Property and Cancelation Policies :

To receive a full refund, guests must cancel at least 7 days before check-in. If you cancel between 7 and 2 days before check-in, you’ll be charged 50% for all nights. If you cancel less than 48hrs before check-in, you’ll be charged 100% for all nights. We may cancel your reservation at any time with immediate effect by giving you written notice (which includes e-mail) if you do not pay us when you are required to do so or you breach the contract between us in any other material way.  If we cancel your reservation where you are at fault, we reserve our legal rights in respect of your breach of contract.We may also cancel your reservation if an event outside of our control (including industrial action, acts of terrorism, explosion, fire, flooding, and failure of power and/or water supplies or emergency evacuation) means that we are unable to make your room available to you.  In such event we will contact you to let you know as soon as possible and if you have already paid for your room, we will refund your payment to you, or if you have not yet paid for your room, you will not have to make any payment to us.Save as set out above, we will not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations that is caused by an event outside of our control.  Such limitation of liability does not affect your statutory rights.

BOOKING

PAYMENT

All payments for Hotel charges and services during your stay will be processed via electronic payment. A credit card surcharge fee of 2% will apply.

Payments for the full booking amount will be charged at the time of booking and a security deposit of $100 is taken as a credit card pre-authorisation at the time of check-in.The pre-authorised amount is set aside by the credit card company for a period of up to 7 working days (release times may vary, please check with the issuing financial institution). The pre-authorisation will affect your available funds balance or spending limit. For more information on this practice we suggest the cardholder contact their issuer. Once a pre-authorisation has been made, we cannot release, remove or lower the authorised amount, until we process the final account on departure. This is a restriction placed on us by the bank, and cannot be negotiated. Roomie Apartments reserves the right to pre-authorise all credit cards upon arrival. Please note this process validates the presented credit card, and protects both the cardholder and merchant from increasing fraud incidents. Cash is not an acceptable form of security deposit when staying with Roomie Apartments and a valid credit card will need to be presented on arrival. At check-in you may be required to present the credit card used to make the reservation. 

RATES
All rates displayed are in NZ dollars and are inclusive of taxes. We use dynamic pricing and the price of our rooms, products and services fluctuates based on demand and other factors. Prices are subject to availability and can change without notification due to fluctuations in charges and currency. Blackout/special event periods may apply.
Before confirming a reservation or purchase, we will provide you with a total price for the requested number of rooms and nights, together with the charges for any additional products or services you may have added. Depending on the room rate selected, payment may be due at the time the reservation is made through our site or at a later date, such as upon check-in at the hotel.

GUEST REGISTRATION
We require valid contact information from the guest making the reservations including first and last name, address, e-mail, phone number, and signature.  The names of all guests(Adults) occupying the room must be registered . Information regarding your license plate/car description, Credit card Details are also gathered at check-in for security.

CANCELLATION
To receive a full refund, guests must cancel at least 7 days before check-in. If you cancel between 7 and 2 days before check-in, you’ll be charged 50% for all nights. If you cancel less than 48hrs before check-in(3pm on the day of check in), you’ll be charged 100% for all nights
Cancellations after this time or no-show are subject to a cancellation fee which will be charged to the credit card used to guarantee payment of your account. The cancellation fee is equal to the full accommodation nights booked. A no-show is when you do not check-in on the night of your booking reservation.

THIRD PARTY BOOKINGS

Roomie Apartments sometimes includes third party products or services in special packages, or hosts third party services at the hotel, and is not liable under any circumstances for any failure by third party providers to provide products or services, nor for any error, alteration or change of any kind made by those third party providers following acceptance of a booking by them.
All third party coupons, vouchers, receipts and tickets are issued subject to the terms and conditions specified by those third parties.The Roomie apartments does not warrant the accuracy of any information, statements or representations made by third parties and is not liable for any act or omission, default or negligence of any third party provider.

PETS*
Assistance dogs, such as guide dogs, hearing dogs, and dogs for those who are disabled, are permitted. Otherwise we allow one pet to accompany guests booking our pet friendly rooms. Pets accompanying guests are in the sole care and are the responsibility of their owners. Dogs must be kept on leash in all public or shared areas. Pets must not to be left alone in the apartments. Pets must not disturb or otherwise disrupt the quiet enjoyment or safety of other guests stay. Appropriate food and water bowls, litter trays and supplies needed must be supplied by the guest/owner of the pets, hotel property is not to be used for these purposes. Litter trays must be used on tiled surfaces only and kept clean and emptied regularly. Pets safety and wellbeing are the full responsibility of their owners while staying at Roomie Apartment Hotel and no liability will be accepted. Any damage caused to hotel property including but not limited to; scratching, chewing, urination or faeces will be on charged to the guest on the credit card provided.

MAXIMUM ROOM OCCUPANCY
The maximum number of guests per room type is clearly specified on our website and via all our online agent sites. Failure to book appropriate rooms/bed numbers for your group may result in members of your party being turned away and/or penalty charges.
Guests 12 years old and over are classed as adults and will be charged accordingly.

