Carl Londene and Donna Londene moved to 'the farm' in 1968 and poured their lives into making it the beautiful oasis in the desert that it is known as today. Donna’s passion for welcoming guests and making them feel at home still lingers in the walls and is carried on by her daughters and granddaughters. Carl & Donna’s hard work, hospitality, and creative talents, combined with their love of family and the land, have formed a beautiful treasure and legacy we are proud to share with you. Our historic location along El Camino Real immerses visitors in the passionate story of the South. Our majestic cottonwood trees are as old as the grapevines that date back to the formation of the Spanish mission trails. Immerse yourself in history as you sip our wine and spot artifacts from around the farm - antique bottles and insulators, grinding stones from when the Tewa Indians settled along the Rio Grande, remnants of wagons and horse tack, cooking vessels and more!

Check-In / Check-Out Policies
This property has the following check-in and check-out times and policies.
Check-In: 03:00 PM
Check-Out: 10:00 AM
Late Check-Out Hour: 11:30 PM
Late Check-out Fees: 5%
Late check out (after 10:00 AM and before 11:30 PM) may result in a fee.
Property and Cancellation Policies:
If cancelled 7 days prior the deposit will be refunded by check minus a $25 processing fee.
If cancelled inside of 7 days the first night stay is non-refundable. However if the cancelled visit is booked by another guest the deposit will be refunded by check minus a $25 processing fee.
Balloon Fiesta Cancellation Policy:
50% of the stay will be collected upon booking, the remainder will be charged August first of the upcoming season.
After August first if any part of your stay is cancelled we will attempt to re-book the room and refund the balance minus a $25 dollar processing fee. If we are unable to book the room inside the first week of the August cancellation we will not be able to refund your deposit. If we are unable to re-book the room inside 2 weeks of the Balloon Fiesta we will be unable to refund the stay.
A $300 deposit is required upon booking an event. This is non-refundable but can be applied to your total bill. The entire balance of your bill is due 30 days prior to the event. If you have to cancel an event, refunds are mailed minus the deposit as well as a processing fee of $25. You will be responsible for any rooms that can not be re-rented or equipment purchased for the event that cannot be refunded.
Terms and Conditions
Upon check in we require proof of identification and will process payment for your stay. If you would like to purchase anything while you are with us we will charge you separately.
Our check in time is 3:00 p.m. unless previously arranged with the Innkeeper.
We do have a 10:00 a.m. check out time. If you need a later check out please communicate with the Innkeeper. You are more than welcome to stay on the grounds if you have a later flight but we ask that your personal belongings be in your vehicle or our waiting area by 10:00 a.m. so that we can prepare the room for future guests.
Travelling with minors:
Children must be supervised at all times. Under 1 year old there is no charge, however 2 and older will be charged as an additional person if over double occupancy. For larger families and the parents convenience we do have a family unit available with three bedrooms, a living area, kitchenette and bathroom set at one price. Please call for availability an information.
Travelling with pets:
The Heritage and English Rose rooms allow for one dog with a $50.00 pet fee charged upon arrival. Your pet must be leashed at all times, is not allowed in the common areas and we kindly ask that you clean up after your pet when walking outside. Pets must not be left in rooms when guests leave the property. Any damages to property will be charged to the owner/guest.
Special Needs and Accessibility:
We are mobility feature friendly with a concrete ramp as well as ADA compliant entrances, doorways and barrier free showers. We have full accessibility for the entire Bed and Breakfast.
There is plenty of off-street secured parking and are able to accommodate RV's, trailers and moving vans.
Smoking and Flames:
Absolutely no smoking or open flames are allowed inside or within 25 feet of the B&B building - failing to follow this policy will result in a $200 fine charged immediately. The fire pit must be lit by a staff member and will be extinguished when the staff member is off duty. Fire pit may not be operated when wind is present. Smoking is allowed ONLY in the designated smoking area. We appreciate your cooperation for the enjoyment of all guests.
Hot Tub and Pool use:
Seasonal pool area and hot tub are used at guest's own risk and liability. No glass is allowed in either area. No lifeguard is on duty and no children under 18 are allowed in the water areas unsupervised. Hot tub and pool are for overnight guests only.
Guests are welcome to provide their own alcohol. We provide a variety of complimentary set up items. When available, vineyard tours provide a tasting of wine made on property. Any under age person consuming alcohol will be escorted off the property at their own expense.
Events such as weddings, family reunions and retreats require a minimum of two night bookings for at least four rooms in the B&B. We offer packages and many complimentary items to assist with your special event! Please email or call for more information.
