Alberto’s Lodging House shall be referred to as “The Property” from here onwards.By confirming the accommodationbooking with a down payment and/or receiving a confirmation number, GUEST acknowledgesreceipt of the Terms and Conditions, referred to as T&Cs, concerning theuse of accommodations, and agrees to adhere to and be bound by them. Terms andConditions are below -

VISITOR POLICY
This applies to unregistered guestsentering the property: Guests who are not registered (notstaying overnight) may stay at the house for a maximum of 5 hours. If theunregistered guest/s exceeds this, there will be a P1,120net/headpenalty.  Only 6 visitors per day at the FamilyRoom and 3 visitors per Standard Room, are allowed per day. Curfew forunregistered guests is at 8:00 PM, at which point the visitor/s will have toexit the property.

ALBERTO'S AS WEDDING PREPARATIONSVENUE
The accommodationfee only covers the staycation requirement of registered guests. If Alberto'swill be used as a wedding preparations venue and there will be entry ofsuppliers and wedding guests, there is an entrance fee of PHP100 per person.This applies to all guests who are not staying overnight in Alberto's LodgingHouse.

An accomplished guest list must be submitted at least 3 days prior to check-in.Failure to submit will result in the denial of entry of suppliers, equipmentand wedding preparations guests. For security purposes, identity will beverified upon entry.  

HOUSE RULES
GUEST is made aware of and will abideby below house rules –        

  1. GUEST REGISTRATION: Upon arrival, guests must proceed to the Main Lobbyto register and present a valid ID. 
  2. MEALS: Kindly coordinate the preparation of your meals with the staff.You may use our kitchen, which is a common area, for a fee. 
  3. Smoking and cookingare prohibited inside the rooms. 
  4. DAMAGES: No open flame, nailing, taping, etc. are allowed on thevillas’ interior and exterior. 
  5. CHARGES: Any damage/loss to the property will be charged to theguests and deducted from the security deposit. 
  6. CHECK-IN / FRONT DESK: For any concern past 08:00 PM, you may contact the staffthrough the following numbers 0968 330 1022 SMART, 047 275 1296 Globe Landline. 
  7. ROOM AMENITIES: Should you like to take home Alberto's towels,pillows, linens, etc. as souvenir, they may be purchased viathe Front Desk. Otherwise, any missing item will be charged to the securitydeposit. 
  8. COOKING: No cooking inside the unit/room. You may use our commonkitchen adjacent to the main building for a small fee to cover for consumablesand maintenance cost. 
  9. SMOKING: Smoking, e-cigarettes not exempted, is strictlyprohibited in common areas (this includes patios, common kitchen, parking area,front desk/office) and inside the Family Room and Standard Rooms. Guests cansmoke in the pavilion, our designated smoking area, where guests may alsogrill.

    Please be advised that for the safety of our valued guestsand consequently, to implement our No Smoking Policy, we will be closelymonitoring our security cameras.
    In the absence of video evidence, the Management and/orthe staff may conduct a thorough examination of physical traces, including thescent of nicotine, in common areas and inside the room/s. It is within the soleand absolute discretion of the Management and staff to conclude whether or nota violation took place. 

  10. SAFETY AND ENERGY CONSERVATION: Excessive electricity consumption due to constantrunning of the AC even when there’s no one inside the room will be charged anadditional fee of PHP30 per hour. Number of hours will be counted from themoment the last person in the room leaves the unit. Should the host/staff seethis as a safety issue at any given time during your stay, if none of theguests is inside the unit and the AC is suspected to be left turned on, thehost/staff will, with or without the guests’ permission, enter the room to turnoff the AC or check for its status. 
  11. PARTIES AND QUIET TIME: No parties or loud music beyond 9:00PM. Ask the host forpermission if you want to hold a private party inside the property. 
  12. KEYS:Please return keys upon check-out; lost key sets will be charged accordingly. 
  13. CHECK-OUTPROCESS: This process is completed when the following are satisfied – 
    ★ All balances on the guest folio and/orbilling statements have been settled.
    ★ All booked rooms have been vacated; whenbelongings are still parked inside the room/s, it is implied that the guest/s is/arestill checked-in; late check-out policy applies. 

     PET POLICY: Pets are welcome but for the comfortand safety of all guests-
    ★ Onlydogs or cats are allowed as pets in the property. No other animalsmay be kept in the property.
    ★ Amaximum of two pets are allowed per Standard Room and 3 pets total at theFamily Room.
    ★ Pets shall have a maximum height of 60 centimeters (2 ft.)
    ★ Petsmust be accompanied at all times and kept leashed when leaving the room.
    ★ Petsare allowed only in: a) Outdoor areas, b) The rooms in which they are registered.
    ★ Petsmust wear diapers at all times especially in public areas in Alberto’s LodgingHouse.  If they are trained, pet owners must pick up after theirpets.·        ★ Allpet vaccinations especially anti-rabies must be current and valid.
    ★ Allpets must be clean and completely free of fleas and ticks.
    ★ Refrainfrom bringing pet/s in the common kitchen. At all times, the GUEST shallmaintain and keep the property in good and sanitary condition. 
    ★ Catsor dogs left unattended, for a period of more than forty-eight (48) hours,shall be considered abandoned and shall be reported to the proper authorities.
    ★ Allequipment required for the upkeep and feeding of pets are to be provided by theGUEST. Under no circumstances shall any equipment within the property be usedfor animal use, this includes the use of bathroom, toilet, available towels andlinen. Stained linen/towels/carpet will be charged the corresponding cost ofreplacement.·        
    ★ TheGUEST shall pay fees as follows:
    ✅ one-time cleaning fee   : PHP500
    ✅ pet fees                                : PHP200 per pet per night 
    ✅ incidentals                          : PHP2,000 regarded as additional securitydeposit; fully refundable upon check-out if no damage/loss is made to theproperty and no excessive cleaning is required.    

