Nestled just off Table Rock Lake is Flat Creek Lodge. The newly renovated decorum is fitted with new flat-screen televisions and furnishings! Our rooms are fitted with two full-sized beds or a single king bed. We are located just west of Branson next to Flat Creek Restaurant in Cape Fair, Missouri. We strive to provide our guests with anexceptionally clean, safe, and friendly lodge experience.  The followingLodge Policy/House Rules have been established based on industry standards,management and operational procedures, and our personal experience of owningand operating the Flat Creek Lodge since2009.  These Lodge Policy/HouseRules are considered a part of our reservation agreement with you.  As ourlodge guest, by reading and signing your registration you are agreeing to abideby all of our Lodge Policy/House Rules, terms and conditions, andprocedures.  These Lodge Policy/House Rules are presented here to helppromote our guests’ safety and enjoyment and to ensure that each guest is awareof the understandings between the Flat Creek Lodge and the guest.  OurLodge Policy/House Rules may change from time to time, so pleasecheck back often.
100% SMOKE-FREE Flat CreekLodge has been 100% Smoke-Free since 2008.  For safety and to assurethat our facility is not exposed to items or actions that create anodor which is unhealthy and objectionable to our guests and staff, andthat is difficult to remove from the air, walls, and furniture we do not permitsmoking tobacco, marijuana, illegal drugs, e-cigarettes, vape pens, vaping,cartridges containing the liquid of nicotine, hookahs, incense, cooking,cigars, candle  burning, the use or diffusing of patchouli oil orother strong-smelling plant-based essential oils or synthetic products in ourfacility. 
Guests are encouraged to notify Lodge Staff immediately if theysmell cigarette, marijuana, or other objectionable odors.   Thispolicy is not intended to stop people from smoking, but to regulate wherethey smoke and how it affects others.  A Designated Smoking Area isprovided outside and away from the building.  Marijuana isprohibited at all times.
 
CANDLE, INCENSE, ESSENTIAL OILS:
Candle, incense, essential oils (diffusing, vaporizing, etc.) areprohibited.  These items and activities will be treated as smoking, a fineaccessed, and the guest may be evicted with no refunds.  
 
 NO-COOKING, COOKING  APPLIANCES, COMBUSTIBLES, OR FIREWORKS:
The safety of our guests, staff, and this facility is extremely important toes. Except for the microwave and refrigerator units that the lodge provides,preparation of food in guest rooms by any type of cooking appliances isprohibited.  A minimum fee of $300.00 will be charged for cooking in room,including, but not limited to coffee makers, hot plates, toaster ovens, waterheaters, rice cookers, combustible, open flame, barbecue grill, burners,heating appliance, or any other item intended for cooking.   

GUARANTEED RESERVATIONS:
All reservations must be guaranteed with a valid major credit card. Guestsmust be 18 years and older.  We accept Visa, Master Card, American Express,and Discover Card.  We do not charge your credit card at the time you makeyour reservations.  Your credit card guarantees your reservations. Pleasemake sure to receive a reservation confirmation number when you make areservation. Reservations must be cancelled Forty-eight (48hours), lodge time,prior to your arrival date, in order to avoid a one (1) room night, plus taxcancellation fee.  Reservations will be held until11:00 a.m. the morningfollowing your scheduled arrival date.  If you have not checked in by thattime, a NO-SHOW charge of one room night, plus tax will be charged to yourcredit card and the balance of your reservations will be cancelled.  FlatCreek Lodge is not responsible for weather conditions, personal emergencies, orschedule changes.

EARLY CHECK-IN/PRE-REGISTRATION:
Early check-in is offered based on availability.  If you require guaranteedcheck-in for arrival prior to 4 p.m. then Pre-Registration and payment may berequired.  Please contact Lodge Staff directly to make reservations andcomplete a credit card authorization form prior to your arrival (417) 538-4802.
 
CHECK-IN REQUIREMENTS:
Guests must be at least 18 years of age to check in at the Flat CreekLodge. In the interests of security and to prevent fraud, guests arerequired to confirm their identity by providing their valid government issued photoidentification (State driver’s license, passport, etc.) atcheck-in.  A valid, signed, and pre-approved credit card in the name ofthe guest registration is also required.  It is your responsibility tofully understand the manner in which your bank processes pre-authorizations andcharges to your credit/debit card.  Some banks hold pending authorizationsfor up to 30 business days.
 
