FROM NORTH – M2:
Follow signs for Belfast until on M2
When entering the outer limits of Belfast (train station on right hand side)
keep to the left hand lane signposted City Centre and Docks
Follow signs for Newtownards and Newcastle until you reach Oxford Street,
which has the Royal Courts of Justice on the right hand side, and the River
Lagan on the left hand side
At the end of Oxford Street, turn right onto Cromac Street
Follow the road to the left and continue straight on until you reach the
Ormeau Road
Passing the UTV headquarters on right hand side continue until 2nd set of
traffic lights
Move into filter lane turning right onto University Street
After the Holiday Inn Express on the right hand side, turn right into

FROM DUBLIN (M1):
Follow all signs to Belfast
When approaching Belfast take the A55 exit (Outer Ring) off the motorway
and turn right at the roundabout onto Stockman’s Lane (3rd exit)
Continue forward on this road for approx 1.5km passing through four sets
of traffic lights until you come to a crossroad junction
Turn left here onto the Malone Rd (signposted Queens University)
Continue on this road until you see Queens University on your right-hand side
Immediately after the University turn right down University Square
Turn left onto Botanic Avenue
Continue forward and turn right onto Cromwell Rd at the Subway store

The list of things to see and do in Belfast is immense. Take a Black Cab or open top Bus Tour of the City, see the world famous Titanic Centre, Murals or even take a day tour to the Giants Causeway. Visit the Pubs, Clubs, the Opera House or see what Life was like inside Crumlin Road Jail. Visit the Spectacular Building that is Queens University or stroll round Botanic Gardens.
Belfast has all to offer that you would expect from a Capital City, with things to see and do whatever your interests may be. 
We encourage our guests to have a chat with our staff about what's where, what's on and what's happening in town. You will find them knowledgeable, friendly and egar to assist. "Don't forget to ask for map if you need one!" and should you wish to take a tour be sure to ask the staff to book it on your behave as we have discounts with the operators available to our guests.  

Free Car parking is available on street. In the unlikely event of a guest being unable to locate a space we request that the guest park alongside a car at the door and come through to reception where a member of staff will then endeavour to obtain a space.

All Guests Report to Reception. We will try to accommodate early check-ins were possible. We operate a luggage drop were early check-in is not possible. Guests are welcome to stay in the lounge while awaiting check-in and can enjoy free tea and coffee.

Terms And Conditions

Contract
By making a reservation/booking at Botanic Rest you are entering into ‘Contract’ the terms and conditions of the Contract are detailed below. Botanic Rest is a trading style of ‘Belfast Lodgings Limited’ and as such this contract is between you and Belfast Lodgings Limited. Any reference to ‘Botanic Rest’ or ‘We’ also means Belfast Lodgings Limited and vice versa. 
A contract is formed between you and Botanic Rest when we issue you with a confirmation number for your room and extras (if applicable). No booking shall be binding on Botanic Rest until we issue you with a confirmation number.

1. Your booking
You cannot transfer or resell your booking (in whole or in part). If you transfer or resell (or attempt to transfer or resell) then Botanic Rest will terminate your booking and retain any money paid to us for such booking. We may also refuse to take any further booking from you in the future. In making a booking you agree to not use the Botanic Rest or its facilities to conduct any commercial activity or activity that seeks to gain profit without prior written consent from Botanic Rest. We reserve the right to terminate your booking and retain any money paid to us for such booking if we believe that you are in full or part breach of this provision.
You may make a booking on someone else's behalf. You are responsible for ensuring that any customer in your booking complies with these terms as if that customer had made the booking.
You can only make a booking if you are 16 years old or over. If you arrive at the hotel and are under 16 years of age you will not be permitted to stay alone.

