It is the responsibility of the guest to include all transfer fees and charges to ensure that the hotel receives the full booking amount. Please follow the instructions on your email confirmation to complete the transfer.
In order to secure your dates we require a 50% deposit, or if your arrival date is within 30 days please submit the full rental amount. If this is not received within 72 hours we reserve the right to cancel the booking and open the dates for other guests.  

Payments are to be made by bank transfer in US Dollars; all bank details will be supplied in your confirmation email.  Please contact us if you would prefer to pay in Sri Lankan Rupees (LKR) and we will send you alternative bank details.

Property Information

Fun and light-hearted in its conception, and bold in its design, this most particular holiday home, Villa Wambatu, was six years in the making. Boasting five luxurious bedroom suites and breathtaking communal areas, Villa Wambatu has an inviting infinity pool with stunning views and comes with a full domestic staff including a private chef.

Property and Cancellation Policies :
  • Cancellation must to be made in writing by email to bookings@lankarealestate.com at least seven days prior to your arrival date
  • Cancellation within seven days of arrival or a "no show" is subject to forfeiture of all payments you have made
  • Cancellation within seven days of arrival or a "no show" is subject to forfeiture of all payments you have made
  • Should you cancel your booking for whatever reason your 50% deposit is non-refundable but any balance payment will be returned to you unless you cancel within seven days of your scheduled arrival date. We strongly advise that you take out the appropriate travel insurance to cover yourselves for such an eventuality.
  • In the very unlikely event that we need to cancel your booking prior to the date of your arrival, you will be entitled to a full refund of all monies paid.

Terms and Conditions

  Villa Rental Terms and Conditions 
1.  If your booking is made more than 30 days prior to the arrival date, a 50% non-refundable deposit is required to secure the booking. 
2. Until such time as the 50% booking is paid we will be unable toguarantee the booking on your behalf
3.  If you book your stay within 30 days of your arrival date, you are required to pay the full price of the property rental. 
4. After paying the 50% deposit; should you fail to pay the balance of 50% 30 days prior to your arrival date, we reserve the right to cancel the booking subject to our cancellation charges. Lanka Real Estate.com (Pvt) Ltd. will not beheld responsible for your failure to do so. 
5.  You may be asked to pay a cash security deposit on arrival at the property. The deposit is security against any damages or charges that may arise during your stay. The maximum amount of the deposit will be equal to one days rent. 
6.  The number of guests in your party staying at the property must be clearly stated at the time of booking and must not exceed this during the period of the rental. We reserve the right, to refuse entry to your party, and/or terminate the rental without prior notice should this occur. 
7. Unreasonably noisy or poorly behaved guests may be asked to leave the property without reimbursement at the discretion of Lanka Real Estate.com (Pvt) Ltd.   

Bookings and Payments

1. Payments are to be made in UK Sterling, US Dollars, Euros or Sri Lankan Rupees. A pre-agreed exchange rate must be made with Lanka Real Estate.com (Pvt) Ltd. We are unable to accept credit card bookings. 
2.  All payments due must be made in full.
3.  Any bank charges relating to the transfer of funds must be borne by the person making the booking, and not by Lanka Real Estate.com (Pvt) Ltd. 
4.  For all payments you will be sent our company bank details.      

Letting terms and conditions
1.  By paying the deposit, you agree to all the terms and conditions set out above and below. 
2.  You are entitled to occupy the specified property for the full period booked subject to the following:·       

  • Kindly leave the property and its contents in the same state as you found it on arrival. You agree not to make any changes or alterations to the property and its contents during the course of your stay
  • You also agree not to damage either the property or its contents or remove anything from the property that does not belong to you.
  • You may not use the property for anything other than a holiday villa.
  • You may not use the property for commercial purposes or to hold any event without prior agreement in writing from a Lanka Real Estate.com (Pvt) Ltd. representative and payment of an agreed additional fee
  • You may not sublet the property at any time or allow any other person (other than those declared at the time of booking) to stay at the property without prior agreement from Lanka Real Estate.com (Pvt) Ltd.
  • You may only stay in and use the facilities found within the villa you have rented. You may not at any time enter any other annexes or private areas including staff quarters.
  • You agree to report any damaged or soiled items belonging to the property to the staff, and, if deemed necessary, to pay for the washing or repair of these items.
  • You agree to allow Lanka Real Estate.com (Pvt) Ltd.representatives to enter the property during the course of your stay, subject to reasonable notice to assess or carry out repairs as may be necessary.
Please do not ask the staff to leave the property at any time other as required by their duties for example grocery shopping on your behalf and kindly refrain from asking the staff for credit of any kind during your stay. Any items you wish the staff to purchase must be paid for in cash before receipt. There must always be staff present at the property.    
 
Insurance 
As with any holiday, we strongly recommendthat all parties staying at the villa have their own comprehensive travel insurance (including personal effects, injury and medical cover). Lanka Real Estate.com (Pvt) Ltd. cannot be held responsible for any financial loss or damage to our guests personal items, nor any injury sustained by them or any member of their party while staying at one of our properties.   

Arrivals and departures

Please refer to your booking confirmation for check-in/check-out times and please try not to arrive earlier than the stated time as the staff need time to prepare for your arrival. Subject to availability we will endeavour to accomodate an early check-in to fit with your flight arrival time but this cannot be guaranteed.  

As according to our terms and conditions, a security deposit of one days rental may be requested in cash. 

On departure,please try and vacate the villas by the stated check-out time. In some cases we understand that this may be difficult and we will try our best to accommodate.Upon departure, subject to a satisfactory check of the villa to ensure no damage, the security deposit will be refunded. 

 Liability
As mentioned above, travel insurance which covers any potential occurrences during your holiday including illness, injury,death, damage, loss, and cancellation is highly advisable.
1.      Lanka Real Estate.com (Pvt) Ltd. is not liable in any circumstance to substitute or refund any unused proportion of accommodation and other related services.
2.      Lanka Real Estate.com (Pvt) Ltd. is not liable for damage, loss, injury, or death sustained by residing clients both inside and outside the villa.
3.      Whilst we make our best effort to ensure accuracy of information presented in our website, we are not responsible for any changes and alterations made by the villa owner.
4.      Lanka Real Estate.com (Pvt) Ltd. is not responsible and therefore is not liable for any related expenses that may arise from inconvenience caused to you regarding the state or condition of the villa.
5.      Lanka Real Estate.com (Pvt) Ltd. is not liable for any loss or damage to personal belongings of the clients and their visiting guests including cars and personal belongings left inside. 

Complaints
 
Both Lanka Real Estate.com (Pvt) Ltd. and villa owners do their best to provide comfortable accommodation for the clients to occupy. However we are also aware that there are issues beyond our control, and which may negatively affect client's experience.
1.      Clients should address complains to the Villa Manager immediately.
2.      Both villa owner and Lanka Real Estate.com (Pvt) Ltd.will not entertain any complaints raised after client's departure.
3.      Lanka Real Estate.com (Pvt) Ltd. is not liable for failure to perform its obligation caused by issues beyond its reasonable control including but not limited to act of God, power failure, fire, flood,epidemic disease, war, riot, and terrorism.
