled and we can't get the stains out, wehate to have to charge guests a lot for a complete set of new towels or linens.Out on the front porch or deck is OK, but nowhere inside. Also, we now have toput plexiglass wine glasses in the suites/studios because so many guests haveplaced the glass ones on the side of the jacuzzi or hot tub and they are then"jiggled" into the tub -- it is impossible to get up all the shardsof glass in the tubs which can be very dangerous. NON-REGISTERED VISITORS TO THE SUITES/COTTAGES/STUDIOS:  Our suites, cottages and studios are designedto accommodate two guests. Based on past unhappy experiences, we regret we canno longer permit our guests to invite non-registered friends in to the suite,cottage or studio due to liability issues. Also, the ensuing frivolity disturbsour guests in the adjoining suite or cottage. There are lots of cute bistrosand clubs within a two-minute walk from our inn where you can meet friends andhave a wonderful time with them without disturbing our other guests.  Parking:We also regret that we have only one downtown parking spaceper suite reserved and cannot accommodate parking for those who are notregistered as guests at the inn.   If you are a registered guest that absolutelyneeds to arrive with more than one vehicle, because for example, you want topark your vehicle as well as the motorcycle you towed for bikes blues andbarbeque, or need parking for both you and your sister’s cars when you are bothstaying at our suites but visiting each other from separate cities; in thesesituations, please call the Inn and we will do our best to accommodate yoursituation.We also have a covered parking spot for motorcycles that isfairly flat and paved, however you must drive up a very steep driveway to parkin it.  Please contact the Inn elves ifyou would prefer this parking.
