Late check-out (after 10 AM and before 2 PM) may result in a fee. Please contact 802-430-2001 to arrange late check-out. We operate a contactless check-in system at the Brook Bound Inn. An email and SMS text message will be sent to you prior to your arrival with instructions for check-in. 

If the guest cancels less than 30 days in advance, the 50% prepayment is non-refundable. If the guest cancels less than 15 days in advance, the 100% prepayment is non-refundable. 

Your reservation is guaranteed until the day of arrival. After that time, it will no longer be guaranteed, and the room may be reassigned. Charges to your credit card within 7 days after confirmation of your reservation for 100% of total booking price. The hotel has the right to cancel your reservation if we do not receive full payment. A cancellation confirmation will be sent via email immediately after canceling your booking. 

Brook Bound inn is a non-smoking property. This applies to both traditional smoking methods and all electronic delivery systems, including vapes, vaporizers, vape pens, hookah pens, electronic cigarettes (e-cigarettes or e-cigs), e-pipes, and any variations of the foregoing regardless of the product’s name. Any smoking in the rooms or strong lingering smoking scents in rooms will result in a $500 room cleaning fee. Please practice safe cooking habits do not leave burners on unattended. Please do not cook with strong smelling ingredients. Lingering smells that require room closure and deep cleans will be charged a cleaning fee of up to $250.Room refreshes will not be offered during stays. Should you need fresh towels or linen, please call 802-430-2001 or email stay@brookboundinnvt.com. Dorset Daughters bathroom products are supplied. Removal of bottles will result in a $20 charge per bottle. Security cameras are present on the exterior of the property and in the common areas in the main lodge. The Brook Bound inn assumes no responsibility for any personal bodily injury incurred while using the facilities. If you use the pool/ sports court facilities, you do so at your own risk. You must sign a waiver to have access to the pool. The Brook Bound Inn is not responsible for any personal items left om the premises after check out. Please contact Stay@brookboundinnvt.com

