Late check-out (after 10:00 AM and before 1:00 PM) may result in a fee.
Property and Cancelation Policies :
* Any Cancellations made within 14 days of guest arrival are Non-Refundable. If the guest doesn’t show up they will be charged the total price of the reservation.
* Weekly rates are Non-Refundable, due to the 20% discount.
* Any bookings made 6 months or more prior to your date of stay are non-refundable.
* Group Bookings: Bookings that involve guests using/booking two rooms or more are non-refundable.

Guest Expectations:
Laundry: We do have laundry facilities on site that are available to long term guests.
Guest Expectations: Food cannot be stored in guest rooms. Respectfully, we ask that all food is consumed in the Community Room.

We do provide a free continental breakfast that includes the following:

Hard Boiled Eggs, Quaker Oatmeal (Various Flavors), Health Warrior Grains & Seeds Oatmeal (Various Flavors) Oikos Triple Zero Yogurt, Thomas English Muffins, Assorted Bagels, Various Granola Bars, Natures Bakery Fig Bars, And Fresh Bananas.
Beverages:
Tropicana Orange Juice, Almond Milk
Condiments:
Kerrygold Pure Irish Butter, Cream Cheese, Organic Strawberry Jelly, Horizon Organic Half & Half, Local Organic Honey, Xylitol, Sugar In The Raw, Turbinado Sugar, and Stevia.
Hot & Cold Beverages:
We do provide a vast selection of Hot (Coffee & Tea) & Cold bottled drinks for the convenience of our guests for a nominal fee. In an effort to keep room rates low here at my property, we chose to start charging for coffee. My desire was to keep room rates low for all of my guest, including non-coffee drinkers. Therefore we charge a nominal fee for coffee to offset the cost of the better equipment, a vast selection of coffee, tea, and hot chocolate choices, supplies, and coffee condiments.
Parking:
Guests are able to park in the driveway free of charge. There is also street parking.
Parking is not available for oversized commercial trucks. Traditional U-Haul Trucks are able to park here with prior authorization from the property owner.
EV Charging Station:
Guests are now able to charge their electric vehicles overnights here at Berrodin Bed & Breakfast. We have one Charge Point Level 2 Charging Station. We will be charging a flat rate of $10.00 a night for vehicle charging. (Long Term Guests: We are willing to negotiate different rates based upon usage.)
Customer Pricing Notice:
* A 3% service charge will be applied to all card brand sales.
* Guest Rooms needing excessive cleaning when guests Check-Out will be charged an additional $50.00 cleaning fee. (Odors, pet stains, coffee stains, carpet requiring the need to be steam cleaned due to negligence, or any other unreasonable additional cleaning needs)
* Guest who do not Check-Out by 10:00am will be charged an additional $50.00 late Check-Out fee. This will also include guests who have requested a late Check-Out that leave later than the mutually agreed upon time.
No-Shows, will be charged the total price of the reservation.
