TERMS & CONDITIONS
Please read these terms and conditions carefully. When you make a booking, youaccept on behalf of your party the terms of these booking conditions. It isyour responsibility to ensure that all details on your confirmation documentsare correct and to bring to our attention any errors or discrepancies within 48hours of your booking. Guests accept and are held fully responsible for theirvisitors or children which may result in injury or harm when staying orvisiting the property and it’s surrounds. Any breach of these terms andconditions may result in immediate eviction with no refund or cancellation ofyour booking.

CHECK-IN + CHECK-OUT
Standard check in time is 3pm on the day of arrival and the property is to be vacated by 10am on the day of departure. An additional fee will be charged if you do not check out by 10am. Early arrivals and late check outs are at the discretion of Management and must be requested at the time of booking and can only be confirmed 1 day prior to arrival or departure. Whilst every effort will be made to accommodate early arrivals and late departures, the only way to absolutely ensure an early check-in or late check-out is to book an extra night.

SECURITY BOND
Your credit card details will be held on the system as security bond. Yourcredit card will be automatically debited in the event of: damage to theproperty, equipment, breakages or if extra cleaning is required. Please note:we will only process monies on your credit card or if there is reported damageto the Property, or if the 'Terms and Conditions' are not adhered to. If you donot hold a credit card and cannot provide one as a bond, we will require a $500cash bond to be paid. This payment will be refunded within 14 days ofdeparture, once we receive your departure inspection report and no charges arerequired. (Please inform our office via email if you wish to pay the requiredbond via this method). Casa Keys Shoal Bay is designed to a very high standard,properties are finished and furnished with costly materials and products. Youbecome responsible for any and all damage and loss to the property and itscontents from the date and time you check-in to the date and time youcheck-out. Any damaged items in the properties will be charged the fulladvertised replacement cost and product brand. The Property is a residentialpremise and is strictly for Residential use. The number of occupants allowed isas per approved on your booking email and as advertised. The use of theproperty for functions, parties or other like mass gatherings are STRICTLYPROHIBITED unless written consent has been emailed by management. Use of theproperty for such events or other than as a residential premise will result inthe termination of the reservation for the property, removal of the Guest (s) andother occupants from the property and other costs or expenses (including anunauthorised function/extra cleaning fee of $500).

LOCATION HIRE
Location hire for photoshoots and video shoots must be pre-approved in writingby management. No images including the property are to be used for marketingpurposes unless pre-approved in writing by management.

NUMBER OF GUESTS
At no time during your occupancy is the number of guests staying to exceed thenumber booked, unless prior approval is sought and given by management inwriting.

CHILDREN
We welcome children of all ages to our property. Children’s prices foraccommodation are included in the standard tariff rates and refer to childrenusing existing bedding. A complimentary porta-cot is available children underthe age of 2 years. Guests are required to supply linen for this cot and mustbe set up by guests. Steps and balconies need to be taken into considerationbefore booking as all guest bedrooms are upstairs. Please note there are nobaby gates or stair barriers and supervision is the responsibility of parents& guardians. Please contact management if you need further information. Norefund will be given if the accommodation is deemed unsuitable after check in.Supervision of children around fireplaces, stairs, balconies, roads, driveways,and all areas of the property and surrounds are the sole responsibility ofparents/guardians and Casa Keys Shoal Bay accepts no responsibility.

FIREPIT
The firepit is to be operated by adults over the age of 18 only and areoperated at your own risk. You will be held liable for any damage you causeincluding smoke or ember damage from incorrect use. You will ensure the fire isput out entirely whenever you leave the premise even for short periods. Supervisionof children around the firepit is required and is the responsibility ofparents/guardians. The firepit can get very hot and may cause serious burns iftouched. It is strongly recommended that the firepit is not be operated when children are staying onsite.

NOISE
Disturbance to neighbours including excessive noise, music and unruly behaviour is prohibited and may result in eviction without refund. If a noise complaint is received; a first warning will be given. If a second complaint is received this will result in immediate eviction with no refund.