2.Payment
Botanic Rest accepts payment by cash, credit/debit card (VISA, MasterCard) For clarification on exactly which cards we can process please contact us directly. We do not accept personal cheques.
If you would like to pay for your reservation by credit card, you will be charged a fee of the greater of £2 or 2.5% of the total amount being paid, to process your payment. This fee will be taken at the time of payment, either as a prepayment online or when you check-in. There is no charge for payments made with debit cards. If you make a reservation using a credit card but pay by some other method there is no charge.
Customers paying with cash or card may be required to provide identification on check-in. Acceptable forms of ID are: current driving licence, ID card, passport, utility bill / bank statement (with address).
Botanic Rest reserve the right to pre-authorise cards for payment.
Please note that all credit card details provided must be valid and correct. In the event of your credit card details being declined by our banking partner, notice of this will be provided via email automatically. It is important that you check all correspondence before you arrive at Botanic Rest. If you do not contact us regarding the declined card details, it will be necessary for us to cancel your reservation within 3 days of sending the email to inform you of the decline or within 2 days of arrival or in conjunction with the hotel's cancellation policy.

3. Room prices
Room prices are per room, per night and are inclusive of VAT. 
Room prices will either be ‘Room Only’ excluding breakfast or Inclusive of breakfast.
Where your booking is Room Only and you have a Breakfast an additional charge will be applied to your reservation.  
Botanic Rest reserves the right to review its room prices from time to time. You will pay the room price as quoted at the point of room reservation. Note that quoted room prices at Botanic Rest may change up to the date of your arrival.

4. Reservations
A room is reserved up to 10pm on the arrival date. 
A debit / credit card used must have an expiry date that is valid after the date of stay.
You can reserve your room by giving your credit or debit card details at the time of booking or by paying for your room in full in advance of your arrival.

5. Cancellations
Our cancelation Policy shall be dependent on the type of reservation you make.
Non-Refundable reservation: A non-refundable reservation shall be charged in full if not already paid for at time of booking and shall be non-refundable, if paid for in full at time of booking no refund shall be made.
A receipt will be issued for any charges relating to cancellations.
Free Cancellation: A reservation or booking made with Free Cancellation may be cancelled without charge up to 48hours before the date of arrival. Date of arrival shall mean 12.01am GMT on the calendar date of arrival. Cancellation after this time shall incur a charge equal to the first night’s stay for every room booked/reserved plus any card payment fees and breakfast if ordered separately to the room reservation. In the case of a no show where the reservation is for more than one night, the subsequent nights shall be cancelled automatically and the cancellation policy shall apply.
A receipt will be issued for any charges relating to cancellations.
All other bookings: Any booking that is neither a non-refundable reservation nor a Free Cancellation Reservation shall incur a charge of 10% of the total booking amount if cancelled up to 48hours before the date of arrival. Date of arrival shall mean 12.01am GMT on the calendar date of arrival.
Cancellation after this time or a ‘No Show’ (failure to arrive) shall incur a charge equal to the first night’s stay for every room booked/reserved plus any card payment fees and breakfast if ordered separately to the room reservation or 10% of the total reservation price whichever is the greater. In the case of a no show where the reservation is for more than one night, the subsequent nights shall be cancelled automatically and the cancellation policy shall apply.
A receipt will be issued for any charges relating to cancellations.
The cancellation policy applies to all nights for which a reservation is made and thus applies were a stay is to be shortened.
A cancellation reference will be given and must be retained as proof of cancellation.
Will shall endeavour to facilitate amendments to any booking but give no guarantee that requested amendments will be possible. Any amendments made to a booking shall be reflected in the price for example a single room booking being amended to a double room shall be invoiced at the prevailing rate at that time for a double room.

6. Arrival and departure
Rooms are available from 3pm on the arrival date. 
Check in closes at 11.00pm please let Botanic Rest know if you are likely to arrive after 11pm and we shall facilitate this. In certain instances a late check in charge of £8.50 shall apply.
Your room must be vacated by 11.00am on the day of departure. Failure to leave your room by this time will result in a late checkout charge.  
7. Breakfast
Breakfast is served in the Dining room between 7.30am and 9.30am. We may extend or alter these times at our discretion.
Any booking that includes breakfast without a separate charge for breakfast and without a Room Only available rate includes a complementary ‘Continental Breakfast.’ A cooked breakfast is provided solely at our discretion. In practice we almost always offer a cooked breakfast. No refunds shall be made in circumstances were we do not provide a cooked breakfast except for instances were a cooked breakfast has been ordered and paid for as an extra on the booking. In these instances we shall refund the amount paid for the cooked breakfast.  
In exceptional circumstances due to situations beyond our control it could be the case that no breakfast is available. Should this situation ever arise refunds shall only be issued to those bookings who have paid for a breakfast as an extra on their booking or to those that paid a different room price to any available Room Only rate for the same room at the time of booking, in which case a refund will be issued equal to the difference in price between an available Room Only Rate and the Rate Paid at the time of booking. 
Special dietary requirements: We regret that we are not able to accommodate any person(s) with a serious and/or life-threatening nut or food allergy as we cannot guarantee the provenance of every item of food in our kitchen. Any special requests should be advised in writing prior to arrival. Whilst we endeavour to meet all requirements unfortunately we may not be able to accommodate all requests.

