Our small size and inspiring location make Bells Marina & Resort an exclusive experience. Enjoy the comforts of our boutique hotel and luxury cabins, bring your own RV or camper, or “rough it” in one of our glamping sites. Bring your boat and keep it in one of our guest slips or in our secured boat storage area. 

Our friendly staff can provide guides, gear, and just about anything you need for a family-friendly outdoor adventure at this secluded angler’s paradise.

Bells Marina & Resort is a gated outdoor community and resort in a cove on the popular Lake Marion, known for world-class fishing and record-breaking catches. Most of our visitors are dazzled at the beauty of the woods and water. We border 400 acres of the Santee Cooper Wildlife Management Area, and you can enjoy 180-degree views of the cove and waterfowl, from white herons to bald eagles. 

Meals are a special experience for our guests, and you have a lot of delicious options. Our friendly outdoor cooking area features several barbecues and a pizza oven. There’s also a giant Ring of Fire with a spectacular water fountain in the middle. This is a great place to make new friends. The country store is stocked with the usual groceries, along with bait & tackle and camping accessories. We have fishing kits, s’mores kits, and many pre-made food options to make your stay easier. You can grab a pizza for the outdoor pizza oven, or if you don’t want to cook after a long day, pick up a convenient crock-pot meal. Crock pots are included in every hotel room. Just place a pre-made meal in the pot and dinner will be waiting for you when you get back.

Our family restaurant is a local favorite and offers fried, fresh-caught catfish. We are open for three meals most days. You can have a hot breakfast starting at 6:00 am, and be on the water or in the woods at sunrise. The restaurant crew is happy to deliver food to your room, RV, or campfire--and you might even talk our chef into grilling your catch. 

If you don’t feel like hunting or fishing, Bells Marina & Resort has play spaces for the kids and relaxing spaces for adults. Property and Cancelation Policies :
Please carefully read our cancellation policy. We can rarely make any exceptions to this. Our receptionists are instructed to follow this policy and rules. So, to avoid any misunderstanding we would be grateful if you can observe the following:
  1. If the guest cancels 30+ days in advance, they have the right to a full refund. The 100% of the amount will be refunded.
  2. If the guest cancels less than 30 days in advance but more than 15 days in advance, 50% of the prepayment is refunded. The other 50% is applied as a credit for future bookings.
  3. Cancelation 15 days or less, full amount of reservation will be charged to the card and applied as a credit for future bookings.
  4. Reservations canceled on arrival will forfeit their full deposit, and no refunds or credit will be given.
  5. In case of a “no-show,” the total price of the reservation will be charged and is non-refundable.
  6. There is only one way in which we can acknowledge the cancellation of the guest’s reservation the guest MUST send a cancellation request stating the reservation number via email to the following address: bookings@Bellsmarina.com
  7. All cancellations are confirmed via email immediately after the reservation has been canceled.
Terms and Conditions

Additional Fees:

  • Petsare only allowed in pet-friendly rooms, we only have three of them so make sureto ask for availability. There is a $25.00 USD/per night fee per pet. Two Petsper room
    maximum. Please, make sure the pets stay on a leash per South CarolinaState Law.
  • Allrates for singular room accommodations are for two adults unless otherwisenoted. All rates for accommodations with two or more rooms are for four adultsunless otherwise noted. Additional adults (17+ years) will be charged a $15.00USD fee per night.
  • Wehave two Electric Vehicle Chargers at the property, there’s a $15 USD/per nightfee per vehicle.
Deposits and Payments:
  • Acredit card will be held in case of incidents, please have one ready uponcheck-in.
  • Thetotal amount of the reservation will be charged 30 days before the arrival.
  • Cancelationsbefore 5 days of the arrival will result in a full refund of the reservation. Forcancelations within 5 days of the arrival, a credit will be given for futurereservations. For more information go to the Cancelations section in thisdocument.
  • Thereis a $150 USD fee for reservations with pets to cover any possible damages.
  • Paymentoptions are credit card (Visa, Mastercard, American Express & Discoveronly), debit card, traveler’s check, or money order. A valid photo ID isrequired at check-in.
  • No personal checks will be accepted for payment. Cash isalso accepted, but a credit card is required to be put on file for the securitydeposit.
  • Reservationsmust be in US Funds. Reservations are not transferable.
  • Anycredit or debit card used to make a payment or online reservation must bepresented at check-in with a matching valid photo ID. If the credit or debitcard is not present, it will be refunded the amount it was charged, and a newcredit or debit card will be needed to charge the balance.
  • Forguests using a debit card for the security deposit, please note the hotel willplace a temporary hold on the card. At check-out the hotel will release thehold; however, it depends upon the cardholder’s bank as to the timeliness ofthis release. Depending upon the bank, funds may be held from 3 to 14 businessdays after departure.
  • Onceregistered, there are no refunds for early departure.
  • Discountsare applied when reservations are made. No additional discounts apply. Ratesare subject to change.

