Lizzie's Heritage Inn is steeped in history and is the original home of pioneers who established the Old Rock Church. Four lovely rooms are available, each with it's own unique charm. Property and Cancelation Policies :
If your travel plans change and you must cancel or adjust your reservation, please contact us by calling 435-477-9005 and email us at inquiries@lizziesheritageinn.com at least 3 (three) days* prior to your arrival date.

In the unlikely event that you must cancel with less than three (3) days* notice, shorten your stay, or check out early**, please understand that we must ask you to take responsibility for your entire reservation. If we can rebook your room(s), a full or partial refund will be made.

*A 30 day cancellation notice is required on whole house bookings and for some holidays and special events.
**Early departure: If you depart early or fail to honor any reservation for any reason, you will not receive any credit or refund.
Lizzie's Heritage Inn reserves the right to cancel your reservation early and may not offer a refund if you or any member of your party acts in an abusive way towards staff or the property.

Refunds
Refunds will be issued within 24 business hours of the refund request being approved by staff. Lizzie's Heritage Inn is not responsible for how much time it takes for funds to go back to the account the funds were originally drawn from, please contact your bank or credit card to determine how long it will take for your funds to be returned.

Though Lizzie's is filled with many wonderful historic stories and antiques, we are not a museum. In order to respect the privacy of our guests and residents, we do not offer tours except for special events. When tours are available, we promote them on social media and link to them on Lizziesheritageinn.com/events

Safety Guidelines
To ensure the safety of our staff, guests, and community, please observe the following safety protocols. 
  • We kindly ask that you enter and exit the property through the front (west facing) door. 
  • Guests may not enter the kitchen when it is in use by Lizzie's Heritage Inn staff.
  • Dogs must remain on leash and in the care of their owners while not in guest rooms.
  • Owner of dog assumes all liability for their dog while at Lizzie's Heritage Inn. 
Force Majeure Clause
  1. Definition: For the purposes of this agreement, "Force Majeure Event" shall mean any event or circumstance beyond the reasonable control of Lizzie's Heritage Inn Bed and Breakfast, including but not limited to acts of God, natural disasters, fire, flood, earthquake, pandemic, epidemic, government restrictions, war, terrorism, civil unrest, labor strikes, power outages, or any other similar event that renders performance of the agreement impossible, illegal, or commercially impracticable.
  2. Excused Performance: In the event of a Force Majeure Event, Lizzie's Heritage Inn Bed and Breakfast shall not be deemed to be in breach of this agreement, and Lizzie's Heritage Inn Bed and Breakfast shall not be liable for any damages, penalties, or losses arising from the non-performance or delay in performance of its obligations under this agreement.
  3. Notice: Lizzie's Heritage Inn Bed and Breakfast shall promptly notify the guest(s) affected by a Force Majeure Event in writing, providing details of the event and its anticipated impact on the booking or reservation.
  4. Refunds or Rescheduling: In the event that a Force Majeure Event prevents a guest(s) from fulfilling their reservation, Lizzie's Heritage Inn Bed and Breakfast shall offer the affected guest(s) the option to reschedule their stay to a mutually agreed-upon future date or provide a refund of any deposits or payments made for the reservation.
  5. Limitation of Liability: Lizzie's Heritage Inn Bed and Breakfast's liability for any failure to perform its obligations under this agreement due to a Force Majeure Event shall be limited to providing refunds or rescheduling accommodations as described in this clause.
  6. Continued Communication: Lizzie's Heritage Inn Bed and Breakfast shall make reasonable efforts to communicate with affected guests(s) promptly and keep them informed of any developments related to the Force Majeure Event and its impact on their reservation.
  7. Governing Law: This Force Majeure clause shall be governed by and construed in accordance with the laws of Parowan, Utah, Iron County, USA.
Release of Liability Clause
By stepping onto the property and/or entering the premises of Lizzie's Heritage Inn Bed and Breakfast ("the Inn"), all guests, visitors, and individuals ("Participants") acknowledge and agree to the following release of liability:
  1. Assumption of Risks: Participants understand and acknowledge that visiting (with or without an invitation) or staying at the Inn and utilizing its facilities may involve certain risks and hazards, including but not limited to slips, trips, falls, accidents, property damage, or injuries. Participants voluntarily assume all risks associated with their presence on the premises of the Inn.
  2. Release of Claims: Participants hereby release, waive, discharge, and covenant not to sue Lizzie's Heritage Inn Bed and Breakfast, its owners, operators, employees, agents, representatives, affiliates, and successors from any and all claims, liabilities, damages, losses, or expenses, including but not limited to personal injury, wrongful death, property damage, or any other harm arising from or related to their presence on the premises of the Inn, whether caused by the negligence of the Inn or otherwise.
  3. Indemnification: Participants agree to indemnify, defend, and hold harmless Lizzie's Heritage Inn Bed and Breakfast, its owners, operators, employees, agents, representatives, affiliates, and successors from and against any and all claims, liabilities, damages, losses, or expenses, including reasonable attorneys' fees and costs, arising from or related to the Participant's actions, conduct, or use of the Inn's facilities.
  4. Lizzie's Heritage Inn, its owners, operators, employees, agents, representatives, affiliates, and successors are not liable for damage, destruction, or theft of items of a guest staying at the hotel unless the damage is the result of a mistake of the inn keeper, its owners, operators, employees, agents, representatives, affiliates, or successors. The inn keeper cannot be held liable if the damage was caused by the guest or the person staying, visiting or working with him/her; any crimes, or the nature of the item or defects. At the risk of forfeiting all right to damages, the inn guest must immediately notify the inn keeper of the damage upon detection, but no later than their check-out time (10:00 am Mountain Time).
  5. Acknowledgment of Understanding: Participants acknowledge that they have read this release of liability clause, understand its terms, and agree to be bound by its provisions. Participants further acknowledge that this release of liability clause shall be binding upon their heirs, executors, administrators, successors, and assigns.
  6. Governing Law: This release of liability clause shall be governed by and construed in accordance with the laws of Parowan, Utah, Iron County, USA.
Lizzie's Heritage Inn Does Not Sell Personal Information
At Lizzie's Heritage Inn, we value your privacy and are committed to maintaining the confidentiality and security of your personal information. As part of our dedication to transparency, we do not sell, trade, or otherwise transfer your personal information to third parties for monetary gain or marketing purposes. Any personal information collected from guests, visitors, or individuals who step onto our property is used solely for the purpose of providing accommodations, services, and amenities in accordance with our business operations. This information may include but is not limited to:
  • Name
  • Contact details (address, email, phone number, social media)
  • Payment information
  • Preferences and special requests
We may share your personal information with trusted service providers, partners, or affiliates who assist us in delivering our services or operating our business. However, we do not permit these third parties to use your personal information for their own purposes unrelated to Lizzie's Heritage Inn. Your privacy and trust are of utmost importance to us. We adhere to all applicable data protection laws and regulations to safeguard your personal information against unauthorized access, disclosure, alteration, or destruction.

