Ocean View Terrace faces Shinnecock Bay and offers a private beach bay area exclusively to its guests. Here, you can picnic on the sod, play in the sand, go fishing or enjoy your day out on the water with onsite kayak and paddleboard rentals. Parents can sit back on adirondack chairs as their children explore their imagination on the playground. For those who are fans of outdoor grilling, picnic tables and gas barbeque stations are positioned around the property. Splash around in the seasonal pool or be a kid again with yard games sure to keep you occupied for a while. This Hampton Bays Inn is the right spot for families, fun and those who appreciate a laidback setting and quietness during the night. Property and Cancellation Policies :
A 50% deposit is required for all reservations for (2) two or more days. One night reservations must be prepaid in full, and are non-refundable from Memorial Day through fall. The remaining balance will be charged within 48 hours of arrival for stays (2) two or more nights. There are no refunds on early departures.  A fourteen (14) day cancellation notice is required for a refund of your deposit minus a $100 handling fee per room reservation. All cancellations within fourteen (14) days of arrival will lose the 50% deposit and one night cancellations will lose the full amount charged. Should the reservee have requested the initial payment to be the full amount in lieu of the 50% deposit, then the reservee shall forfeit the full amount within the 14 day cancellation period. Cancellations within 48-hours forfeit the full amount of the reservation from Memorial Day through Fall. Once a reservation is transferred or changed, the reservation will become non-refundable. Transfers and changes of date are not-permitted within 48 hours of check-in. All holiday weekends have a minimum stay requirement set by the property.  All rates are based on two persons per room, there is a $30 (low season) or $40 (high season and Online Travel Agencies) charge for each additional person per night where applicable. Reservations booked using a credit/voucher or partial credit are final and non-refundable.

Reservations made with Online Travel Agencies (OTA), and not directly with Ocean View Terrace Inn:
 The guest will be charged 50% of the total price if they cancel after reservation and the total price of the reservation if they cancel in the 14 days before arrival. The guest will be charged a prepayment of 50% of the total price after reservation and the remaining amount in the 14 days before arrival. Reservations affected by force majeure will be issued hotel credit for the respective stay, supporting documentation required. Reservations (excluding Non-Refundable) can be transferred, or have a change of date, at a fee of $50 per room plus taxes. All transferred reservations must be accompanied by written and verbal consent from the original reservee. Once a reservation is transferred or changed, the reservation will become non-refundable. Transfers and changes of date are not-permitted within 48 hours of check-in.

Non-Refundable rate is 100% non-refundable
, non-creditable if canceled at any time once confirmed – including national, international, or personal force majeure circumstances. Full payment for reservation is taken at the time of booking. Cannot be combined with any other discount or promotion. This offer is only valid with Ocean View Terrace Inn and cannot be used with any OTAs (Online Travel Agencies). Maximum length of stay is 7 nights for this rate. Any discounts offered are derived from the total normal rate and do not discount taxes or fees.

COVID-19/FORCE MAJEURE NOTICE: Starting June 1, 2020, your chosen cancellation policy will apply, regardless of COVID 19. We recommend booking an option with cancellation in case your travel plans change. For bookings made on or after June 1, 2020, be sure to consider the risk of the coronavirus (COVID-19) and associated government measures. If you don’t book a flexible rate, you may not be entitled to a refund. Your cancellation request will be handled by the property, based on your chosen policy and consumer law where applicable. During times of uncertainty, we recommend booking an option with cancellation.

*Parking for all rooms is available on the parking lot facing rooms.  Rooms in the building to the right of the Garages must also park their cars in the same area. Garages are not to be blocked at any time.  
*We do not allow pets, nor emotional support animals, on the premises. Only certified service animals allowed. Ocean View Terrace reserves the right to refuse, at the expense of guest, any reservation that ignores this rule and brings a pet on the premises. Ignoring this rule will result in either a fee or refusal of reservation. 
*Accessible parking located in front of the office.
*Must be 21 or older to book reservations. Anyone under 21 must be accompanied by an adult.
*Room Assignments are not guaranteed and can be changed at any time without notice before arrival.
*Guests with disabilities, special needs or allergies, known to Ocean View Terrace Inn prior to check-in, will be given preference of room types and room locations. We do our best but cannot guarantee particular accommodations to those who have not made the Inn aware of any disabilities, special needs or allergies prior to their arrival. Please contact and inform us at if you have any disabilities, special needs or allergies prior to reserving a room or checking in so we may do our best to accommodate you. It is the guests responsibility to contact us with any disabilities, special needs or allergies. As all rooms have either three steps, indoor stairs or a 'step-up' to enter, it is not recommended for those who have troubles performing these actions to stay on property. Please contact us if you have any questions on a room you are inquiring to book and would like a description of accessing it. 
*Office hours are 8AM to 8PM. Late arrivals after 8PM that need assistance upon check in must be arranged with the office no later than 2 hours before your expected late check in. Check out is 10 - 10:30AM.  Extra fees will apply for late check-out. 
*Fines: Rooms may be assessed for damages and guests may be charged accordingly. Smoking in a guest room is considered as damage due to the expense we incur to remove the odor. A $500 charge will apply if this rule is ignored. A separate $250 damage deposit is required for all rooms. There is a $100 fine for littering on the Ocean View Terrace Inn property grounds. There is a firm $1000 fee for setting off the fire alarm.
*There is a $400 charge per Southampton Beach Pass signed out and not returned to the office during your stay. There is a $25 charge per towel signed out and not return to the office during your stay.
*For the security of our guests and employees, there are security cameras on the exterior of the property and in the office. 