PRE-AUTHORIZATION AT CHECK-IN:
We have required pre-authorized of credit cards/debit cards at check-insince2009.  A pre-authorization is a temporary hold of a specific amount ofyour available credit limit balance placed on your credit/debit card for thefull amount of your intended stay, plus tax.  All credit/debit cards prepare-authorizedat check-in.  Pre-authorization is not a charge to your account, it is ahold on those funds.  Once your actual charge is posted at check-out itcan take anywhere from 24 hours to 30 days for the original pre-authorizationto be removed by your bank.  Generally, most banksrelease the hold within3-5 days.  It is your responsibility to be awareof how your bank handlesall of your transactions, including pre-authorizations. We are unable toremove pre-authorizations directly through our Lodge.
 
GUEST REGISTRATION:
We require valid contact information from the guest making thereservationsincluding first and last name, address, phone number, andsignature.  Thenames of all guests occupying the room must be registered. Informationregarding your license plate/car description is also gathered atcheck-in forsecurity.
 
CHECK-OUT TIME:  Room rental period expires at 11:00a.m. Additional day charge, plus tax may apply for late checkout.
 
CHECK-OUT PROCEDURE:
Check-out time is 11 a.m.  Please check-out with Lodge Staff sothathousekeeping may begin cleaning your room as soon as possible.  Ifyourequire a later check-out, please contact Lodge Staff prior to the day ofyourdeparture and we will do our best to accommodate your request.  Achargemay apply for late check-out.

EARLY DEPARTURE:
Guests who check out of the lodge after 11:00 a.m. and prior to theirscheduleddeparture date are subject to an early departure fee of one night,plus tax.
 

SPECIAL REQUESTS:
We will make every effort to honor special requests such as a specific floororroom number, adjoining rooms, boat slips, etc. upon your arrival. All specialrequests are noted on reservations and we will do our best to accommodate.  However, the availability of these items cannot be guaranteed inadvance. 
 MICROWAVE/REFRIGERATOR:
Except for the microwave and refrigerator units that the lodge provides,preparation of food in guest rooms by any type of cooking appliances isprohibited.  Not all rooms have a microwave and refrigerator unit. Bags officeare available for your use free of charge.  We ask that you refrain frommicrowaving any pungent food as the odor is difficult to remove from fabric, acleaning fee may be assessed. Most commercially prepared food intended for themicrowave has not previously caused a problem, so we suggest that option. 
 
PAYMENT:  All reservations and registration must beguaranteed with a valid major credit card.  We accept Visa, Master Card,American Express, and Discover Card.  Pursuant to credit card agreements,credit cards are not valid unless signed by the cardholder.  Credit cardsmust be signed.  Cash (USD) payment is welcomed with a signed Andre-authorizedcredit card.  All guests are required to present a valid major credit cardand government issued photo identification even if guests are planning onpaying in cash upon check-out.  Checks and foreign currency not accepted.
 
CHECKS AND CHECK CASHING:
We do not accept checks.  We do not provide check cashing services.
 
DEBIT CARD/CREDIT CARD HOLDERS
Your credit card is not valid unless signed.  We will refuse an unsignedcard.  Your Debit or Credit Card will be pre-authorized at check-in forthfull amount of your stay.  The pre-authorization will HOLD the funds untilcheck-out, at which time the amount actually incurred during your stay will becharged.  If you change your method of payment at check-out or change thelength of your stay, your bank may not post the changes to your accountimmediately.  Flat Creek Lodge has no control over the policies of yourbank and will not be held liable for any “insufficient funds” penalties or anyother resulting fees or charges.  It is your responsibility to fullyunderstand the manner in which your bank processes pre-authorizations andcharges to your debit or credit card.  Some banks hold pendingauthorizations for up to 30 days. 
 

DEPOSITS AND GUARANTEES:
There is no deposit required to make an individual roomreservation. However, a major credit card is required at the time ofbooking to guarantee the room and secure the reservation period.
 
