The O is unique in the small hotel world as over 80% of our guests are repeat visitors. If you are new to our boutique hotel there are some things you should know.The O is a safe and welcoming adult destination and regardless of your gender, sexual orientation or political leanings, the O Welcomes everyone, both young and young at heart. The O is a tranquil and vibrant respite with natural mineral waters, that are both rejuvenating and healing, skilled and vetted massage therapists and healers, meandering gardens and beautiful vistas, and modest yet thought out and well-appointed accommodations.
We are also cannabis and pet friendly (however no smoking is allowed in any of the rooms).We also celebrate the best of life on a daily basis – conversation, art and music – which makes The O a dynamic and ever changing environment by design. We play music during the weekends and when the guest mix seems right so if you are looking for complete silence this is probably not your best choice. But if you are looking for a Zen, relaxing and stimulating change of pace, and a great massage, we just might be your new favorite escape.Most of our guests choose to stay at the spa for the duration of their visit – as we have a well-equipped lounge/kitchen area that all guests are free to use, but if you are ready to step out and explore the area, the Spa is conveniently located within 2 hours of all Southern California premier destinations – including Los Angeles and San Diego, and we are just 45 minutes from Joshua Tree State Park, and the Coachella Music Festival, 18 minutes from Downtown Palms Springs, and a wide variety of popular restaurants and local attractions, and the Palm Springs International Airport.

Property and Cancellation Policies :
CANCELLATIONS + REFUNDS: VISA, Master Card, Discover or American Express account numbers will be taken in advance for all reservations and your account will be charged in full at the time of reservation. The O Spa is a small boutique hotel and unlike larger hotels, we do not have excess room inventory and therefore are unable to cancel or refund reservations less than 30 days from the reservation check-in date. Any reservations canceled less than 30 days from the check-in date will result in forfeiture of the entire rental amount paid. For cancellations 31-60 days from the reservation check-in date 50% of the contract amount is refundable. For cancellations more than 61 days from the reservation check-in date 75% of the contract amount is refundable.
Please note that Group and Event reservations are payable in advance and are not refundable, in any amount, nor can be rescheduled for any reason, irrespective of reservation dates or circumstances.
Holiday Reservations, Thanksgiving*, Christmas* and New Year* Holiday periods as well as all Coachella* and Stagecoach* dates/periods (Monday-Sunday) are non-refundable after September 1st of the year prior to the event(s).
Early Departures, Early/Late Check-ins: There will be no refunds for unused nights, late arrival or early departure. Early check-ins and late departure and extra nights may be available for an extra charge.
Travel Insurance: Our refund policy does not exclude “acts of God”, illness, natural or man-made disasters, war or any other unforeseen events/circumstances that might affect your ability to travel and it is recommended that you purchase travel insurance to protect you in the event that unforeseen circumstances arise and to protect your investment.
Terms and Conditions
ADDITIONAL PERSONS/FEES: All rates for rooms are for double occupancy. Each room has an assigned maximum occupancy. There will be a $75 charge, plus applicable taxes per extra guest per night up to maximum occupancy. Additional guests, above maximum occupancy will be checked into another room at that day’s rate, based on availability. Additional guests not disclosed to front desk staff upon check-in, and who do not violate maximum occupancy, are subject to an extra person charge of $100 per guest/per night. Violation of maximum occupancy rules is grounds for immediate eviction of all registered and non-registered guests. No refunds will be issued for evictions due to hotel policy violations. If you would like to invite more guests for parties, events or photo shoots pre-approved arrangements are required and all requests for parties, events or photo shoots must include the total number of guests and be made in writing.
AGE RESTRICTIONS: The O Spa is an Adults Only (18 and over) hotel. In some cases, we do allow children 16 and over provided they are traveling with an adult and are supervised at all times.
AIR CONDITIONING/HEATING: Guest agrees that air conditioning shall not be set below 74 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation.
