Located just about 10 mins south of Moab City lies our private bed and breakfast. Just far enough away for peace, tranquility & amazing star gazing. Short walk to Old City Park or stay onsite w/ Pack Creek running through property. Less than a 20 minute drive to the entrance of Arches National Park and slightly more to Canyonlands National Park. We have two comfortable queen sized beds & 1 twin available for your group. You will be sharing one bath within your group, which has a stand up shower and separate soaking tub. We are the ideal private Bed & Breakfast for a romantic couple or an adventurous group needing a place to recharge. Delicious, customized, mostly organic breakfast to start your day at any time you would like. The food is completely customized to what you tell us you would like, when you would like it. We can provide breakfast to go for groups wanting to catch a sunrise or beat the heat by starting early. Usually there is a treat sent with you to help keep you going on your adventures.

CANCELLATION POLICY
If YOU have to cancel your reservation, here is our policy:
- Cancellations more than 14 days from your arrival date will be a full refund, minus a $50 booking fee.
- Cancellations 14 days or less from your arrival date will be charged the full amount of your deposit.
- If you decide to leave before your reservation ends, you will still be charged the full amount for your deposit.
- Please let us know ASAP if you need to cancel so that we can try to get the room re-booked
- Should it become necessary for us to cancel a booking we will contact you immediately and as soon as possible. Any payments made will be refunded in full.
Terms and Conditions
Check In is available after 4pm, we ask you give us an estimate of your arrival time so we can be ready to greet you and provide a short tour of the room, breakfast, and property.
Information about our bed and breakfast is located on a laminated sheet in your room.
The main guest room has its own entrance from the outside - slider leading from the carport.

Breakfast is Included with Your Stay
We serve a customized, mostly organic / local breakfast at whatever time you would like. Since we only host one group at a time (your group), breakfast is freshly prepared how you desire.
There is a dine in option or to go. Many guests visiting enjoy sunrise (as do we) so full breakfast packed and ready to go is always an option.
Please inform us what time you wish to have breakfast the night before by 9pm.
We know hiking and playing in the outdoors requires snacks, so we send you with something to help get through the day - fresh baked items, trail mix, etc.
If you have a favorite treat please let us know!
We specialize in Gluten Free, Dairy Free, Vegan, Vegetarian, and Food Allergy restrictions. Please communicate dietary restrictions and preferences upon booking.
We have a toaster and microwave and full kitchen for your use. Please do not cook in your room.
Car Parking & Bike Storage
There's a space in the carport just outside your slider for you to park. We live in a very safe neighborhood, however cars are parked at owners risk.
If you have additional parking needs - additional vehicles or trailers - please let us know upon booking.
If you have bikes you wish to bring in please let us know and we will do our best to accomodate.
Quiet Hours
Quit time is expected from 10pm to 7am. Please respect the peace and quiet for yourself and our family. We do our best to maintain the same quiet hours with our children and dog.

Kitchen includes a Microwave, toaster, hot water kettle, dishes/utensils, pretty much everything you would need in a kitchen to prepare food if needed.
Laundry available for guests use.
We discourage your own cooking or food prep in your room. You may use the kitchen with advanced notice.
As we enjoy spending most of our time in the outdoors and do most of our guests, we DO NOT have cable. We do have Wi-Fi and lots of DVD's available. TV's available in each room.
There are two rooms available - the main room has a queen bed and loft twin. The room across the hallway has a queen bed.
Since there is only one bathroom, we cater to one group at a time for a personal b&b experience.
We enjoy meeting one guest to five at a time. The base rate is set for 2 guests - additional fee per guest after 2.
There are stairs to enter our home - unfortunately we are not handicapped accessible.
Traveling with Children / Creek
We love kids and have two of our own. Just please keep in mind the property has possible dangers (steps, creek, dog, cactus, etc). We have a puppy born 12/25/22 - Princess Leia who is around. If you are uncomfortable with puppies please let us know and we try to keep her in our space and not the shared areas. While she is learning we do have a baby gate we rest across the hallway to your space to ensure she does not get into your room / belongings.
We appreciate your responsibility for your children.
This is the Desert... We are very close to nature here....There are mostly non threatening bugs and spiders. We try to be organic and use only a vacuum for bug removal, sometimes they make their way into your room. Please be understanding.
There are animals around as well with the creek running through our property. Please keep screen door or slider closed to prevent squirrels, skunks, bears, deer, etc from wandering in.
Lost Property
We are happy to return items that have been left following departure. However, there will be a minimum charge of $10.00 to cover postage and packaging.
Pets
We are unable to allow pets.
Reservation Rates Vary Depending on the Season
Bookings made online may be subject to differing terms and conditions in force at the time of booking. This is to protect your security in carrying out the booking and providing credit card details over the internet.
Taxes will be added to your room rate based on the current Sales, Use, and Occupancy Tax Rate in Grand County, Utah.

Some of the data gathered during the course of a booking may be held on our computer. We would like to hold this data after your visit to be able to inform you of future offers. If you would prefer us not to hold this information please let us know.
