Guest Rental Agreement and Rules and RegulationsReservations
– Reservations are encouraged and will be accepted up to one year in advance at our
discretion. When you book your reservation the unit you rented will be assigned and blocked for
your dates, however, Touraine L.P. reserves the right to change unit assignments. While a change of
this nature is extremely unlikely, it is a possibility. In the event of such a change, we will do
our best to provide a similar unit or give you a refund without penalty.
Use & Occupancy—The premises shall be used exclusively as a short-term residence for no more than
three (3) adult persons and in no event more than five (5) persons in 1 Bedroom units, and no more
than two (2) adult persons and no more than three (3) persons in Studio units. Falsely representing
the persons staying in the Guest Suite exceeding the permitted number of people represented in this
agreement is a material breach of this agreement. Subleasing is also prohibited, and is a material
breach of this agreement. Touraine reserves the right to exercise any and all legal remedies in the
event of any material breach of this paragraph, including immediate eviction without refund. All
persons staying in the Guest Suite agree to comply with this agreement in full, as well as the
Rules and Regulations.
Keys/Key Fobs- Key fobs are required for entry between the hours of midnight to 8 a.m. Keys and key
fobs must be returned at checkout or a fee of $25 - $100 per missing item will apply, depending the
Advance Rental Payment – A payment of 50% of the total reservation is required to secure your
reservation dates and must be received immediately. If you are booking online or immediately upon
signing this agreement. In any event, if we do not receive payment within 24 hours of booking or
signing this agreement, your reservation will be cancelled.
Rates– Rates are subject to change without notice. The rates you agree to at the time of booking,
including any specials, are the fees you will be charged. If rates go up or down in the future your
reservation will not be changed. Specials or other promotions available after the time of your
booking will not alter your rates. In the event you add nights to your reservation after you book,
prices will be based on prevailing costs at that time, and will be contingent on availability.
Rental Payment- The rental payment is due in full the business day prior to check in.
Cancellation of Reservation– – If you must cancel your reservation for any reason, you will forfeit
the 50% advance payment. We strongly recommend you obtain Travel Insurance to cover unforeseen
changes in your plans, including but not limited to storms, traveling delays, and sickness or other
Damages and Credit Card Authorization- We require a valid credit card to be on file to cover any
losses or damages that may occur during your stay. Your credit card may be charged without your
prior notification if we find damages that weren’t present when you arrived and you didn’t report
before you departed, although we will make every effort to contact you prior to charging your card.
If extra cleaning or repairs are required because of your stay, we reserve the right to apply the
full amount of those costs to your credit card, plus all applicable taxes and fees and any costs as
quoted and attested to by a certified contractor in addition to the total rental amount plus
taxes/fees that you originally paid to offset the additional incurred expenses because of your
stay. YOUR CARD IS ON FILE BECAUSE YOU MADE A PAYMENT. If you want a card charged other than the
CARD ON FILE for your final balance, you must notify us via email or phone before the final balance
is due ****YOUR CARD WILL BE CHARGED AUTOMATICALLY FOR THE FINAL BALANCE DUE***
Check In/Check Out – Check in will be no earlier than 3:00 P.M. Check Out will be no later than
11:00 A.M. This turnover time is to facilitate the cleaning of the units.
Housekeeping– Every fourth day of your stay, you will receive a complimentary light cleaning of
your unit. This cleaning will include fresh bed linens and towel set up, as well as, replenishing
the stock of coffees, teas, and toiletry items. Please treat your lodgings with care. In the event
the unit is left unusually messy (extra unusual cleaning, unwashed dishes, food, or garbage left in
unit) or left damaged (damages/stains on carpet or furniture or to walls and floors), we reserve
the right to apply credit card charges as part of our damage deposit policy for these expenses.
Additional Housekeeping- Touraine L.P. takes great pride in the maintenance of our homes.
Linens/Towels/Supplies– Units are fully equipped. An initial set up of trash liners, bathroom paper
and facial soap is provided upon arrival. Extra supplies needed (including cleaning supplies) are
the responsibility of the guest. Upon departure, please place all soiled linens in the tub for
house cleaning, place all dirty dishes in dishwasher and run machine. If you leave unit in
unusually messy condition, you will be charged an extra cleaning fee outside the normal prepaid
cleaning. Moving any furnishings is not permitted.
Smoking & Pets– ALL units are NON-SMOKING units and absolutely NO PETS are allowed. NO
EXCEPTIONS!!! Guests found in violation of this agreement will be asked to leave and full stay rent
charge will be due including deposit amount without refund. Smoking in the units will also result
in a $250 charge for ozone cleaning of the unit.
Good Neighbor Policy – Our rentals are in a multi-unit building that includes short and long-term
guests and year-round residents. All guests and residents are subject to conform to the rules and
regulations of the property. Guest(s) causing excessive noise or disturbances will be asked to
check out immediately and full stay rent charge will be due including deposit amount with NO
In Case of Emergency- Please call 911 if there is a life-threatening emergency. In case of non-
life-threatening emergency, please call the Front Desk at 215.735.3850. PLEASE NOTE: In the event
you are locked out of your unit after business hours, call the Front Desk to have a member of
Maintenance Team meet you to gain access. Guest must be present when Maintenance arrives. A charge
of $100.00 will apply and must be paid at check out.