RESERVATION AND PAYMENT FOR GUESTS BY PRIVATE THIRD PARTIES:
Generally, third party payment is not permitted.  In the case of payingfor a family member if you will not be physically present at the lodge, werequire prior completion and approval of a Credit Card Authorization formincluding a copy of your driver’s license and the front and back of your signedcredit card.  You will be responsible for any and all damages and loss. We reserve the right to refuse reservation at any time for any reason.
 
CREDIT CARD AUTHORIZATION BY CORPORATE THIRD-PARTIES:
Please contact Flat Creek Lodge at least 24 hours prior to guest’s arrival torequest a Credit Card Authorization form.  We are open until 12:00 a.m., (417)538-4802.  We must receive the information by fax (417) 538-4862 andprocess the approval for your reservations prior to the guest’s arrival.
 PREPAID BOOKINGS:
Unless the transaction takes place directly at the lodge, Pre-Paid Bookingsrequire a Credit Card Authorization form to be completed and faxed to thelodge(417) 538-4962.  This form is available by calling the lodge directly(417)538-4802.
 RATES:
All rates are quoted in United States currency, plus tax.  Rates mayincrease without notice.  Rates as advertised on the Flat Creek Lodgewebsite or any other website or promotional material are subject to change atany time and may increase or decrease at the lodge’s discretion.  
 
RIGHT TO REFUSE SERVICE:   Flat Creek Lodge isprivately owned and operated.  We reserve the right to refuse service toanyone for any reason(s) that does not violate Federal or State laws.  FlatcreekLodge has a zero tolerance policy in which we will refuse to admit or refuseservice or accommodation in our lodge or may remove a person, without refund,who refuses to abide by the reasonable standards and policies established bythe State of Missouri and the owners for the operation and management of thelodge. Flat Creek Lodge will refuse service or evict a guest: for refusal orfailure to pay for accommodations, is under the influence of alcohol, drugs, orany other intoxicating substance and acts in a disorderly fashion as to disturbthe peace of other guests or is not in compliance with state liquor laws; actsin a disorderly fashion as to disturb the peace of other guests; is unable toproperly supervise their children at all times, seeks to use the lodge for anunlawful purpose; seeks to bring into the lodge: an unlawfully possessedfirearm; or something, including an explosive or hazardous or toxic substance,that is unlawful to possess and that may be dangerous to other persons;destroys, damages, defaces, or threatens harm to lodge property or guests;causes or permits persons to exceed the maximum allowable occupancy of room,refuses to abide by the reasonable standards or policies established by FlatCreek Lodge for the operation and management of our lodge. MCA70-6-511,70-5-512,70-6-513, 70-6-514

QUIET HOURS:  10:00 p.m. to 9 a.m. If you become aware of adisruptive guest, please contact Lodge Staff immediately by room phone or inperson. Televisions, voices, or other devices must be kept at respectful lowlevel at all times.  Doors should be opened and closed quietly.  Nocongregating or running in halls.
  
CONNECTING ROOM POLICY:
Connecting rooms are subject to availability and can only be booked directlythrough the lodge.  Please call the lodge directly to discuss availableconfigurations. 
CANCELLATION: 
Flat Creek Lodge is not responsible for weather conditions, personalemergencies, or schedule changes.  Reservations must be cancelled forty-eight(48 hours) lodge time, prior to your arrival date, in order to avoid a one (1)night full room cancellation fee.  If reservations are cancelled less than48 hours before the arrival date, your credit card may be charged the full roomcharge plus taxes. If you are staying more than one (1) night, only thefirst night and taxes will be charged.  If you cancel any reservation, youmust obtain and save the cancellation number for your records. 

PET POLICY:
No Pets Allowed in therooms unless it’s a registered service dog with proof of papers.

NO SHOW CHARGES:
Failure to check in on the scheduled arrival date for a reservation guaranteedwith a credit card will result in a No-Show fee being charged to your creditcard.  You will only be charged the first night, one (1) night’s full roomrate plus taxes and the balance of the reservation will be cancelled.

GROUP RESERVATIONS: 
Large group/Block reservations must be cancelled eight (8) weeks prior toarrival date.  Reservations cancelled after that date may be chargedone(1) full room charge plus tax for each room reserved and the balance of theirreservations cancelled.

