Fully renovated in 2016, the light-filled, 55m2 apartment offers close proximity to the city center, fully equipped kitchen, washing machine and dryer, free parking, Wi-Fi, Apple TV, Netflix access and privacy for you to live like a local.The house is located in a quiet residential area, at the end of a blind alley, free from traffic. The old harbour of Reykjavik with all its restaurants, cafés, shops and whale watching tours is just five minutes drive away. The nearby Grotta nature reserve has a rich birdlife and is the best viewing platform for the midnight sun.Grocery store (Hagkaup), liquor store, post office, pharmacy and bakery are within 10 minutes walking distance. The local geothermal swimming pool (Sundlaug Seltjarnarness) offers mineral rich water, hot tubs and waterslide and can be reached in less than 10 minutes by foot. Bus drive to the city center takes 11 minutes, bus 11 stops 200m from the apartment and drives downtown every 15 minutes during weekdays.

We welcome your arrival any time after 3.00pm.
Check-out is before 11.00am on the day of departure.
Both early check-in and late check-out requests are welcome but dependent on availability.
Keys are accessed via a secure key box by the entrance of the apartment. Guests will be sent the access instructions via email prior to arrival. It is the guest’s responsibility to ensure they receive these instructions as they will not be able to access the apartments without them. On the day of departure we kindly ask you to leave the keys on the dining table and let the apartment door stay open as you leave.
Pets and Smoking
Smoking and pet keeping is strictly prohibited in the apartment.Nes Residence reserves the right to charge staying guests for any additional cleaning required or damage caused as a direct result of smoking or pets in their rental accommodation. In such cases a minimum cleaning charge of €100 will apply per property. This will be deducted from the credit card used to make the booking and the guest will be informed.

The apartment will be clean when you arrive and include fresh linen, towels, toilet paper, basic toiletries, cleaning supplies, tea and coffee. If the apartment does not meet your standards when you arrive, please contact us immediately. Daily housekeeping is not included in the rental fee and guests are expected to do normal housekeeping, i.e. treat the premises in an appropriate manner, use the dishwasher, put their garbage into the garbage bin under the stairway and return the apartment tidy. New towels, toiletries, tea, coffee etc. are provided upon request.
The apartment are fully self-contained and are expected to be left in a tidy condition. Although a final cleaning is included in our prices, Nes Residence reserves the right to charge for additional cleaning costs if the guest leaves the property in an unacceptable condition. Acceptable condition means dishes, pots & cooking utensils are thoroughly washed, dried & stored in the cupboards, all trash and bins put out and all furniture in its original position.
Booking and Payments
Nes Residence reserves the right to pre-authorize credit cards prior to arrival. Guests who book standard rates will be charged for their stay up to 7 days before arrival, or latest at check-in. Non-refundable bookings may be charged any time between booking and check-in. Although prices are quoted in EUR, please note that charges can be made in the local currency (ISK) according to the exchange rate (from www.kreditkort.is) on the day that the charge is made. Nes Residence accepts Visa and Mastercard. Cancellation policies may vary according to conditions provided on booking sites.
Responsibilities of guests
Guests have the responsibility to treat Nes Residence with respect and must take full responsibility for any damage that they or accompanying person causes. In case of a damage, the guest is responsible for paying for the damages. Damage to the property, including but not limited to the rooms, fixtures, furnishings, artwork, décor or linens, will result in a damage charge that covers both material (cost of replacement) and labour cost. This will be deducted from the credit card used to make the booking and the guest will be informed. Should a guest or accompanying persons cause great damage to the building, household items or disturb other guests or neighbours in an unacceptable manner, Nes Residence reserve the right to terminate the rental agreement immediately and without warning. Should this situation arise, Nes Residence have no obligation to repay any part of the rental price. The number of people staying in the apartment may not exceed the maximum number stated in the booking. Visitors are allowed during daytime but are not allowed to stay overnight.

Nes Residence is responsible for managing the apartments in accordance with Icelandic law and regulations at any time. Nes Residence will safeguard your privacy, and personal information collected will only be used to tailor and improve the services to suit your needs.
Nes Residence does not accept liability for loss or damage caused by events beyond its powers (“force majeure”): such events include bad weather, flight problems, volcanic activity, flood, civil disturbance or industrial action (strikes).