CANNABIS: The O Spa is a Cannabis Friendly resort, but all smoking rules apply.
CHECK-OUT: Check-out is at 11:00 am. If you require a late check-out (1:00 pm) please contact out front desk as soon as possible on or before 10:00 am on the day of departure, and we will do our best to accommodate. We are limited to the number of late check-out we can issue, so this is done on a first come, first served basis. All check-outs, regular and late, have a 15-minute grace period. Guest who linger past their grace period are subject to a late check out penalty of $50 per half hour.
COOLERS: Coolers are not allowed poolside at any time. The ice machine is for the use of all guests and may not to be used to fill coolers.
DECORATIONS: Any party decorations or banners need to be hung with removable adhesive hooks or low tack painters’ tape. No thumbtacks, Scotch tape or holes in the walls or ceilings please.
DAMAGE: Guests are responsible to treat the hotel property and amenities with respect. Guests will be charged for replacement or repair of damage to hotel property or guest rooms. The management assumes no responsibilities for accidents, injuries, theft or loss due to any cause. By signing below, you are releasing the O Spa of any responsibility or liability claims. And guests who do not follow or comply with hotel policies, we the O Spa reserve all rights to refuse service and evict without refund.
FIRE ALARMS: The property has fire alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a fire alarm “chirps” or has a low battery condition.
FIRE EXTINGUISHERS: The property has two fire extinguishers installed in the courtyard. Guest agrees to use the fire extinguisher only for true emergencies.
FIRE PITS AND GRILLS: Guest is advised that the property has a fire pit and gas grill, and other gas-powered items and will seek help from management if the proper operation of such items is not fully understood.
FURNITURE: If for any reason you need to move furniture, including outdoor furniture, it is your responsibility to move it back to its original location prior to check out. Please do not place lounge chairs or furniture on any of the synthetic turf.
GIFT CERTIFICATES: Gift certificates are not refundable and must be presented at the time service is rendered. Lost, misplaced or stolen certificates are not refundable, replaceable nor valid. Gift certificates are redeemable at the monetary value of the service at the time of purchase. Gift certificates should only be purchased directly from The O Spa.
GRATUITIES: Gratuities are not included in the reservation price or spa services.
HOURS: The Pools, Lounge and Grounds are open 24 hours a day. But we do ask that you be considerate of other guests at all times – especially after 10:00 PM and before 10:00 AM.
IN ROOM PARTY POLICY: The O Spa enforces a NO IN-ROOM PARTY POLICY to ensure that we can protect the hotel and our guests at all times. In the event of a disturbance, one warning will be given to reduce noise. If this warning is not followed, the guest will forfeit all fees and must leave the hotel immediately.
INTERNET: Internet services are provided at a level that has been chosen by The O Spa management. High speed wireless Internet is provided as a convenience only and is not integral to this agreement. No refund of rate shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to Internet service.
KEY REPLACEMENT: The O Spa operates with “old fashioned” keys. If a guest-room key is lost, we are required by law to change the locks for the safety of all our guests. Therefore, we request that you drop off your key before returning home in the return box located in the hotel’s foyer to avoid the $75 key replacement charge.
*** MUSIC: Personal speakers are not allowed poolside, in the hot tub, or any outside area. Please use headphones.
NUDITY/SUNBATHING: European/topless sunbathing is acceptable. However, The O Spa is not a nudist or lifestyle resort and we do require cover ups when not pool side.
NOISE: At The O Spa, we strive to keep our spa areas peaceful and relaxing for all of our guests. Please keep voices and pool activities at a reasonable level. Nighttime hours are between 10pm and 10am. Please remember our Spa is a quiet, peaceful retreat, surrounded by mountains and sound easily carries.
NON-SWIMMERS: There are no pool fences or pool alarms at the spa, and it is the guest’s responsibility to learn about safety precautions, warning signs, water conditions, and safety procedures concerning swimming in or being around the pool. Guest is hereby notified that the pool(s) can be dangerous, and guest accepts fully the risks involved.