DO-NOT DISTURB AND ACCESS TO ROOMS:
To provide all of our guests with an exceptionally clean and safe lodge experience,we provide daily housekeeping. The Housekeeping Staff is required to enter theroom at subsequent times to clean the room, check for safety, and verify thecondition of the room.  Management reserves the right to enter a room withknown status of “IN” for reasonable purposes, such as an emergency,housekeeping, maintenance, verify that the room, its furnishings, andmechanical equipment are intact, or to address or prevent a violation of our LodgePolicy/House Rules. In the event of suspected illegal activity, managementreserves the right to summon law enforcement to aid in eviction.  Theright to privacy ends when a Lodge Policy/House Rule is broken.  Lawenforcement will be granted immediate access to lodge property and rooms ofevicted guests.

CHILDREN:  Well behaved children of all ages arewelcomed.  Children aged 12 and under stay for free when sharing aroom with one or more paying adult(s), using existing bedding.  As the parents,guardians, or chaperones of children you are personally and legally responsiblefor and must supervise them at all times.  For safety reasons,please do not leave children unattended in guest rooms or allow them to roamthe lodge property unsupervised.  Children under the age of 13 are notallowed on the dock without being accompanied and supervised by their parent/guardian/chaperone. 
 
DOCK POLICY: Still Needed MAXIMUMOCCUPANCY:
Room occupancy requirements are based on fire code/fire safety restrictions. Roommaximum occupancy is 4, If you exceed the maximum number of guests allowed, youwill be asked to rent another guestroom for proper accommodations or vacate thelodge.
 
ROOM CODES:
Room codes are issued to the registered guest(s).  No room codes will beissued to youth under 18 at any time.  I.D. is required if you have lost/forgotyour code and require a new one. A unique computer generated codes given atcheck-in. 
HOUSEKEEPING/ROOM INSPECTION:
Housekeeping is provided daily between the hours of 9 a.m.-2p.m. Housekeeping may start as early as 6 a.m. during huntingseason.  This Isa 100 % NON-SMOKING lodge, including medicalmarijuana.  Rooms are cleaned and inspected daily and a detailed log ismaintained on each room and linen.  Rooms are rented to guests inappropriate condition without any prohibited odor.  Housekeeping and LodgeStaff are trained and skilled in identifying the odors from prohibiteditems.  If our investigation concludes that you have smoked in your room,cooked, or brought a prohibited item into our facility, you will be fined, andevicted without any refund. 

LINEN CHANGING:
Your comfort is very important to us.  For guests staying multiples nights,bed linen is changed on a rotation schedule.  Used towels are exchangedfor fresh towels daily.  If Housekeeping is unable to change abed due topersonal items left on a bed, a note will be left. Housekeeping will behappy to change your bed linens and make your beds each day if all personalitems are removed.  Please contact our staff if you have any additionalquestions or concerns.

LOST & FOUND POLICY:
Flat Creek Lodge assumes no liability for lost, misplaced, stolen, or damagedvaluables or belongings. If you discover that you have left behind something ofvalue to you, please call us immediately (417) 538-4802 and we will try toassist you in locating your lost item. 

FOUND ITEMS:
Flat Creek Lodge is not responsible for any item left behind by aguest. However, any item, with the exception of perishable items, leftbehind by our guests and found after departure by Housekeeping will becollected, logged in, and kept in a secure location for collection by the ownerfor up to fourteen (14) days.  Records of Lost & Found items areretained for five years.  Reasonable effort will be made to notify theguest that an item has found.  Perishable items, underwear, andmiscellaneous toiletries are discarded.   
 RETURN:
We would be happy to return your lost item(s) to you by United States PostalService.  Sorry, no UPS or FED EX deliveries.  Your credit card willbe charged packaging and postage, plus a $10.00 handling fee.  A separatereceipt will be mailed to you.  Flat Creek Lodge is not responsible forany item lost or misdirected during shipment by the United States PostalService.  Please contact the USPS Customer Service Departmentat1-800-275-8777.

UNCLAIMED ITEMS/NO CONTACT:  Lost & Found items are heldfor fourteen (14) days while we attempt to contact the guest.  If guestcontact information is incorrect or cell phone mailbox is full and we areunable to contact the guest during the fourteen (14) day holding period, the unclaimeditem(s) are thrown away, given to local organizations, or disposed ofaccordingly by Flat Creek Lodge. 