Dispute Resolution Clause
In the event of any dispute, claim, or controversy arising out of or relating to your stay at Lizzie's Heritage Inn, including but not limited to disputes regarding accommodations, services, charges, or any other aspect of your experience, both parties agree to make good faith efforts to resolve the dispute amicably through the following procedures:
  1. Negotiation and Communication: The parties shall first attempt to resolve the dispute informally through direct negotiation. Any party wishing to initiate negotiations shall provide written notice to the other party, specifying the nature of the dispute and proposed resolution. The parties shall then engage in good faith discussions with the aim of reaching a mutually satisfactory resolution within a reasonable timeframe.
  2. Mediation: If the parties are unable to resolve the dispute through negotiation, they agree to submit the dispute to non-binding mediation facilitated by a mutually agreed-upon mediator. The mediation shall be conducted in accordance with the rules and procedures of a reputable mediation service agreed upon by both parties. The costs and fees associated with the mediation shall be shared equally by the parties unless otherwise agreed.
  3. Arbitration: If mediation is unsuccessful in resolving the dispute, both parties agree to submit the dispute to binding arbitration in accordance with the rules and procedures of a recognized arbitration service agreed upon by both parties. The arbitration shall be conducted by a single arbitrator appointed in accordance with the agreed-upon arbitration service's rules. The decision of the arbitrator shall be final and binding on both parties, and judgment upon the award rendered by the arbitrator may be entered in any court having jurisdiction thereof.
  4. Exclusions: Notwithstanding the foregoing, either party may seek injunctive or other equitable relief in a court of competent jurisdiction to prevent irreparable harm or preserve the status quo pending resolution of the dispute. This clause shall not preclude either party from pursuing claims for non-payment of fees or charges through small claims court or other legal remedies available under applicable law.
  5. Governing Law and Jurisdiction: This dispute resolution clause shall be governed by and construed in accordance with the laws of Parowan, Utah, Iron County, USA. Any dispute arising out of or relating to this clause or the interpretation, validity, enforceability, or breach thereof shall be subject to the exclusive jurisdiction of the courts of Parowan, Utah, Iron County, USA.
By booking a stay at Lizzie's Heritage Inn, you agree to abide by the terms of this dispute resolution clause and waive any right to pursue claims through litigation except as expressly provided herein.

The inn staff and own are only liable for damage, destruction, or theft of items of a hotel guest staying at the hotel, for a maximum amount of hundred times the room price per day at the hotel unless the item was effectively given in storage, the hotel keeper refused to take securities, money and valuables in storage or when the damage is the result of a mistake of the hotel keeper. The hotel keeper cannot be held liable if the damage was caused by the guest or the person staying, visiting or working with him/her; armed robbery or the nature of the item or defects. At the risk of forfeiting all right to damages, the hotel guest must immediately notify the damage to the hotel keeper following detection.

Visiting Lizzie's Heritage Inn does not guarantee you a visit with or meeting with the inn owner, nor do we arrange meet and greets.
