RESTORATION DETAILS: --1902 Rock house built by calvary captain for many members of his family. --Tami bought rock home October 2015, immediately started restorations from foundation up. Added 3 story addition on back in alley facing Yellowstone Park.

Property and Cancelation Policies :

With booking, you will be charged 100% of the reservation to hold your dates since most plan Yellowstone trip in advance, & we turn many away. If you cancel, I will do my best to re-book same room same dates to refund u what I recover minus 15% that gets charged to Park Hotel system when u book/cancel. Once again: IF I can re-book SAME dates, SAME room/rooms, I will refund u what I recover, minus 15%. If you book thru another service, their 18% fee will also be deducted if cancelled. These are fees charged to me when you book, I will have to recover if you cancel. I feel this policy is safer for you (& me) as life happens anytime, not just 30 days prior etc. You have a chance at a refund anytime up to your arrival dates, f it re-books in time. We normally don't have much problem with that. Will be up to customer to contact Tami a day after their original cancelled date of stay to check if re-booked for what is recovered for refund. If you cancel, they must be made personally by email. You must receive a confirmation email from me to consider your reservation cancelled. If you have booked through a booking site other than my website, you will need to cancel with them first, then me. If cancellation does not occur through your booking service, your dates will not clear for others to book. Important you cancel your booking service first. Always best to book direct with me for smoother easier, & less expensive experience. We want best for you, and will do best by you we can. In the event of a natural disaster, any event beyond our contrrol, no fault of anyone, and cancellations/no shows occur, it will be up to the lodging ownership/management's discretion how to proceed with refunds, credits, re-books. If credit card customer orders chargeback causing fee to Park Hotel, guest will be required to pay the chargeback fee charged to Park Hotel. It will be re-charged back to you along with any other time cost, fees to us to respond and process. I am here to work it out best we can for both sides.
Once again: We strongly recommend that you purchase third-party travel insurance that will protect you in case of unforeseen cancellations or changes to your travel plans (for suggested travel insurance companies, see Forbes Advisor).Should parts of your travels need to be canceled due to factors beyond ours/anyones control, including (but not limited to) extreme weather conditions, wildfire, natural disaster, park closure, airline cancellations, or an "Act of God" we are unable to offer a cash refund any other way. Terms and Conditions

With this booking Guests acknowledge Full payment is required. We hold right to collect damage deposit on arrival, and/or after your stay.
If applicable, Guest agrees to pay for all damage and extra cleaning caused to property or property of a third party, including without limitation, costs of repair and replacement of such damaged items.
Further, Guests acknowledges and agrees the Hotel may charge Guests credit card for all costs associated with such damage.
In addition, if lodging is left in such a state that housekeeping needs to spend extra time on the normal cleaning, and/or re-arranging of furniture, loss of items, an extra housekeeping fee may be charged.
We operate with conservation in mind & will not be housekeeping each suite/rooms daily, unless requested. Housekeeping occurs in between each guests stay.
