Terms and Conditions
OCCUPANCY: The Contracting Guest listed on the reservation must be at least 21 years old, occupy the rental property for the entire length of stay, and comply with the occupancy terms herein.
PAYMENT AND CHECK-IN: Deposits will be collected at the time of reservation per booking terms. Reservations are not secured until deposits are received. The Contracting Guest must present a valid government-issued photo ID or passport and matching credit card upon check-in. If this credit card does not match the advanced deposit, then the full stay will be authorized on the new card. If the credit card holder will not be onsite, then a completed credit card authorization form must be received and completed in full before the guest's arrival by the cardholder. Please note that the credit card provided will be charged a $50 cleaning fee and a $200 refundable deposit. The card will remain on file to cover incidental charges including any purchases charged to the account while at the resort. No refunds will be granted for early departure. Check-in time is 4 p.m. and check-out time is 10 a.m.; additional charges may apply for early arrival or late departure.
MAXIMUM OCCUPANCY: Two Bedroom suites can hold 4 persons, and One Bedroom can only hold 2 persons. Studios can hold 2 persons.PARKING: Self-parking is included with your reservation. Guests and visitors are only permitted to park in the designated hotel parking. Recreational and commercial vehicles, trailers, boats, etc. are not permitted.
KEYS AND LOCKS: The Management Company will provide an access code to guests which will expire upon departure following the checkout procedures.SMOKING: Smoking is prohibited in the hotel rooms including balconies and in the Cottages. There is a $250 smoking fee.
PETS: We welcome pre-authorized well-mannered pets 30 lbs. or less. Guests bringing dogs will be charged a $100 pet fee per reservation and a refundable $50 pet deposit. A maximum of one pet per room is permitted. Accommodation type and location restrictions may apply. The pet must be on a leash when outside the room. Pets should not be left in a room unattended. Guests will be responsible for any property damage inadvertently caused by their dogs. A $50 deposit will be refunded to the reservation payment method if no damage is found. Refunds will be processed within 3-5 days of checkout.
MANGEMENTS ACCESS TO THE PREMISES: Management may enter the premises as reasonably necessary for protection or inspection; for repairs or other services, or any other emergency, and with such notice as the property, in its sole discretion, deems appropriate. The following will result in immediate expulsion from the property and may result in additional charges.
SAFE USE AND RULES OF THE PREMISES: The Guest shall use the premises and shall comply with all laws and rules affecting it:
RISK OF LOSS/INSURANCE: The Guest shall each be responsible for loss, damage, or injury caused by its own negligence or willful conduct. Each party must carry insurance.
ASSIGNMENT AND SUBLEASES: The Guest may not assign this Agreement or sublease The Property.
CLEANLINESS, MAINTENANCE, AND REPAIRS: The Property will be inspected before the Rental Period to ensure that there is no need for maintenance or repairs. Guest must report any deficiencies in the accommodation within 24 hours of arrival. A report can be made via phone or email. Responses shall be made in a timeframe and to the degree deemed appropriate in the sole discretion of the property, absent negligence on the part of the property, faulty equipment, appliances, or services; bugs inside the property; construction noise, a warm refrigerator, or inclement weather, and other similar complaints do not constitute breach of contract. The property will charge the guest a minimum cleaning fee of $50. Guest is subject to additional cleaning fees up to the total cost of cleaning for accommodations that have been dirtied or soiled beyond reasonable guest use. The guest will be responsible for any damages, missing items, and repairs to the room. A full inspection of the room will be conducted within 24 hours after check-out. The guest must report any theft or damage to the unit or its contents to staff upon discovery. Any damage found will incur a minimum charge of $200 up to the full cost of repair and will be applied to the credit card provided upon check-in.
ADDITIONAL CHARGES AND FORFEITURES: The Guest will be charged the amount listed below for the following occurrences:
EXTENDED STAYS: In addition to all terms and conditions listed, guests staying over 7 days will be subject to the following:
DEFAULTS, REMEDIES, AND WAIVERS: Florida law places a lien upon the personal belongings of a transient guest for the benefit of an outstanding transient guest charge. Guest agrees that their liability for this bill is not waived, and agrees to be held personally liable if the indicated person, company, or association fails to pay for any part or the full amount of these charges and reasonable attorney fees. This property is privately owned and operated. The management reserves the right to refuse service to anyone. This property is not responsible for accidents or injuries to guests or for loss of money, jewelry, or valuables.The guest agrees that he or she shall be responsible for any damages to individuals or property resulting from his or her actions or negligence. The guest agrees to compensate the owner of the damaged property in full upon demand. In the event an attorney is retained to collect damages; the guest agrees to be responsible for any attorney’s fees incurred with associated court costs through appeal.
CANCELLATIONS, CHANGES, AND NON-PAYMENT: Cancellation and deposits vary, please refer to your confirmation for additional details. Changes to reservations will be accommodated based on availability before arrival. Refunds are not given for unmet expectations, weather, natural disaster, personal, or other related reasons with an exception for a government-issued agency mandatory evacuation. The property reserves the right to refuse service to anyone.
