The Graham & Co. is a 20 room hotel in Phoenicia, a small hamlet in the Catskill region of New York State. Inspired by the heritage of the Catskills, The Graham & Co. is a modern take on the classic weekend getaway. We are located at the foot of Hunter Mountain and just two blocks off of Phoenicia’s main street, approximately 2.5 hours from New York City.
With unpretentious but considered accommodations, we offer over 3 acres of activities featuring a swimming pool, hammocks to lounge in, a badminton court, a fire pit, picnic area, bikes to explore on and plenty of places to relax with a cool drink. Close to hiking, fishing, tubing and skiing, The Graham & Co. is a perfect place to stay through all four seasons.

Property and Cancelation Policies :
CANCELLATION POLICY
1. Cancellations made after 12:00 pm EST 48 hours prior to arrival will result in a full charge for the entire length of stay.
2. Cancellations made from 12:00 pm EST 13 days to 48 hours prior to arrival will result in a cancellation fee in the amount of the full deposit.
3. For cancellation of any reservations more than 14 days from first day of arrival, a $35 cancellation fee per room will be automatically charged.
4. For group bookings of 5 rooms or more, cancellations 30 days and more from day of arrival will result in a cancellation of $35 per room. Cancellations less than 30 days from day of arrival will result in a cancellation fee in the amount of the full deposit.
REFUNDS
A 50% credit card deposit for length of stay is due at reservation. Full refund (minus a $35 cancellation fee per room) is available if the reservation is cancelled by 12:00 pm EST, 14 days prior to arrival. Cancellations made from 12:00 pm EST 13 days to 48 hours prior to arrival will result in a cancellation fee in the amount of the full deposit. Cancellations made after 12:00 pm EST 48 hours prior to arrival will result in a full charge for the entire length of stay. Polices can vary for specials, packages and prepaid reservations. Please review the booking description of your reservation.

ROOM / PETS / BIKES / POOL
Office hours are 8 am - 8 pm. Please arrange for late arrivals and early departures in advance. Sorry, dogs are only permitted in certain rooms. Service animals are always welcome. No smoking in the rooms. We are not responsible for any personal items tha may be lost, damaged or stolen. We reserve the right to charge your credit card for missing or damaged items in the room or on our property. Light breakfast will be served on Saturday and Sunday mornings from 8 am to 10 am. Bikes are available for persons over the age of 16 on a first come first serve basis. Please use the bikes at your own risk. We do not provide helmets for our bikes, but we recommend wearing one. There will be a $25 charge for lost keys. The pool is open 9 am - 7 pm during pool season. No life guard is on duty, swim at your own risk. No smoking on the pool deck. No glass at the pool. There must be two adults present when the pool is in use. All children under the age of 16 must be accompanied by an adult. A phone is provided next to the office for emergencies. Do not swim while under the influence of alcohol or drugs.
