Property and Cancellation Policies :
Winter/spring/late fall: Upon booking, we will authorize/validate credit card to hold the dates. If reservation made same day or within the 2 Days of arrival, all nights will be charged. If canceled within the non-refundable 2 day winow, contact the manager after your stay date to see if re-booked. If re-booked in time,, we will refund you minus a 15% fee we get charged to run through reservation system. All changes & cancellations need to be made via email and receive a confirmation back. We want best for you, and will do best by you we can. Tami, owner.

If any chargeback notices are filed, the customer will have to pay the $25 fee charged to Livingston Inn. Thank you for coming.
Pets not allowed unless prior approved by owner/manager. Any pet not approved in a pet or non pet room will be assessed a $100.00 fee or more. Approved pets in pet room are $15 per pet. Pets are not allowed on beds/furniture, are not to be left in room unattended. Any additional cleaning, noise, or damage caused by guests or animals will be charged whatever the costs are to us. If any problems persist, guests can be refused service, to vacate room/rooms with no refund.
Terms and Conditions
Guest agrees to pay for all damage caused to property or property of a third party, including without limitation, costs of repair and replacement of such damaged items and any ancillary charges connect therewith, minus ordinary wear and tear. Further, Guests acknowledges and agrees the the Hotel may charge Guests credit card for all costs associated with such damage. In addition, if room is left in such a state that housekeeping needs to spend extra time on the normal cleaning, an extra housekeeping charge may be charged. Livingston Inn operates under "eco-lodge" principals and will not be housekeeping each room daily, unless requested. In addition, Livingston Inn will not always have a 24/7 front desk person on site. No refunds are given for no shows, nor reservations made or cancelled without proper noticec.