ELIGIBILITY

Guests must be at least 18 years old in order to make a reservation or complete a purchase through our site or any other booking channel. 
In using this website and submitting credit card details you represent and warrant that you are of sufficient age to create a legal binding obligation for any liability incurred. For the avoidance of doubt, any persons aged 18 years or younger must be accompanied by a parent or guardian for the duration of their stay in Roomie Apartments .All guests must provide valid identification in the form of a Driver’s License or Passport at check-in.

PRIVACY OF INFORMATION – WEBSITE USE

Roomie Apartment Hotel recognises the privacy concerns of its customers, clients, guests, contacts and the users of its website. We store your details in our Property Management System as a profile. Which in the future can be used for any other bookings which will already have your preferences mentioned so we can cater all your needs.
Roomie Apartment Hotel does not accept liability for any errors or omissions on this website. Roomie Apartment Hotel makes every effort to ensure all information is accurate. However, we cannot guarantee that the site is free from errors or faults.Roomie Apartment Hotel reserves the right to amend information on this site at any time. Guests agree that all information given for the booking are true and correct. Credit card details must match those of the person making the booking.Bookings may be rejected by Roomie Apartment Hotel at any time if this information fails to meet our terms and conditions.

USE OF INFORMATION
You consent and authorise Roomie Apartments to collect, use and disclose your personal information for the purposes of administering your booking and providing you with any services associated with your booking.You consent to information which you have provided to Roomie apartments as part of your booking being used by Roomie apartments for the purpose of informing you about offers and promotions which relate Roomie apartments.Roomie apartments will not provide or disclose any information you have provided to without your prior written consent.Upon request by you and to the extent permitted or required by law, Roomie apartments will provide you with access to and/or the ability to correct your personal information however only the person who made the booking will be entitled to access and/or correct personal information pertaining to that booking.


ARRIVAL & DEPARTURE


CHECK-IN
Standard check-in time is 3.00 pm. 
Early check-in charge of $20 per hour is applicable for check-in times before 3am on arrival day, conditional upon the room being available.​ agree that we may apply a charge if your required early check-in time where it requires us to keep the room empty on the previous day.You must advise us of any change in the number of persons using the room and agree to pay any additional charges for additional persons not included in the number stated at the time of registration.We require valid photo identification on check-in in the form of Driver’s License or Passport and evidence of your booking reference for bookings made via travel agents and OTA websites.

CHECK-OUT
Check-out time is 10.00 am on the date shown for your departure unless we agree to another time. 
Late check-out fee of $20 per is applicable still 2pm and 1 night’s accommodation is applicable between after 2pm, conditional upon the room being available. You are and remain personally liable to pay the total amount due on departure unless prior settlement arrangements have been accepted by us.You must return the key and/or security card for the room at the time of your departure and agree to pay a charge for replacement of keys you lose or fail to return same.

NON-GUEST VISITORS

All non-guest visitors must be met & Accompanied to the room by a named guest .The named guest is responsible for the visitor whilst onsite and liable for any damages, and room fees for that the visitor incurs. These visitors must vacate the property by 11pm in compliance with our Fire and Egress process. If Roomie Apartment guests wish to add extra people to their room occupancy this must be pre-arranged with the Management.

YOUR STAY

SMOKING
Smoking is not permitted inside any part of Roomie Apartment Hotel buildings, this includes the use of vapes. There are designated areas for smokers outside the building. Any guest who smokes inside the rooms are liable to pay a cleaning fee. Any guest suspected or caught tampering with smoke detectors or sprinklers will be asked to leave the property immediately without refund. will be charged $250.00 +GST for any costs incurred by the hotel due to their actions.


FIRE ALARM CHARGES
Our fire alarms are automatically connected to the fire service. If there is evidence to suggest that a heat or smoke sensor has been set off purposefully or through a guest’s active negligence, heavy use of aerosol products or smoking/vaping in the building the guest will be liable to pay the fire service call out charge of $2000 and any additional incidental costs. Any guest suspected or caught altering with smoke detectors or sprinklers will be asked to leave the property immediately without refund.

STRONG ODOUR FOODS
We ask guests to refrain from cooking strong odour foods (includes but not limited to shellfish, fish, cabbage) in their apartment/room. If an apartment/room is left uninhabitable after check-out due to strong odour we reserve the right to charge the guest a cleaning fee of $500 minimum.

SOCIAL CODE
For a stress-free stay for all our guests in the hotel, Roomie Apartment Hotel requests that you be mindful of other guest trying to rest. After 10pm we request you to respect all other guests and keep the noise level to a minimum. Should we receive any noise-complaints this will be considered as a first warning and if repeated, we reserve the right to ask you to leave the hotel premises quietly. Bringing goods and/or storing of raw or exposed cinema films, or any other article of a combustible or hazardous nature and/or prohibited goods and/or goods of objectionable nature is prohibited. The Guest shall be solely liable and responsible to the management, its other guests, invitees visitors, agents and servants for all loss financial or otherwise and damage that may be caused by such articles or as a result of the guests' own negligence and non-observance of any / instructions. Gambling, contraband, prostitution, weapons, explosives, flammable objects, poisons, drugs, animals and pungent food are strictly prohibited on hotel premises.

