Oasis Palms Resort

OCCUPANCY: The Contracting Guest listed on the reservation must be at least 21 years old, occupy the rental property for the entire length of stay, and comply with the occupancy terms herein.

PAYMENT AND CHECK-IN: Deposits will be collected at the time of reservation per booking terms. Reservations are not secured until deposits are received. The Contracting Guest must present a valid government-issued photo ID or passport and matching credit card upon check-in. If this credit card does not match the advanced deposit, then the full stay will be authorized on the new card. If the credit card holder will not be onsite, then a completed credit card authorization form must be received and completed in full before the guest's arrival by the cardholder. Please note that the credit card provided will be charged a $50 cleaning fee and a $200 refundable deposit. The card will remain on file to cover incidental charges including any purchases charged to the account while at the resort. No refunds will be granted for early departure. Check-in time is 4 p.m. and check-out time is 10 a.m.; additional charges may apply for early arrival or late departure.

MAXIMUM OCCUPANCY: Two Bedroom suites can hold 4 persons, and One Bedroom can only hold 2 persons. Studios can hold 2 persons.PARKING: Self-parking is included with your reservation. Guests and visitors are only permitted to park in the designated hotel parking. Recreational and commercial vehicles, trailers, boats, etc. are not permitted. 

KEYS AND LOCKS: The Management Company will provide an access code to guests which will expire upon departure following the checkout procedures.SMOKING: Smoking is prohibited in the hotel rooms including balconies and in the Cottages. There is a $250 smoking fee.

PETS: We welcome pre-authorized well-mannered pets 30 lbs. or less. Guests bringing dogs will be charged a $100 pet fee per reservation and a refundable $50 pet deposit. A maximum of one pet per room is permitted. Accommodation type and location restrictions may apply. The pet must be on a leash when outside the room. Pets should not be left in a room unattended. Guests will be responsible for any property damage inadvertently caused by their dogs. A $50 deposit will be refunded to the reservation payment method if no damage is found. Refunds will be processed within 3-5 days of checkout. 

MANGEMENTS ACCESS TO THE PREMISES: Management may enter the premises as reasonably necessary for protection or inspection; for repairs or other services, or any other emergency, and with such notice as the property, in its sole discretion, deems appropriate. The following will result in immediate expulsion from the property and may result in additional charges.

• If drugs are found, we will not be searching your room; however, if drugs are being kept or used at this property, you will be asked to leave immediately.
• Having pets that have not been authorized. This includes having friends, animals visit your room. No pets are allowed on the property without prior authorization.
• Conducting any illegal activities.
• Smoking in the room will result in us asking you to leave immediately and you will lose your deposit completely.
• No moving of our furniture around the unit causes undue wear and tear on the furniture and floor. Also, you may not move furniture into the unit.
• No hanging of pictures on walls or taking our art off the walls.
• No painting, wallpapering, or redecorating of any kind.
• If there is any physical confrontation and/or unreasonably loud argument, you will be asked to leave.
• If the police need to be called, you will be asked to leave if Oasis staff believes you are at fault even if the police do not feel there are grounds for an arrest.

• PLEASE NOTE THAT THERE ARE NO PHONES IN THE ROOMS
• No fireworks, open flames, or inherently dangerous activities are permitted. 
• Do not take any furniture outside. 
• Do not tamper with any alarms or smoke detectors. 
• Use the overhead stove fan when cooking to avoid accidental activation of the smoke detector alarm. 
• Do not disturb the quiet enjoyment of your neighbors. 
• No skateboards, skateboard-like objects, or rollerblades on the premises.
• Quiet hours will be observed from 10:00 p.m. to 10:00 a.m. nightly.
• Should you need a checkout extension, please notify management immediately. Sometimes we have cancellations and may be able to get you another room but without sufficient notice, we might not be able to accommodate you between February and April.
• Should you require additional services, please call (727) 593-4703 between 9:00 a.m. - 5:00 p.m.
• Pool chairs have a MAXIMUM weight limit of 250 lbs. If you weigh over this amount, please use the loungers only. We are not responsible for any accidents or injuries that may occur if you exceed the weight limit and a chair fails.
• All units must have all personal items removed at checkout If items are left, we will hold your items for three (3) days only. After that point, we will dispose of them at our leisure.
• In the summer, please either turn the A/C unit off or put it on 78° when you are not occupying your room. During the winter, please turn the unit off completely when you leave.
• There are no lifeguards on duty. Swim at your own risk. No diving. No swimming is allowed during storms and lightning. 
• No glass is allowed in the pool area. 
• You should not swim if you are intoxicated. 
• Bathing suits are required.
• All children must be supervised by an adult at all times. Young children can strangle in the loop of pull cords, chain and bead cords, and cords that run through window coverings. They can also wrap cords around their necks. To avoid strangulation and entanglement, keep cords out of reach of young children. Also, move cribs and furniture away from window-covering cords.
• No disruptive behavior. Please respect the other guests. 
• We do not provide fresh towels, housekeeping or restocking of supplies during your stay.  
• Please clean and put away all dished before checkout. 
• We do not provide coffee for the coffee makers in the room.

• $250 for each unauthorized animal
• $150 for each unauthorized overnight guest over the Occupancy Limit.
• $150 for each 2 hours or portion thereof of unauthorized early arrival or late departure
• $150 for odor removal due to smoke, violating terms concerning pool or spa equipment, air conditioner, smoke detectors, and non-emergency use of fire extinguishers.

• You will be issued two (6) sets of towels, bed sheets, and pillowcases that you will be responsible for cleaning yourself. There are laundry machines between rooms 120 and 121 and at the back of the property right by room 127. You can purchase laundry soap and bleach from the front office. However, please DO NOT clean the blankets or comforters yourself, we will professionally clean them for you once you leave.
• You may not receive any mail here at the property. All mail sent here will be returned to the sender.
• You may not list this as your permanent address on any government document or any other official records.
• This is not a permanent residence, and you are not considered to be a tenant on this property. If hotel payment is not received or rules are violated, you are legally required to leave within three (3) hours of being given written notice by the hotel staff.
• Your reservation total is due on the day of the week that you moved in. You will get a day grace period, then incur a $15.00 a day late fee added per day you are late. By the 3rd day, you will be expected to leave.