Use of the outdoor seasonal pool:  (There is no lifeguard on this property - Pool or Bay Beach. Guests swim at own risk) 
1) Pool is to be used by registered guests and their families. 2) There is no substitution for supervision. Children, less than 16 years of age must be accompanied by a parent or guardian or similar adult responsible for their safety and behavior while at the bathing facility. 3) Never swim alone. Two or more adults 18 years of age or older must be present a the pool when the swimming facility is in use with at least one adult on the pool deck. 4) IN AN EMERGENCY, NOTIFY THE FACILITY OPERATOR/OWNER AND CONTACT HELP AS SOON AS POSSIBLE. A free telephone is provided at this facility in the office. Telephone numbers for the nearest emergency medical service are posted. 5) Only use this facility during posted hours of operation. 6) Do not drink alcohol and swim. 7) Do not bring food and alcohol to the pool area. No glass bottles allowed. 8) Keep pool gate closed at all times. 9) Please keep the pool clean. Pollution of the swimming pool is prohibited. Urinating, discharge of fecal matter, expectorating or blowing the nose in swimming pool is prohibited.  10) According to New York State Health Department Rules, Pets, other than verified service animals, are not allowed in the pool area. Emotional support animals do not qualify as service animals.
**Please note the pool is closed in preparation for winter after Labor Day and reopens the end of May. 
***It is strongly recommended for guests to wear water shoes while on the bay beach as there may be sharp shells, pebbles etc. 

Price / Taxes / Discounts / Payments & Refunds / House Credits:
*All rates are based on two persons per room, there is a $30.00 (low season) and $40 (high season and Online Travel Agencies) charge for each additional person per night where applicable and will be charged if the number of people staying in the room is found to be incorrect. Children under 13 are free. 
*Taxes and service charge are broken down as such:  8.63% State Tax, 3% County Tax (Occupancy Tax), 12% Service (Property Maintenance, Credit Card Fees, Linens) . These fees are set and are non-negotiable. Taxes and service charges are taken as part of the 50% deposit for reservations. Reservations made with OTAs (online travel agencies) have a $10USD per night resort fee.
*It is at Ocean View Terrace Inn's discretion to accept and allow the use of any discount or promotional codes. Ocean View Terrace Inn has the right to decline any discounts or promotional codes if found to be used improperly. Only the use of one discount or promotional code allowed at a time. Discounts and promotional codes must be used at the time of booking to be accepted. Discounts and promotional codes cannot be stacked.
redit card payments or refunds will be reflected on card statements within seven to ten business days of authorization. The amount charged is based on services and accommodations requested by the assigned guest(s) and is not to be disputed once terms and conditions have been acknowledged. Any refunds given for stays are at the discretion of Ocean View Terrace Inn.

*House Credits are given at the discretion of Ocean View Terrace Inn & Suites and may be voided, not accepted or altered at any time without notice. House credits are to be used for the same number of nights, or equal too or more than the value of the credit, from original booking and can only be used for either weekends (Friday to Sunday) or weekdays (Monday to Thursday), depending on the duration of the original stay. All credits given for reservations made on Monday to Thursday can only be used for those respective weekdays, and all weekend credits from Friday to Sunday, are to be used for those respective days. Reservations with a combination of both have no restrictions on booking days. Credits are to be used in full at the time of reservation and cannot be carried over. Credits are non-transferable, non-refundable for the money value and have no cash value. Credits must be used within the season given unless specified different from the Inn. 
House credits Rules and Regulations, from 2020 and current, are subject to change anytime without notice.

*Ocean View Terrace Inn is privately owned. Management reserves the right to refuse service to anyone. Ocean View Terrace is not responsible for accidents or injury to guests or those visiting the property, for theft or loss of valuables of any kind or damage to a person's personal property.