PET POLICY
Unfortunately we are unable to accept pets. No pets are permitted on the property at any time. Additional cleaning charges will apply if this condition is breached and deducted from your credit card.

STRICTLY NO SMOKING
Smoking indoors of Casa Keys Shoal Bay is strictly prohibited. If there is any evidence of smoking inside the property you will be charged an additional $1000for a specialised clean to eliminate odours and remove chemical residue before future guests may use the space.

CLEANING
Casa Keys Shoal Bay must be left in the condition it was in upon guest arrival. Excess cleaning fees up to $500 may apply (e.g. rubbish not being removed, dishes not washed and put away, barbecue not cleaned). Please report any existing damage to the property upon your arrival. Please immediately report any damage which occurs during your stay.

INDEMNITY
Guests and their visitors actions, conduct and safety are the responsibility of the Guests. Casa Keys Shoal Bay do not condone: unsafe, irresponsible or illegal actions/behaviour etc. on or off the premises, during a stay or at any other time. A condition of entering and/or staying at this property means that all Guests understand and agree to indemnify the agent and owners against any responsibility or action(s) (legal or other), due to any action(s),incident(s), loss or injury(s) while within or outside of the premises(including, but not limited to, the grounds, facilities, structures, etc.)during a stay or at any other time. Your booking request will be confirmed once your payment has been receipted and a receipt emailed to you following your booking confirmation.

PAYMENT POLICY
Full payment is required at time of booking to secure your dates. If payment isnot received by the due date, Casa Keys Shoal Bay reserves the right to cancelthe booking. Rates quoted are in Australian dollars and are subject to changeat any time. Casa Keys Shoal Bay is not liable for and is not required tohonour any pricing displayed that is quoted in error. A cancellation underthese circumstances does not incur any cancellation fee. Rates are inclusive ofGST where applicable. Any verbal quote given is an estimate only of price,which will be subject to a written advice on confirmation of the booking.Minimum length of stay restrictions apply to certain rates during special eventperiods. Preferred method of payment is Visa, MasterCard or Amex are acceptedand a 1.5% surcharge applies for these card transaction.

SECURITY BOND
Your credit card details will be held on the system and your credit card willbe automatically debited in the event of: damage to the property, equipment,breakages or if extra cleaning is required.

CANCELLATION POLICY
- Cancellations with MORE THAN 90 days notice prior to your arrival a 20%cancellation fee of the booking total will be incurred.
- Cancellations BETWEEN 30 - 90 days notice prior to your arrival date 50%cancellation fee of the booking total will be incurred.
- Cancellations WITHIN 30 days of your arrival date a 100% cancellation fee ofthe booking total will be incurred.No cancellations are acceptedwithin 30 days of your arrival date. You will be charged the total of thereserved stay under all circumstances. Written notification must be providedfor all cancellations. In the event Casa Keys Shoal Bay must cancel your accommodationfor circumstances beyond our control a full refund will be made. However, wewill not be held liable for any further costs incurred. We strongly recommendtravel insurance (even for domestic travel) to cover cancellations, traveldelays and all other unforeseen incidents and accidents.

IMPORTANT COVID19 UPDATE
*Casa Keys Shoal Bay will not be covering COVID related cancellations.

 *We strongly recommend purchasing comprehensive travel insurance at the time of booking. We suggest that the policy should include but not be limited to the following: COVID 19, loss of deposit through cancellation, loss or damage to personal baggage and loss of money and medical expenses.

Guests are responsible for ensuring they are adhering to any travel restrictions or legislation in place relating to COVID19For those guests wishing to continue with their travel plans despite travel restrictions imposed byCOVID19:

We ask that all guests carefully consider the government advice and legislation current at the time of their stay with regards to travel restrictions and the number of people permitted to gather both in indoor and outdoor spaces. Note failure to comply with government issued advice may be punishable by law resulting in large fines or imprisonment. Casa Keys Shoal Bay will not be held liable for any penalties incurred due to guest’s breach of COVID19 restrictions.
