Property and Cancelation Policies :

Reservations Between October 1st to May 31st

*the arrival date is within these dates.

Full payment is due 14-days prior to check-in.

Cancellations prior to 30-days, will be refunded the deposit less a 3% processing fee. Cancellations made within 30-days of arrival will only receive a refund in the event Edgecamp is able to rebook the property. This refund would also be subject to the 3% processing fee. Any additional services requested by the guest that have required a deposit to secure, like a Private Chef, will not be refundable


Reservations Between June 1st to September 31st

*the arrival date is within these dates.

Full payment is due 60-days prior to check-in. 

Cancellations prior to 60-days, will be refunded the deposit less a 3% processing fee. Cancellations made within 60-days of arrival will only receive a refund in the event Edgecamp is able to rebook the property. This refund would also be subject to the 3% processing fee. Any additional services requested by the guest that have required a deposit to secure, like a Private Chef, will not be refundable.
Terms and Conditions


O
CCUPANTS. The guest associated with the reservation, and residing at the property, must be at least 25yrs of age. The total number of individuals staying at the property during the term shall be:
Soundfront 7 - No more than 28 guests
Soundfront 11 - No more than 12 guests
Oceanfront 7 - No more than 10 guests
If more than the authorized number of guests listed above are found at the property, Edgecamp may immediately terminate the stay and 50% of the Damage Deposit will be retained.

QUIET HOURS
. Quiet hours are between 10PM and 7am. Quiet hours consist of no loud exterior music, parties, or disruptive behavior out of respect for surrounding residents. The guests are expected to behave in a civilized manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate eviction and forfeiture of any money paid and the Damage Deposit.


DAMAGE DEPOSIT
. The Tenant shall be obligated to pay a Damage Deposit 7-days prior to check-in, in the amount of:

Soundfront 7 - $5,000
Soundfront 11 - $3,500
Oceanfront 7 - $3,500

The Damage Deposit is for the faithful performance of the guests under the terms and conditions outlined herein. The Damage Deposit shall be returned within 72hrs of the reserved departure date, less any itemized deductions. 
 

PETS
. There are no pets allowed at our properties. If the guest is found to have pets at the property, the Damage Deposit shall be forfeited and retained by Edgecamp.


PARKING
. The Landlord shall provide the following parking spaces for each property:
Soundfront 7 - 14 Spaces
Soundfront 11 - 6 Spaces
Oceanfront 7 - 5 Spaces


SHIPPING and PACKAGES
. The Tenant may ship items to the property no more than 2-weeks in advance of the Arrival Date, for a fee of $25/package.. The guest must provide a tracking number upon shipping.

FEES
 and TAXES. The Tenant may be subject to additional fees and taxes. A 12% Service Fee will be applied to Vacation Planning Add-Ons upon request of the guest. Such Add-Ons and all associated fees will be communicated in advance to the guest. State Tax equates to 6.75%. County Occupancy Tax is 6%.
 

PARTY CLEANUP
. If the property requires a “deep clean” due to the amount of “wear and tear” from a party or large gathering, a Party Cleanup Fee shall be charged at check-out. The Party Cleanup Fee may be deducted from the Damage Deposit.

SMOKING POLICY
. Smoking at our properties is prohibited. If there is evidence of smoking, and additional cleaning is required, an additional fee may be charged upon check-out. This fee may be deducted from the Damage Deposit.

MOVE-IN INSPECTION
. At the time of the guest accepting possession, or within 24hrs of check-in, the guest shall inspect the property and communicate in writing any present damages or needed repairs. These noted damages or repairs must be communicated to: reservations@edgecampsportingclub.com.
 

INSPECTION
An Edgecamp representative has the right to inspect the property with prior written notice as in accordance with State law. Should the guest violate any of the terms outlined herein the guests will be required to vacate the property immediately.
 

MAINTENANCE and REPAIRS
. The guest shall maintain the property in a good, clean, and near ready-to-rent condition and use the property only in a careful and lawful manner. The guest shall pay for maintenance and repairs that are the result of unreasonable use, abuse, or carelessness of the property or its furnishings. The guest agrees that Edgecamp shall deduct repair costs from the Damage Deposit.
 

EDGECAMP'S LIABILITY
. The guest and any of their guests hereby indemnify and hold harmless Edgecamp against any and all claims of personal injury or property damage or loss arising from the use of the property regardless of the nature of the accident, injury or loss. The guest expressly recognizes that any insurance for property damage or loss which Edgecamp may maintain on the property does not cover the personal property of the guests and that the guests should purchase their own insurance if such coverage is desired.
 

USE OF PR
OPERTY. The guests shall use the property for residential use only. The guest is not authorized to sell products or services at the property or conduct any commercial activity.
 

ILLEGAL ACTIVITY
. The guest shall use the property for legal purposes only. Any other such use that includes, but is not limited to, illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate eviction from the property with no refund.
 

POSSESSIONS
. Any personal items or possessions that are left at the property are not the responsibility of the Edgecamp. Edgecamp shall make every reasonable effort to return the item to the guest, however Edgecamp will not be held liable for items misplaced or forgot at the property.