 IN CASE OF EMERGENCY OR FIRE:
Please notify staff in the event of a fire or other emergency.  A map thatshows emergency exits can be found on the back of your room door and in the GuestInformation Notebook located in each guest room.

The lodge is fully equipped with smoke detectors, fire safety information inGuest Room Notebook, and emergency evacuation plans on the door of eachguestroom.  Please review this important information.


     FIREARMS AND WEAPONS:
The safety and security of our guests and staff is extremely important toes. Our Firearms and Weapons Policy is designed for the protection of our guests,vendors, staff, and owners, and pertains to the presence of firearms andweapons on lodge premises.  Flat Creek Lodge recognize that guests andvendors may legally possess firearms or weapons for a variety of legitimatepurposes.  This policy has been developed to create a safe environment byproviding appropriate guidance over the custody of firearms and weapons on ourpremises.  Flat Creek Lodge is private property.  Guests, who arelawfully permitted to possess a firearm or weapon, may bring such onto our lodgepremises for storage purposes only, with the understanding that they arepersonally responsible for following:

  • Guests must abide by all Federal, State, and local laws.
  • Firearm and weapons must be appropriately registered.
  • No cleaning of firearms is permitted on lodge premises.
  • No firearms or weapons in the bar/restaurant. 
 Guestsand vendors who fail to abide by our policy may be asked to leave the lodgepremises, are subject to trespass and may be subject to further legalaction.  Exempted from this policy are law enforcement officers anddesignated military personnel who are on-duty and required to carry firearms inthe performance of their duties.   No exemption to this policy isallowed for private persons, even those licensed and permitted to carry afirearm openly or concealed under local, state, or federal law, are exempt fromthis policy.  It is our policy to promptly turn over any firearms left onthe property to the Stone County Sheriff’s Office if we are unable to contactthe owner.  Questions concerning these policies or its implementation maybe addressed to the lodge owners directly (417)538-4802.   
 INCASE OF EMERGENCY OR FIRE:

NO IN-ROOM PARTY:
Flat Creek Lodge enforces a No In-Room Party Policy to ensure we can protectthe lodge and our guests at all times.  No parties, loud disturbances and/ornoise-nuisance are allowed or tolerated on these premises. In the event of adisturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the lodgewithout refund.   Registered guest(s) is responsible for all personsvisiting.  Non-Registered visitors are only permitted until10:00 P.M. If found with more “people” not listed on the Guest Registration Formafter 10:00 P.M. your stay will be considered a party. You will be orderedto vacate the premises without refund and may be access Guest CompensationDisturbance Fee.
 

 FREE Wi-Fi ACCESS:
Access to our Wi-Fi is free for our registered guests.  The lodge Wi-Facescode is subject to change without notice.  Wi-Fi signals are subject tochange without notice depending on the room’s location, the status of ourWi-Fi-equipment, and interference from other local wireless signals.  FlatCreek Lodge assumes no liability for guest use. 
 
ENFORCEMENT:
All staff is trained and required to respond to potential violations of our LodgePolicy/House Rules. Guests who refuse to abide by the reasonable standardsand policies established by Flat Creek Lodge for safety of all guests, staff,owners, property, and the operation and management of the lodge will be evicted,with no refund. In addition to the room charge, a minimum$300.00fee per room will be charged for infraction(s) of our Lodge Policy/House Rules.
 
TERMS & CONDITIONS:
Flat Creek Lodge makes its best efforts to ensure that all the information thatappears in this agreement is accurate.  However, no warranty, expressed orimplied, is given that the information provided in this agreement is error free. Flat Creek Lodge does not accept liability for any errors and/or omissions, andreserves the right to change the information published at any time and withoutnotice.
  
ILLNESS AND EPIDEMICS:
Flat Creek Lodge reserves the right to refuse accommodations to a guestarriving with a contagious disease.  In cases where sickness occurs duringthe stay, please notify the Lodge Staff.  In the case of serious sickness,you may be requested to receive appropriate health care from a nearbyhealthcare facility.  During epidemics we are entitled to employprecautionary measures within our judgment or as required by localauthorities. We may charge you a room cleaning fee as we deem appropriateunder the circumstances.
 