    The feeswill cover the routine disinfection after pet/s have checked out. It likewisecovers any damages incurred which may include, but are not limited to,destroyed plants, damage to landscaping, stained bedding, stained linen,scratches on the furniture, scratches on the floor, infestation, extra cleaningthat may be required, and/or lost revenue charges while the unit is out ofservice due to cleaning and repairs. The fee Is non-refundable, non-convertibleand non-transferable. If losses or damages are more than the disinfection fee, GUESTwill have to pay for the cost of repair or replacement.

    ★The Managementreserves the right to require room changes, removal of pet/s from the property,refuse or discontinue service without refund if, in the Management’s solediscretion, the pet is considered dangerous, unhealthy, disruptive, or has causeddamage/loss to the property.
    ★The GUEST agrees toindemnify, hold harmless and defend the Management, its owners, and employeesfrom any and all liability, claims, losses, costs and expenses includingreasonable attorney fees arising out of or relating to any claim for personalinjury or property damage caused by or attributed to their pet/s. 


    CANCELLATION: Canceling the reservation atleast 15 days prior to check-in date will forfeit the reservation fee asfollows:
     PHP1,000    - Family Room bookings
     PHP500      - Standard Room bookings

    Canceling the reservation less than 15days before check-in date will render the GUEST’s payment non-refundable,non-transferable, non-convertible and cannot be used in future events.
RESCHEDULING: If rescheduling reason is due to an escalated communityquarantine level or “Acts of God” such as typhoons, earthquakes, or personalemergencies, then we will allow for rescheduling but only within 1 month of theoriginal booking date; subject to room availability. All Fridays, Saturdays,and Sundays will only be available for regular booking. Proof for personalemergencies is required and is subject to Management’s approval. Bookingcan be rescheduled within 30 days after the original check-in date. Only onerescheduling can be allowed. In excess, booking will be cancelled and allpayments made shall be forfeited.

NO-SHOW: GUESTS who haven’t checked-in within 22 hours of the contractcheck-in and event date and time will be charged the total cost of contract.

USE OF INFORMATION AND MEDIA FOR MARKETING PURPOSES: GUEST agrees that Alberto’smay use publicly available information and media obtained hereof for marketingand any other related services by the property, as guided by the Data PrivacyAct of 2012.

PROHIBITED ACTIVITIES AND ITEMS: No illegal, immoral, scandalous,dangerous, rowdy, or gambling activity shall be allowed within the property.Bringing of deadly weapons, illegal paraphernalia, flammable materials,prohibited drugs, explosives, hazardous and toxic items, and all other items orgoods of a similar nature is prohibited. Likewise, the use of and/or the flyingof “sky lanterns” are not allowed.

Unruly and rowdy behavior of guests and suppliers are prohibited. Alberto’sLodging House reserves the right, after prior advice to GUEST, to expel suchguests and/or suppliers from the premises. Such may also be grounds to withholdservice or in grave cases, be deemed a cancelation of contract.
 Inappropriate behavior towards ourstaff or engaging in antisocial activities will not be tolerated.  

ALL UTILITIES ARE OFFERED AS ISOR AS PROVIDED BY THE INTERNET SERVICE PROVIDER, POWER, AND WATER DISTRIBUTORS.
The Property is not equipped with aback up power and water supply facility. Internet service is also offered asis, or as delivered by the ISP.
 All utilities and systems ofcommunication, including but is not limited to, electricity, water, andinternet connection are offered as is, and without guarantee.  The guest shall indemnify theProperty, its Management and Staff from any liability arising from any partialinterruption or total disruption of electricity and water services, or anyissues related to intermittent, slow, or no internet connection.
FORCE MAJEURE: The Management, its owners, and employees, shall not beheld liable or responsible for failure to execute arrangements specified hereindirectly or indirectly occasioned by or through or in consequence of war, actof foreign enemies, strikes, riots, government sanctions, blockage, a pandemic,Acts of God or conditions beyond the control of the property.

LIABILITY: GUEST will be liable for any physical damages, legal actions,and/or loss of reputation or business opportunities that property may incur asa consequence of the actions of GUEST or any of GUEST’s visitors and suppliersat the property, and shall indemnify and hold harmless the property against anyand all legal actions which may arise from GUEST’s use of the property.
 

ALL DISPUTES SHALL BE SUBJECT TO THEABSOLUTE DISCRETION OF THE MANAGEMENT WHILE ADHERING TO LOCAL LAWS.