Rules and Regulations- Guest also agrees to abide by the rules and regulations listed below.
Feedback- To the extent Guest provides comments, suggestions, or other feedback (hereinafter
“Feedback”) related to Guest’s stay at Sleepover at Touraine, Guest hereby grants to Touraine the
property right to use, publish, and disseminate such Feedback in marketing or promotional
Rules and Regulations
This Rules and Regulations Addendum is hereby incorporated and made a part of the Guest Suite
Agreement. Guest agrees that the Rules and Regulations will be observed by Guest, all occupants in
the Guest Suite, and any guests of Guest. Guest must obey these Rules and Regulations as conditions
of the Guest Suite Agreement. Any violation is a breach of the Guest Suite Agreement.
1. Guest must make all service requests or work orders for to the Management Office in writing and
in an expedient fashion; in the event a Guest makes a verbal service request or work order, Guest
must subsequently make a written request. In all events, all service requests and work orders must
be done in an expedient fashion, alerting the office as soon as possible.
2. Guest agrees to follow the rules and regulations of the workout room and community when using
the facilities. All persons using the facilities must do so with regard for their own safety and
for the safety of others, and all persons agree to do so at their own risk.
3. Guest may not have pets or animals anywhere in the Property or in the Guest Suite. For purposes
of this Addendum, the Property includes, the Guest Suite, as well as common areas such grounds,
hallways, foyers, stairs, elevators, landscaping, or any other areas which used by other persons
within the community.
4. Guest may not store, place, or leave Guest’s personal items anywhere on the Property outside of
the Guest Suite of the Guest. Personal items include, but are not limited to clothes, signs,
bicycles, bags, etc.
5. Any personal property belonging to Guest, which in the opinion of Touraine, is considered
abandoned, shall be removed by Guest within 1 day after being tagged with a sticker. If
Guest does not remove it, Touraine may remove the property from the area, at Guest's cost.
6. Guest does not have parking privileges on the Property and may not park on the Property.
Touraine is not liable for damage to, or caused by, any vehicles. This includes property damage and
bodily injury. Guest will pay for all of Touraine’s losses and hold the Touraine harmless for all
7. Guest may not place individual trash and garbage containers in public areas, halls or outside
apartment buildings. Guest may not discard trash, rubbish, cans, bottles or waste, except in
containers provided by Touraine. Guest also may not shake from any window or door or hang outside
any window any carpet, rug, bed clothing or other articles, or sweep any dirt, refuse or other
matter from the Guest Suite.
8. Guest may not remove or rearrange any appliances, attachments or equipment installed by Touraine
within the Guest Suite.
9. Guest may not use grills or barbecues anywhere on the Property.
10. Out of courtesy for the rights, comforts, and convenience of others, Guest may not create
disturbing noises, smells, or lights. Guest shall keep the volume of any radio, TV, or musical
instrument in your Guest Suite sufficiently reduced at all times so as not to disturb others in the
building. Guest shall not conduct or permit to be conducted vocal or instrumental practice or
instruction. Guest may not have a piano or organ in the Guest Suite.
11. Guest may not have deliveries made when Guest is not at the Guest Suite
12. Touraine's representative has the right to enter the Guest Suite for any proper purpose in case
of emergency or necessity.
13. Guest may not block the walls, passages, stairways, entrances or any other places in the
building in any manner.
14. Guest may not place any sign, notice, legend or advertising on any part of the building
including doors and/or windows.
15. Guest may not violate any local regulation or ordinance or any law of the Commonwealth of
Pennsylvania or the United States.
16. Guest may not have any explosive or odorous substances in the Property, or burn any candles or
create any flames whatsoever. Guest may not use or have kerosene heaters in the Guest Suite or at
the Property. Guest may not have gas, oil, fuel or other flammable material in the Guest Suite or
at the Property.
17. Guest may not add, remove, alter or change any locks without the written permission of
Touraine in advance.
18. Guest may not park or store any vehicle of any kind, including but not limited to any car, van,
motorcycle, scooter, motor bike, truck or trailer in the parking areas.
19. Guest agrees to pay a $100.00 for a lock out charge each time Guest locks himself/herself out
of the Guest Suite, and as a result requests Touraine's assistance in gaining entrance to Guest
Suite after 5:00 p.m. on week days, and anytime on weekends or holidays.
20. Smoking anywhere inside the Touraine is strictly prohibited. Any violation of the no- smoking
policy is a material and substantial violation of this addendum. Smoking refers to any use or
possession of a cigar, cigarette, pipe, hookah or any other device which is lit or ignited,
regardless of whether the person using or possessing the product is inhaling or exhaling the smoke
from such product. The term tobacco includes, but is not limited to, any form, compound, or
synthesis of the plant of the genus Nicotiana or the species N. tabacum which is cultivated for its
leaves to be used in cigarettes, cigars or pipes. Smoking also refers to use or possession of
burning, lighted, or ignited non-tobacco products. Electronic smoking devices, such as
e-cigarettes, e-cigars, e-hookahs, and vape pens are also included in this definition.