INFESTATION:
The cleanliness of our rooms is extremely important to our guests.  If youbring any infestation into your room or onto our lodge premises, we may charge youfor any and all costs and expenses, including immediate or urgent responserequirements and loss of room revenue, that we deem necessary to address theinfestation. 
 
DAMAGE AND/OR THEFT OF LODGE PROPERTY:
You are liable for any damage howsoever caused (whether by the deliberate,negligent, or reckless act) to the room (s), lodge’s premises or propertycaused by you or any person in your party whether or not staying at the lodgeduring your stay.  Flat Creek Lodge reserves the right to retain your creditcard and/or debit card details as presented at registration and charge or debitthe credit /debit card such amounts as it shall in its sole discretion deemnecessary to compensate or make good the cost or expenses incurred or sufferedby Flat Creek Lodge as a result of the aforesaid.  Should this damage cometlight after the guest has departed, we reserve the right and you herebyauthorize us to charge your credit or debit card for any damage incurred toyour room or the Lodge property during your stay, including and withoutlimitation for all property damage, missing or damaged items, smoking fee,cleaning fee, guest compensation, etc.  We will make every effort torectify any damage internally prior to contracting specialist to make therepairs, and therefore will make every effort to keep any costs that the guestwould incur to a minimum.

DAMAGE DISCOVERED AFTER CHECK-OUT:
Guest Rooms found with waste strewn around, in complete disorder, and/or“trashed” will be subject to maintenance deep cleaning fee, administration feeand/or third party fees.
 
DAMAGE TO ROOM:  Damage to rooms, fixtures, furnishing andequipment including the removal of electronic equipment, towels, art work, etc.will be charge at 120% of full and new replacement value plus any shipping andhandling charges. Any damage to lodge property, whether accidental or willful,is the responsibility of the registered guest for each particular room. Any costs associated with repairs and/or replacement will be charged to thecredit card of the registered guest.  In extreme cases, criminal chargeswill be pursued.
 
DAMAGE TO MATTRESSES AND BEDDING:
Damage to mattresses and linen including; towels, mattress pads, sheets,bedspreads, blankets resulting from the use of body oils, make-up, shoe-polished.will result in a charge for the special cleaning, repair or replacement of thedamaged article.
 
DAMAGE OR TAMPERING WITH FIREDETECTION SYSTEMS/FIRE-FIGHTING EQUIPMENT:
Flat Creek Lodge reserve the right to take action against any guest or visitorfound to have tampered or interfered with any detection equipment throughoutthe lodge, including detector heads in public areas, guest rooms, break glasspoints and fire extinguishers.  Guests or visitors found to have tamperedwith any fire detection or fire-fighting equipment will be charged with anycosts incurred by the lodge due to their actions and will be evicted from thelodge. Depending on the severity of the guest actions, law enforcement maybecome involved at the lodge’s discretion.  Should the fact thatfire-fighting or detection equipment had been tampered with come to light afterthe guest has departed, we reserve the right and you hereby authorize us tocharge your credit or debit card for any damage incurred to your room or theLodge property during your stay, including and without limitation for allproperty damage, missing or damaged items, smoking fee, cleaning fee, guestcompensation, etc.
 PARKINGAT OWN RISK:
All vehicle(s) must be listed on the registration at check-in.  Parkingfor registered guest(s) is free.  All vehicles are parked at the risk ofthe owner.  Flat Creek Lodge shall not assume liability or responsibilityfor any vehicle, occupants, or contents while operated or parked on the lodgeproperty.  If a vehicle is left in the lodge parking lot after the guesthas departed without the written consent of the lodge, the lodge reserves theright to have the vehicle towed at the owner’s expense.  No vehiclerepairs on lodge premises. 

CHANGES OR MODIFICATION TO THE LODGE POLICY/HOUSE RULES:
Flat Creek Lodge reserves the right to amend, modify, change, cancel, vary oradd to these Lodge Policies/House Rules or the arrangements and contentfeatured on our Lodge website at any time without prior notice.  Pleasecheck our website regularly for updates to Lodge Policy/House Rules. Anymodification to these Lodge Policy/House Rules that occurs before yourdeparture is considered a part of your reservations agreement with us.
