The Slackwater Inn is Buena Vista's latest Mountain Modern Inn. With new owners and recently renovated rooms, we offer King and Double Queen rooms, and one 3 bedroom apartment with a full kitchen, large backyard, and deck. Some of our units have outdoor patios with beautiful views of the surrounding mountain views. We are a family run, casual, dog-friendly property located on the Arkansas River in Buena Vista, Colorado, fifteen minutes to Mt. Princeton hot springs and twenty minutes to Salida. There are many outdoor activities close by, including river rafting, fishing, skiing, hot springs, hiking, and more.
We are happy to offer a seamless contactless check-in experience for all our guests. After booking a room, you will receive a text/email notification with your door lock combo that will activate on your arrival date at 3pm until 10am on your departure date. You can communicate easily at any time with our on-site manager during your stay.

Property and Cancelation Policies :
- Payment is required at the time of reservation. Your debit/credit card will be charged in full at time of booking.
- Cancellations made more than 7 days prior to the arrival date are fully refundable.
- Cancellations within 7 days of the arrival date will forfeit the entire cost of the reservation, as will no-shows.
- To cancel a reservation, please call us at 719-395-9455 or email us at slackwaterinn@gmail.com. Cancellations must be confirmed by email from the property.
Terms and Conditions
- PAYMENT: All confirmed reservations require a credit/debit card for full payment, charged at the time of reservation. No-shows and cancellations within 24 hours (by 3pm) are non-refundable.
- CHECK-IN / CHECK-OUT TIMES: Our check-in time is 3 pm. Check-out time is 10 am. Late check outs cannot be granted during the summer season. At other times, requests may be honored based on availability for an additional fee.
- CONTACTLESS CHECK-IN: For your safety and convenience, we have a "contactless check-in" process. On arrival day (around 2pm), the reservation contact will receive a text/email with a custom keycode for their room. Your code will work after 3 pm until 10am on departure date.
- CHECK-OUT PROCEDURE: to ensure a timely turn over service, you must be out of your room promptly at 10am the day of your departure. Please hang the "checked-out" door tag on the outside handle when you leave. Failure to display the checked-out door tag will result in a $20 fee.
- OPENING YOUR DOOR: To open your door, use the keycode and wait for the BLUE CHECK LIGHT TO FLASH TWICE before opening.
- LOCKING YOUR DOOR: To lock your door when leaving, locate the lock button in the lower right hand corner of the keypad. REMEMBER TO PRESS THE "LOCK" BUTTON WHEN YOU LEAVE. The blue check light will flash once to confirm the door is locked. Slackwater Inn is not responsible for lost possessions.
- QUIET HOURS: Please respect the privacy of your neighbors. Quiet hours are 9PM to 8AM. Loud and excessive noise during quiet hours may provoke immediate cancellation of your reservation.
- NO SMOKING: Smoking (or vaping) of any kind is not permitted inside the rooms at any time and violations will be assessed an automatic $250 cleaning charge for your stay. Please do not leave the doors open or windows open if you are smoking outside near the building, as that may also incur cleaning fee equivalent to one additional night's rate.
- PETS: Dogs are permitted only in certain rooms when the property manager is notified at time of booking. We charge an additional $30 per pet per night. Pets cannot be left unattended in a room. If this happens you will be charged an additional $250 fee and asked to leave. Damages to the room or property from any pet incurred during your stay will be charged to the guest credit card on file. Pets must be leashed on property and cleaned up after in the designated area in the back of the property. Failure to clean up after your pet may incur additional charges up to $50. Noisy and aggressive dogs will be asked to leave.
- PARKING: Parking for two cars is included in your stay. Please park directly in front of your assigned room. If you have any trailers or campers that you need to park overnight, please speak with the manager about additional parking for a fee.
- NO COOKING: Cooking of any kind, including with electric griddles or grills, is NOT permitted in the rooms.
- OUTDOOR AREAS: Just off our property are steep, unmaintained trails with access to the Arkansas River. Slackwater Inn is not responsible for the maintenance of these trails or for your safety on them or by the river. Please enter these areas with increased awareness and at your own risk.
- FIREARMS: No firearms are permitted in our rooms. You must keep your legal, registered firearm in your vehicle during your stay with us.
- TAXES: All nightly rates are subject to a combined tax of 7.55% (Colorado State sales tax 2.9%, Chaffee County sales tax 2.75% and Chaffee County lodging accommodation tax 1.9%)
- ADDITIONAL CHARGES FOR PROPERTY DAMAGE: We are a family run inn. Please respect our property. Our manager has the right to charge the guest credit card on file for any damages and/or missing items from the room/property. The property is not responsible for lost or forgotten personal items.
