Terms and Conditions
General Policy
- Rates are quoted in local currency, Thai Baht (THB), inclusive of 10% Service charge, 7% Government Tax and 2% Provincial Tax. Should there be any change in government tax during this contracting period, the resort reserves the right to adjust the contract rates accordingly to reflect the change.
- Rates are net per room per night, non-commissionable, based on single or double occupancy, extra adult or children sharing are subject to extra charges, depending on room configuration.
- Rates are inclusive of breakfast for 2 persons, except Presidential Pool Villa 2 Bedroom is for 4 persons.
- Rates are not applicable to groups, conferences, or meetings.
- The resort reserves the right to cancel or amend bookings if they are not allowed by our terms & conditions.
- Baby cot for children under 3 years is free of charge.
- Children up to 4 years of age, free of charge with breakfast included (sharing an existing bed with parents).
- For children from 4 to 12 years of age, free accommodation (sharing an existing bed with parents), breakfast will be on additional cost and will be charged along with the room rate at THB 350 net per child per meal at the time of booking.
- Child age 12 years plus is considered an adult.
- Extra bed for the child will be on additional cost at THB 850 net per child per night with breakfast included.
- Extra bed for an adult will be on additional cost at THB 1,250 net per adult per night with breakfast included.
- Maximum one extra bed can be placed in all room categories, except Presidential Pool Villa 2 Bedroom, able to accommodate 2 extra beds.
The maximum occupancy for all room types in the existing bed is 2 adults, except Presidential Pool Villa 2 Bedroom is 4 adults.

- A minimum of 2 nights consecutive stay is required for any reservation during the peak season.
- Check-out is not allowed from 30 December - 1 January.
- Festive supplement charge at THB 1,500 net per room per night on 31 December and 1 January.
- Check-in time is 02:00 p.m. and check-out time is 12:00 p.m. (noon).
- Day use charge, early check-in before 02:00 p.m. and late check-out up to 06:00 p.m. are subject to a charge of 50% of the Standard Rates and subject to room availability.
- Full Standard Rates will be charged for late check-out after 06:00 p.m. and it will be considered as an extra night.
- In the event of non-arrival and early check-out, the Resort will charge a fee equal to the full length of the total booking.
- Cancellation must notify the Resort in writing only.
- Rooms/Villas will be held until 06:00 p.m. unless late arrivals the Resort is informed of a late arrival in writing in advance of the arrival date.
- In the event of any no-show, the guest shall be held responsible for the payment equivalent to the value of the full length of stay.
The Weave Spa and The Shop are under repair and temporarily closed. We will make an announcement as soon as the repair is completed.