Hotel Rules:

CHECK-IN/CHECK-OUT:
  • Check-intime is 16:00 (EST) and check-out time is 11:00 (EST). Please re-registerbefore 10:00 (EST) if you are planning to stay one more day to avoid additionalcharges for late check-out.
  • Thereis a $30 USD fee for early check-in (14:00 EST) or late check-out (12:00 EST).Subject to availability.
  • Whenyou check out, make sure to bring your key to the Country Store so we know youhave departed, otherwise, you might be charged for a late check-out. If youleave before 6:00 EST, please leave your key on the table in the room and textus so we know you have left.
  • Uponarrival, you will be at Bells Marina Fuel and Country store, just come insideand check in with our friendly staff. Please prepare to sign the e-document ifyou still need to complete it. You will drive through the gated entrance andinto the back of the property, where you will find your accommodation by thewater. Call us if you need help at +1 (803) 492-7924.
  • Uponrequesting a Reservation, the Guest is required to inform Bells Marina &Resort, LLC of the number of people that will occupy the Accommodation during suchreservation period. Overnight stays by persons other than the Guest and thepreviously identified and approved occupants are not permitted and constitute abreach of this Agreement for which the Host and/or Bells Marina & Resort isentitled to rescind the rental contract and to evict the Guest and alloccupants from the Accommodation immediately and without prior notice.
  • Atthe check-in phase of a Reservation, the Guest and all other individualsoccupying the Accommodation are required to provide a photocopy of a valididentification card, driver’s license, and/or Passport. Bells Marina &Resort reserves the right to exclude guests and/or any other occupants prior tocheck-in and reserve the right to exclude or evict any guest or occupant of theaccommodation who violates these Terms or any additional rules, regulations, and/or terms associated with the Accommodation.
  • Pleasemake sure to drive to the left when the gate is closed to leave. Otherwise, thegate may not trigger to open.
LATE ARRIVALS:
  • Ifyou will be arriving after office hours (6:00-21:00 EST), please text us at +1(803) 525-1863 to let us know in advance. We will text a link with your gatecode, and a map with directions to your room, a room key code, guestinformation, and a receipt for your stay.
CANCELLATIONPOLICY:

FISHING:
  • Fishingis allowed on the designated fishing docks. All persons under 18 must beaccompanied by an adult while fishing. DO NOT dispose of fish refuse inthe lake. It attracts alligators. Campers must clean up after themselves andclean the fish station after each use.
SWIMMING:
  • Thereis NO swimming allowed on the property, due to the presence of alligators in thewaters.
DAMAGES AND REMOVAL OF GUEST PROPERTY:
  • Anycosts incurred by Bells Marina & Resort due to damages (e.g., damages toitems in the room such as TVs, missing cooking utensils, towels, etc.) causedby the Guest or Guest’s visitors or by anyone in an Accommodation paid for bythe Guest, or costs incurred by Bells Marina & Resort for removal ofpersonal property owned by the Guest or Guest’s visitors or anyone paid for bythe Guest, will be charged to credit card on file and/or deducted fromremaining deposit balance. Guest agrees to be billed if other payment methodsare insufficient.
GENERAL:
  • Parentsor Guardians are responsible for the safety and supervision of their childrenat all times.
  • Quiettime is after 22:00 EST. This is a nature retreat, and our guests value earlymorning bird watching and fishing, so please have your TV and loud voices downby 22:00 EST. This is an older property, so be sensitive to making noise foryour neighbor. For the comfort of other guests, you will be asked to leave ifthis is not respected. Alternatively, please text us or call us if you are beingdisturbed by a neighbor.
  • Outdoorlights are turned off 4 hours after sunset.
  • Please,do not park your boat on the shore in front of the hotel overnight. You maytemporarily park there, but make sure to remove it as soon as possible. Please,do not leave the anchors in the grass.
  • Noparking is allowed at the RV sites; all vehicles must park to the left of thehotel as you´re facing it. Please, only park in front of the hotel or behind itas you´re driving in. You will see parking spots at the back of the hotel only.
TAXES:
  • Ratesare subject to the state city of Orangeburg County’s 7% Lodging Tax + 2% salestax. Tax rates may change without notice.
PROPERTY REGULATIONS:
  • BellsMarina & Resort is smoke-free inside our rooms. Absolutely NO SMOKINGis allowed in or adjacent to our guest rooms. You may not smoke on balconies.Guests may smoke in outdoor designated smoking areas only. A $250.00 cleaningfee will apply if smoking occurs within a guest’s room.
  • Assignedparking passes must be present in all vehicles either in the front window dashor hanging from the rearview mirror.
  • Oneparking pass will be allotted for Standard Rooms and kitchenettes. Two parkingpasses are allotted for all accommodations with more than one room. One freeBoat Pass is allowed per rental. You may pay for additional passes, based onavailability.
  • Over-sizedvehicles and trailers may not be accommodated. For multiple or oversizedvehicles, please contact the resort BEFORE arrival.
  • Theresort DOES NOT ALLOW PETS OUTSIDE THE PET-FRIENDLY ROOMS. For pricing,policies, and deposits see the ‘’Additional Fees’’ section.
  • Wedo not authorize reservations for residents who reside in Orangeburg or BerkeleyCounty.
  • Weare not responsible for money, jewelry, or other valuables lost or stolen onproperty.
  • YourHealth and Safety are of utmost importance, therefore, if the “Do Not Disturb”sign remains on your door for an extended period and we are unable to contactyou, we may knock on your door, and if no answer, enter your room to determineyour well-being. Please understand it is not our intention to disturb guestsduring their vacation, however, we reserve the right to enter rooms to check onthe safety and security of our guests and property as well as to performmaintenance and repairs.
  • Thereis a camera in front of the hotel for protection and security measures.
OTHER POLICIES:
  • Allguests must be 21 years or older unless accompanied by a parent or legalguardian. You must be 24 years or older to make a reservation.
  • Wereserve the right to require a minimum number of nights to stay in any unit at anytime of the year.
  • Reservationsare not final until it is accepted via electronic confirmation (email orbooking platform).
  • Thisis an eco-hotel with a septic system. If you need new towels, just ask aheadof time. We can generally make sure there is a turnaround within two to fourhours.
COVID-19 DISCLOSURE AND ASSUMPTION OF THE RISK
  • CoronavirusDisease 2019 (COVID-19) has been declared a worldwide pandemic by the WorldHealth Organization and U.S. Centers for Disease Control and Prevention.COVID-19 spreads easily and is believed to spread in similar ways to influenzawhich may include spreading through the air by coughing and sneezing; closepersonal contact, such as touching or shaking hands; and touching an object orsurface with the virus on it, then touching your mouth, nose, or eyes. Spreadis more likely when people are in close contact with one another (within 6feet). As a result, federal, state, and local governments and federal and statehealth agencies recommend social distancing and have, in many locations,prohibited the congregation of groups of people.
  • Theowners and managers of the Resort have put into place certain preventativemeasures to reduce the spread of COVID-19; however, the Resort cannot guaranteethat you, and the other members of your party (including minor children), willnot become infected with COVID-19. Further, occupancy at the Resort and theenjoyment of common areas and amenities could increase your risk and those inyour party of contracting COVID-19.
  • BYCONFIRMING YOUR RESERVATION AND OCCUPYING A ROOM AT THE RESORT, YOU (ON BEHALFOF YOURSELF AND ALL MEMBERS OF YOUR PARTY, INCLUDING, WITHOUT LIMITATION, ALLMINOR CHILDREN), EXPRESSLY ACKNOWLEDGE AND AGREE THAT: (A) COVID-19 IS ACONTAGIOUS AND COMMUNICABLE DISEASE AND ALL MEMBERS OF YOUR PARTY VOLUNTARILYASSUME THE RISK THAT YOU (AND ALL MEMBERS OF YOUR PARTY, INCLUDING MINORCHILDREN) MAY BE EXPOSED TO, OR INFECTED BY, COVID-19 AS A RESULT OF OCCUPYINGACCOMMODATIONS AT THE RESORT; (B) ANY SUCH EXPOSURE OR INFECTION MAY RESULT INPERSONAL INJURY, ILLNESS, PERMANENT DISABILITY, AND/OR DEATH; AND (C) ALLMEMBERS OF YOUR PARTY HAVE BEEN, OR WILL BE, INFORMED OF THESE EXPOSURE ANDCONTRACTION RISKS BY YOU AND THAT BY VIRTUE OF THEIR OCCUPANCY OFACCOMMODATIONS AT THE RESORT, ARRANGED BY AND THROUGH YOU, EXPRESSLY ASSUME THESAME.
  • Theundersigned hereby waive, release, and forever discharge Bells Marina &Resort, LLC, its affiliates, managers, members, agents, attorneys, employees,staff, volunteers, heirs, executors, administrators, representatives,predecessors, successors, and assigns from any claims resulting from physical orpersonal injury, pain, suffering, illness, disfigurement, temporary orpermanent disability, loss or death, and any property damage that may occurcaused by fire, theft, vandalism, water or land-related accidents, naturalevents or any other occurrences or mishaps. We are here of our free will, andentirely at our own risk. We understand that these injuries or outcomes mayarise from our own or others’ negligence or conditions on the premises or theconditions or our use of amenities offered at the premises or related to travelto and from the premises. Nonetheless, we assume all related risks, both knownand unknown. Bells Marina & Resort, LLC is not responsible for errors,omissions, acts, or failures of any party or entity conducting a specificevent or activity. I fully understand that this is a release of liability and Iagree to voluntarily give up or waive any right that I otherwise must bringlegal action against Bells Marina & Resort, LLC, for any personal injury orproperty damage whatsoever for negligence on the part of Bells Marina &Resort, LLC, its agents, and employees. This waiver and release of liabilityshall remain in effect for the duration of my presence at the premises.
