Property and Cancelation Policies :
Winter holiday reservations (15 December to 15 January) are non-refundable after Sept 25th. Merrie Monarch reservations are non-refundable after Feb 1. No refunds will be given for Thanksgiving, Christmas, New Years, Easter, Valentines Day, 4th of July, Merrie Monarch Festival, Iron Man or package reservations, unless we are able to re- book the room.
PAYMENT AND CANCELLATION
We reserve the right to charge a deposit to your credit card equivalent to a 1 night stay of room night and tax at the time of booking. The balance of any incidental charges will be processed within 7 days of your arrival. If we do not take a deposit, we will charge the full amount to your credit card within 7 days of your arrival. We accept Visa and Mastercard. For cancellations more than 2 weeks prior to check-in, there is no penalty (except during holiday periods listed above). Cancellations between 1 and 2 weeks of arrival will incur a penalty equal to 10% of the total cost of your stay. We do not accept cancellations within 7 days of arrival. In extraordinary circumstances, we may allow you to postpone your stay. Holidays are an exception to this policy, please see holiday information.

RATES
All base rates are double occupancy. Additional guests will be charged an additional $30 per person, per day plus applicable taxes.
MINIMUM STAYS
All our rooms have a 2 night minimum stay. If you require a one night stay we may be able to accommodate your request but a $45 cleaning surcharge will be required. Please contact us via email or phone to discuss availability.
CHECK IN
Self Check in starts at 4 PM. We do recommend arriving to the property for the first time prior to sunset as there are no streetlights and finding the property after dark can be difficult.
CHECK OUT
Check Out is at 11 AM. If you need a late check out please speak with your host and we will do our best to accommodate you if possible.

CHECK-IN TIME
Self check-in time begins at 4 PM. Please be aware that there are no streetlights in Volcano and it is difficult to find your way around at night. Please try to coordinate your schedule so you can check-in prior to sunset.
NO SMOKING
No smoking is permitted in any of the rooms or on the grounds of the property per Hawaii state law. All guests must go into the street to smoke. A $100 fine will be imposed on any guests who violate this policy.
