Check-In / Check-Out Policies

Late Check-out Fees: $ 350.00
Late check out (after 11:00 AM and before 1:00 PM) may result in a fee.
Property and Cancellation Policies :
We are a small operation and cannot write off lost income from cancellations as do large hotels. If you are concerned about the possibility of a last minute cancellation or an early departure, we strongly suggest you assume responsibility for this risk and obtain trip cancellation/interruption insurance. Once a booking has been confirmed and deposit has been made no refunds will be offered on cancellations.
Terms and Conditions
This short term rental agreement is agreed to by accepting the terms and conditions upon booking. If you do not agree to the terms and conditions, then no reservation will be made and the property will not be held.
A security deposit hold will be made prior to Check-in. Applicable charges include the cost of repairing or replacing any of the property or its contents that may be damaged and/or loss of items from the rental, as well as excessive cleaning costs beyond the amount of the cleaning fee charged (as determined by Owner or their Agent upon departure; this includes excessive trash disposal, excessive laundering, upholstery, shampooing, etc.). A detailed invoice setting forth applicable charges, if any, will be included with the invoice of charges made against the security deposit. Unless charges are disputed within five (5) days of receipt of invoice, charges are deemed to be accepted.
GENERAL TERMS AND AGREEMENTS
Check-In & Check-Out
Check-In is at 4:00 pm and Check-Out is no later than 11:00 am, including for all vendors used for any events.
Alaska Luxury Adventures, LLC is not responsible for the loss or damage of Guests' personal belongings or valuables that may occur during stay or relocation of such belongings.
Guests are responsible for all keys. At Check-Out guest must return all keys used during their stay. Failure to do so will result in their replacement cost being deducted from the security deposit.
Smoking is not permitted anywhere on the property.
Pets are not permitted on the property. Having pets in the property will result in a $500 charge against the security deposit.
Guests are responsible for maintaining security by locking the residence when absent. There are many valuable items in the house. Guest is responsible for any stolen/broken items if the house is left unlocked. Alaska Luxury Adventures, LLC and its related managing agents are held harmless and are not responsible for theft and/or damage(s) of personal property. No refunds will be given for any such occurrences.
Owner and Owner's Agent or Representative entering property
Occasionally, the Owner, Agent, or their designated representative(s) including Property Manager, housekeeper, caretaker, maintenance person, etc. may enter the property at any reasonable time for inspections, maintenance or repairs with a minimum of two (2) hours advanced notice to Guest (from the time a message or text is left on Guest cell phone). Landscaping personnel may enter the grounds at any time without prior notice.
Owners and their Agents may have several locked closet and/or designated cupboards for their personal use only. The Guest will not disturb the Owner/Agent personal effects stored at the Rental Property.
There will be no RV parking at the property. Violation of this can result in a $1000 charge.
Sub-renting or reassignment of this Rental Agreement is not permitted.
Removal of Guests
The Owner or Owner's Agent reserves the right to remove guests or any specific Guest if they have damaged, or are causing damage to the property or if they violate the law or act contrary to any of the conditions noted in this Agreement or upon misrepresentation of any information provided by Guest in this agreement.
Inventory and Furnishings
Furnishings and decorations in the Rental Property shall not be moved. It is agreed that all such furnishings, fixtures, and equipment are in good condition, unless otherwise specifically noted in writing. On the last day of the rental, Guest agrees to surrender the premises to the Agent with all furnishings, fixtures, and equipment in good condition as received, and in the same location as at the time of arrival. Appliances and furnishings are to be used only for their intended and ordinary uses. Guests will notify Agent as promptly as feasible of any damage, malfunction, or other issue that arises. If premises appear dirty or damaged upon Check-In Guest shall inform Agent immediately.
The Security Deposit is used to remove smoke odor or excessive soiling/staining/damage from beds, furniture, carpeting, upholstery, drapes, linens, towels, and to repair/replace any torn, broken, or missing items. Guest will immediately notify the Agent of theft, fire, water leaks, or malfunction Indoors or outdoors, as well as the loss of any keys, access devices, or other breaches of security. A replacement/re-keying fee will apply. The rental shall be in the same condition upon departure as at Check-In, though normal wear and tear is expected. Excessive cleaning, as defined above, will result in additional cleaning fees.
Condition of Property
Alaska Luxury Adventures, LLC has, to the best of its ability, given an accurate description of the property and its condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before occupancy. Electrical and plumbing should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, games, appliances, fountains, pool, hot tub, steam room, sauna, or the Internet and WiFi service are not a basis for any refund. Owner will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy.
The Rental Property is provided as quiet residential accommodation for the Guests and occupants. Loud outdoor amplified music is not permitted, nor is the use of fireworks, drumming, camping, commercial activities including video production or video shoots. Any other behavior on or about the Rental property which may be contrary to local noise ordinances, local and federal laws, house rules, or community association rules is also prohibited. The Guest will not use the Rental Property in any way that adversely effects neighbors, including parking and excessive noise violations. Any noise complaints are subject to local law enforcement intervention. Law enforcement intervention will be deemed by Agent as a breach of the agreement and may lead to rental cancellation and grounds for removal of Guests. Quiet Hours are from 10:00 pm to 9:00 am per city ordinance.
Guest Cell Phone
In CASE OF EMERGENCY it is necessary to have access to the Guests' cell phone numbers and/or a travel contact number during the stay. Failure to provide a contact number may result in entering the premises without notification.
Spa and Pool Waiver
The use of SSP&S including steam rooms, saunas, Turkish Baths, and pools as well as all equipment, floors, and facilities contained therein have inherent risks of injury. Guest understands that they will be required to sign a Spa and Pool Waiver document prior to Check-In. Failure to sign the document (electronic signature or in person) will result in the Pool Suite being locked and the Guest not being given access.
Number of Guests/Special Gatherings and Events
Non-Registered/Resident Social Guests - No additional people beyond the maximum occupancy of 30 persons in the house are allowed on the rental property at any time, unless expressly agreed upon, in writing, by the Agent. The registered guests shall be liable for all acts of the family, invitees or other persons invited onto the rental property by customer, and will not hold the Agent/Owner responsible for liabilities caused by registered or non-registered guests. The names and ages of all guests staying at the rental must be provided. If the names of the customers in your group change, this must be communicated in writing to your agent. Agent must approve any additional guests in writing prior to arrival and are subjected to additional $100 nightly fee per person if accepted by agent. Customer's reservation is accepted for one family or group of individuals for this accommodation only.
Special Gathering Events/Parties - of any kind is STRICTLY PROHIBITED, unless otherwise agreed to by Agent and Guest and Event Contract is signed. Therefore, no weddings, event gathering, commercial/cooperate activities, or BBQ gatherings over the maximum number of registered guests, unless prior written arrangements with Agent were made. If you wish to have an event, please ask Agent for rules and guidelines thereof and execute a separate event agreement. An UNAUTHORIZED EVENT will result in a $3,000 fine. If this policy is ignored your event will be shut down and you will be asked to leave the premises immediately and subject to Termination of your Rental contract.