Relocation
If a room is unavailable on arrival (except due to an events beyond our reasonable control, then, we will either: provide a room in another hotel and pay the reasonable cost of transport to that alternative hotel, or, if in our reasonable opinion there is no suitable alternative hotel accommodation available, cancel your Booking and refund you any money you have paid in advance for the unavailable room(s) including related extras.
If you are due to pay on arrival at the hotel we will take payment for the cost of the booking and any prepaid extras. As outlined above any additional costs over and above the original cost of the booking will be covered by Botanic Rest to a maximum of twice the original amount paid. I.e. difference in room rates, reasonable transport costs, car park charges.

8.Wifi
We offer Free and Complementary Wi-Fi to our guests.  
We accept no responsibility or Liability for any disruption or failure to this complementary service.
All activities engaged in on our network, computers, and Wi-Fi are at your own risk and it is your responsibility. Botanic Rest shall not indemnify any losses incurred due to any failure of this service or as a result of using this service. 

9. Group booking reservations
A booking of four rooms or more is considered a group booking within Botanic Rest. If a group of individuals has booked separately e.g. weddings, parties, travel group etc, Botanic Rest reserves the right to enforce Group terms and conditions to those bookings regardless of the booking channel used to book.
Botanic Rest reserve the right to request payment in full for Group Bookings at any time between 28days from the date of arrival and the date of arrival itself.
Botanic Rest may charge a deposit of ‘up to’ 50% of the total booking amount within 72hours of receiving the booking. In the event that Botanic Rest do not receive such deposit Botanic Rest may cancel the booking without further notice. 
Botanic Rest reserve the right to charge the full amount of the booking within 14days of the arrivial date.
If you cancel your Group Booking or reduce the number of nights or the number of rooms required, we will not refund any money you have paid to us (including any deposit).
Subject to availability and payment, you may add any additional night(s) to any Group Booking (after the dates of the original Group Booking) at the rate for the room(s) at the time you make the amendment.

10.Expectations of You and/or Your Group.
You are responsible for any damage caused to the allocated rooms or the furnishings of Botanic Rest. If any act, default or neglect by the guests or organisers results in damage or complaints from other guests, the customer shall be liable to pay to Botanic Rest on demand the amount required to make good or remedy such damage.  
In the event of willful or negligent interruption to the business or other customers, Botanic Rest will charge the amount of any loss to the Customer and terminate the contract. Botanic Rest will not be liable for any refund or compensation in such circumstances.
The customer / you means the organizing body, company, individual and organiser responsible for commissioning and payment of the booking/reservation.
Botanic Rest operate a no smoking policy. Smoking is not permitted inside Botanic Rest.  
Any bedrooms tainted by residual tobacco odours will be specially cleaned and aired over a 24-hour period and all charges resulting from this, both actual and loss of business (at prevailing B&B rates) will be charged to the credit card given to secure the booking.
Keys must be returned to reception at checkout. Failure to return keys shall incur a charge equal to the cost of replacing the door handle and lock and loss of business (at prevailing B&B rates).  
Were charges are incurred under “Expectations of You and/or Your Group’ Botanic Rest reserve the right to charge the card used to secure the booking without further notice. An invoice will be issued to the person who made the booking.
The contract means the agreement between Botanic Rest and the customer for a specific booking or series of bookings.
This contract applies to Botanic Rest and the Customer and no payment will be made to any third parties.
Botanic Rest reserves the right to cancel the Customer’s reservation without further notice if there is a breach of these Terms and Conditions.
Botanic Rest do not accept liability for any failure to provide services contracted due to circumstances beyond our control including but not limited to industrial action, postal communication, plant failures, supply of gas, electricity and water or fire alarm evacuation