WAIVER AND RELEASE OF LIABILITYBrook Bound Inn
In consideration of the risk ofinjury that exists while participating in POOL, PICKLEBALL, PADEL &BASKETBALL (hereinafter the "Activity"); and  In consideration of my desire to participate in said Activity andbeing given the right to participate in same;  I hereby, for myself, my heirs, executors,administrators, assigns, or personal representatives (hereinafter collectively,"Releasor," "I" or "me", which terms shall alsoinclude Releasor's parents or guardian if Releasor is under 18 years of age),knowingly and voluntarily enter into this waiverand release of liability and hereby waive any and all rights, claims orcauses of action of any kind arising out of my participation in the Activity;and  I HEREBYrelease and forever discharge BROOK BOUND INN , located at 441 Cold Brook Rd,Wilmington, Vermont 05363, theiraffiliates, managers, members, agents, attorneys, staff, volunteers, heirs,representatives, predecessors, successors and assigns (collectively"Releasees"), from any physical or psychological injury that I maysuffer as a direct result of my participation in the aforementioned Activity. I AM VOLUNTARILY PARTICIPATING IN THEAFOREMENTIONED ACTIVITY AND I AM PARTICIPATING IN THE ACTIVITY ENTIRELY AT MYOWN RISK. I AM AWARE OF THE RISKS ASSOCIATED WITH PARTICIPATING IN THISACTIVITY, WHICH MAY INCLUDE, BUT ARE NOT LIMITED TO: PHYSICAL OR PSYCHOLOGICALINJURY, PAIN, SUFFERING, ILLNESS, DISFIGUREMENT, TEMPORARY OR PERMANENTDISABILITY (INCLUDING PARALYSIS), ECONOMIC OR EMOTIONAL LOSS, AND DEATH. IUNDERSTAND THAT THESE INJURIES OR OUTCOMES MAY ARISE FROM MY OWN OR OTHERS' NEGLIGENCE, CONDITIONSRELATED TO TRAVEL TO AND FROMTHE ACTIVITY, OR FROMCONDITIONS AT THE ACTIVITY LOCATION(S). NONETHELESS, I ASSUME ALL RELATEDRISKS, BOTH KNOWN AND UNKNOWN TO ME, OF MY PARTICIPATION IN THIS ACTIVITY. I further agree to indemnify, defend and hold harmless theReleasees against any and all claims, suits or actions of any kind whatsoeverfor liability, damages, compensation or otherwise brought by me or anyone on mybehalf, including attorney's fees and any related costs. I further acknowledge that Releasees are not responsible for errors,omissions, acts or failures to act of any party or entity conducting a specificevent or activity on behalf of Releasees. In the event that I should requiremedical care or treatment, I authorize Brook Bound Inn to provide all emergencymedical care deemed necessary, including but not limited to, first aid, CPR,the use of AEDs, emergency medical transport, and sharing ofmedical information with medical personnel. I further agree to assume all costsinvolved and agree to be financially responsible for any costs incurred as aresult of such treatment. I am aware and understand that I should carry my ownhealth insurance. I further acknowledge that this Activity may involve a test of aperson's physical and mental limits and may carry with it the potential fordeath, serious injury, and property loss. I agree not to participate in theActivity unless I am medically able and properly trained, and I agree to abideby the decision of the Brook Bound Inn officialor agent, regarding my approval to participate in the Activity. IHEREBY ACKNOWLEDGE THAT I HAVE CAREFULLY READ THIS "WAIVER ANDRELEASE" AND FULLY UNDERSTAND THAT IT IS A RELEASE OF LIABILITY. IEXPRESSLY AGREE TO RELEASE AND DISCHARGE Brook Bound Inn AND ALL OF ITSAFFILIATES, MANAGERS, MEMBERS, AGENTS, ATTORNEYS, STAFF, VOLUNTEERS, HEIRS,REPRESENTATIVES, PREDECESSORS, SUCCESSORS AND ASSIGNS, FROM ANY AND ALL CLAIMSOR CAUSES OF ACTION AND I AGREE TO VOLUNTARILY GIVE UP OR WAIVE ANY RIGHT THATI OTHERWISE HAVE TO BRING A LEGAL ACTION AGAINST Brook Bound Inn FOR PERSONALINJURY OR PROPERTY DAMAGE.Tothe extent that statute or case law does not prohibit releases for ordinarynegligence, this release is also for such negligence on the part of Brook BoundInn , its agents, and employees. Iagree that this Release shall be governed for all purposes by Vermont law,without regard to any conflict of law principles. This Release supersedes anyand all previous oral or written promises or other agreements.In the event that any damage to equipment orfacilities occurs as a result of my or my family's or my agent's willfulactions, neglect or recklessness, I acknowledge and agree to be held liable forany and all costs associated with any such actions of neglect or recklessness. THIS WAIVER AND RELEASE OF LIABILITY SHALL REMAININ EFFECT FOR THE DURATION OF MY PARTICIPATION IN THE ACTIVITY, DURING THISINITIAL AND ALL SUBSEQUENT EVENTS OF PARTICIPATION.  Thisagreement wasentered into at arm's-length, without duress or coercion, and is to beinterpreted as an agreement between two parties of equal bargaining strength.Both Participant, _________________________ and Brook Bound Inn agree that this agreement isclear and unambiguous as to its terms, and that no other evidence shall be usedor admitted to alter or explain the terms of this agreement, but that it willbe interpreted based on the language in accordance with the purposes for whichit is entered into. In the event that any provision contained within this Release ofLiability shall be deemed to be severable or invalid, or if any term,condition, phrase or portion of this agreement shall be determined to beunlawful or otherwise unenforceable, the remainder of this agreement shallremain in full force and effect. If a court should find that any provision ofthis agreement to be invalid or unenforceable, but that by limiting saidprovision it would become valid and enforceable, then said provision shall be deemedto be written, construed and enforced as so limited.