PARKING: There’s plenty of free parking in our parking lot located next to the Spa as well as in front. When parking in front please park head in and do not block the entrance stairs. Only two vehicles per room is allowed at any given time.
PERSONAL INJURY/LOSS: The Guest and anyone invited on the property shall hereby indemnify and hold harmless The O Spa and it’s owners against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. Guest(s) expressly recognize that any insurance for property damage or loss which The O Spa may maintain on the property does not cover the personal property of Guests, and that Guest should purchase their own insurance if such coverage is desired.
PET POLICIES: Our pet fee is $50 per animal. Well behaved, socialized pets are always welcome, but we do ask that you immediately clean up after them and make sure they don’t damage any furniture, etc. Pets are not allowed in the pool or spa or on the synthetic turf and must remain on leashes and be supervised at all times while on the grounds except when using the dog run which is a “leash free” area. Please be considerate of our other guests and do not leave any pet that may suffer from “separation anxiety” unattended. The limit is two pets per room unless prior arrangements have been made. Guest also agrees that any damage (including urine odors/stains) to your room or the synthetic outdoor turf will be the responsibility of the pet owner. Guest agrees that any room damage including “accidents” will incur an additional room cleaning fee of $75 or higher depending on the damage. Please note all guests traveling with pets will be required to sign a separate pet damage waiver at check in prior to being granted room access.
PHOTOGRAPHY, CELL PHONES AND OTHER ELECTRONICS: The O Spa respects its clients’ privacy and does not permit its clients to take photographs or video within the spa area or of other guests without their permission. Thus, cell phones, cameras and laptops are not permitted within the spa area.
POOL COURTESIES AND CONDUCT: Our pool and hot tubs are open 24 hours. You may use at any time as long as you are respectful of others and pool rules. No glass of any kind is allowed in the pool area. Personal electronics should be enjoyed privately with headphones. Please leave your coolers and ice chests in your room as these are not allowed in the common areas. No rough housing or diving from the platform is allowed. Please be respectful and do not disrupt the enjoyment of our other guests.
PROMOTION POLICIES: Each O Spa promotion is unique and therefore is subject to its own rules and regulations. However, in general, O Spa service promotions apply to spa services only and do not apply to the purchase of gift cards. Promotional pricing is not good in conjunction with any other offer and services must be completed before the promotion expires. Additionally, promotional pricing applies only to those services listed and can’t be applied to other services on the menu. Be sure to check each promotional advertisement for specific rules and regulations or ask a guest service agent when you are making your appointment.
REGISTERED GUESTS: The O Spa property is for the enjoyment of registered hotel guests and registered day pass holders only. Non-registered guests are allowed on the property only with prior approval from Front Desk staff, or management. Violation of occupancy policies is grounds for immediate eviction of all registered and non-registered guests without refund.
SECURITY: Guest shall see to their own security while in the property by locking doors, windows, etc. when it’s prudent to do so.
SMOKING POLICIES: There is no smoking in any rooms or indoor spaces including the covered spa area, or on the Astroturf (as it melts). This includes cigarettes, cigars, E-cigarettes, vaping and any other form of smoking. Smoking is permitted in the outdoor areas, but we ask that you be considerate of our other guests and refrain from smoking when other guests are nearby or may be bothered by smoke or vape. Smoking in indoor areas or rooms is subject to a $150 fee per occurrence. Please refrain from disposing of your ashes and/or butts in the fire pits or anywhere other than the ash trays that have been provide through-out the property.
TRANSIENT OCCUPANCY: Guest expressly acknowledge and agree that this Agreement is for transient occupancy of the Property, and that Guest do not intend to make the property a residence or household.
VALUABLE ITEMS: Valuable items left behind by guest will be held for the guest and every reasonable effort will be made to contact the guest for return. If items are not claimed for longer than 30 days, they shall become the property of The O Spa.
