Booking Terms and Conditions

• The best rate guaranteed is applicable only to bookings made directly through Utobert via our social media platforms, phone calls,s or our website www.utobert.com
• Utobert provides 24-hour electricity substituted with PHCN, Inverter, and Generator. Ask for time schedule.
• Private chef, breakfast in bed, and car hire are available at an extra charge.
• Guest check-in time is 2:00 pm and Check-out time is 12:00pm. Early check-in and late checkout are subject to availability and will attract an extra charge. An extra charge applies after 12:00pm.
• Late checkout after 2:00 pm is a half-day rate and after 5:00 pm is a full-day charge. Late checkout without prior notice and approval can lead to a loss of caution fee. 
• Changes to booking dates or residence may constitute an extra charge (Subject to availability).
• Utobert provides unlimited verified fast wifi with the use of fiber optic cables as a complimentary service provided by a third party. Any interruptions, low speed, or other issues with the signal connection will not be held against Utobert. However, be rest assured that our team will go the extra mile to resolve such issues.
• The caution fee is a set amount of money charged asides from the booking fee, the caution fee is refunded 24hrs after checkout with no damage or bridge to the house rules.
• Housekeepers are available to clean between 9:00 am - 5:00 pm, Monday to Saturday. 

• No loitering around the premises
• All types of pets are strictly prohibited.
• Please report damages immediately they occur
• No parties, events, or loud music allowed. Violation of this rule can lead to an immediate eviction with no refund)
• Unreasonable number of guests are not allowed and the number of stay-over guests cannot exceed the maximum allowed per apartment.
• If you overstay check-out time by more than an hour, we reserve the right to enter the apartment and remove any items found there not belonging to Utobert and also charge 100% of the full day’s rate
• Commercial photography/Videography and Film production are strictly prohibited. 
• Please take extra good care of furnishing, damages to furniture will attract a fine
• Trash should be placed in the designated trash cans
• Consumables and household items such as Linen, Towels, Toiletries, and Kitchen utensils are provided and should not be removed from the apartment upon checkout. Missing items will attract a fine.
• No smoking in the apartment including balconies and terraces. Breaking this rule will attract strict action such as alerting the authorities and a fine.
• The most important rule, have the best stay!

• All bookings or reservations are confirmed only when payment has been made. Any bookings made without subsequent payment are subject to cancellation by Utobert in favor of a confirmed booking.
• The cancellation policy allows guests to receive a full refund if they cancel within 24 hours of booking and at least 7 days before a booking check-in time otherwise, the full rate will be charged. 
• Cancellation is free of charge 7 days prior to the scheduled arrival date or guests will be charged 100% of a 3-nights stay.
  
• Guests are strongly advised to take adequate precautions to ensure that they are protected from unforeseen events which may give rise to booking cancellation.