LIABILITY
You are liable for any damage howsoever caused (whether by a deliberate, negligent, or reckless act) to the room(s), hotel premises, or property, by you or any person in your party, whether or not staying at the hotel during your stay. Roomie Apartments reserves right to charge or debit the credit/debit card presented upon registration at 100% of the full new replacement value, plus any shipping and handling charges, to compensate the costs or expenses incurred or suffered as a result of damages. Should these damages come to light after you have departed, we reserve the right - and you hereby authorize us – to charge your credit/debit card to make good for any damage caused to your room or the hotel property during your stay, including, but not limited to, property damage(s), missing or damaged items, smoking fees, cleaning fees, guest compensation, etc. We will make every effort to rectify any damage internally, prior to contracting a specialist to make the repairs. Therefore, we will make every effort to keep any costs you would incur to a minimum. In extreme cases, criminal charges will be pursue.


DAMAGE & THEFT

If you or any member or invitee of your group causes damage to the hotel, removes hotel property, injures or threatens other guests, staff or their property, or otherwise breaches any of these Purchase Terms & conditions, we reserve the right to:

  • Cancel your reservation with immediate effect and (if appropriate) eject you from the hotel.
  • Retain all sums paid by you and/or charge you the full amount of your reservation.
  • Charge for any damage, loss of revenue, missing hotel property, handling fees.
  • Refuse future reservations from you and/or refuse you entry or accommodation at any of our hotels.
We will not be liable for any refund or compensation in such circumstances.

LOST PROPERTY

Belongings that are left at Roomie Apartment Hotel will be securely stored for up to 6 weeks. After this time items will be donated to our favoured local charity. Roomie Apartment Hotel are not liable for lost property and storage. Roomie apartments will not store Alcohol or Perishable items more than 24hours from the your departure date and will be discarded if not claimed with in 24hrs of departure.. If you believe you have left behind any of your personal belongings, please contact the hotel reception so this can be traced and returned to you as soon as possible. Guests are liable for handling, postage and courier costs or charges for returning lost property. Alternatively, lost property can be collected in person from the Hotel Front Desk.

DISPUTES PROCEDURE
Where a guest feels that we have not responded adequately to an enquiry, or otherwise wishes to raise a dispute with us, guests can contact us at manager@roomieapartments.co.nz. We will endeavour to resolve the matter promptly.

KEYS 
Lost, damaged or replacement key cards will be charged to the Guest at the discretion of management at the cost of $50 per card.


PARKING AT OWN RISK: Paid Secure Parking available for $15 per vehicle per day.
All vehicle(s) must be listed on the registration at the time of check-in. All vehicles are parked at the risk of the owner. Roomie Apartment Hotel shall not assume liability or responsibility for any vehicle, occupants, or contents while operated or parked on the hotel property.  If a vehicle is left in the hotel parking lot after the guest has departed without the written consent of the hotel, the hotel reserves the right to have the vehicle towed at the owner’s expense.  No vehicle repairs/washing on hotel premises.

NO IN-ROOM PARTY:
The Roomie Apartments enforces a strict No In-Room Party Policy to ensure we can protect the hotel and our guests at all times. No parties, loud disturbances, and/or noise-nuisance are allowed or tolerated on these premises. In the event of a disturbance, one polite request (warning) will be given to reduce the noise. If our request is not followed, the guest will be asked to leave the hotel without receiving a refund. The registered guest is responsible for all persons visiting. Non-registered visitors are only permitted until 10:00 P.M. If found with more people not listed on the Guest Registration Form after 10:00 P.M., your stay will be considered a party. You will be asked to vacate the premises without receiving a refund and may be issued a Guest Compensation Disturbance Fee for any guest complaints that require compensation. Please be aware that you are liable for these charges as per signing our registration form on arrival, in which you accept the terms and conditions stated.

LINEN CHANGING:
Your comfort is very important to us.  For guests staying multiples nights, bed linen is changed on a rotation schedule.Full Linen change every 7 days from your arrival date.Light Clean – 3rd Day from your arrival date  (Vacuum, Clean bath room & toilet, Used towels are exchanged for fresh towels)Linen change & Light clean available on request - May incur additional cost. Please contact the hotel if you have any questions.

FORCE MAJEURE EVENT
If any event or circumstances beyond the reasonable control of the Company occurs (Force Majeure Event) the Company will not be in breach of the Hotel Conditions of Sale and will not have any liability to you or any other person for any loss or damage whatsoever in respect of any Roomie Apartments Hotel reservation if it is prevented from complying with any of its obligations with respect to the reservation as a result of or in connection with the Force Majeure Event.  If a Force Majeure Event occurs the Company will have the right to immediately terminate your booking at the Roomie Apartments Hotel and will refund any deposits paid by you as your sole remedy.
Force Majeure Events may include, a declaration of a state of emergency, an act of God, labour or industrial relations dispute, a lockout, act of terrorism, any law, order, direction, restriction or alert issued by, or any acts of, any government authority  mandating, imposing or requiring restrictions on access to, or closure of, the Roomie Apartment Hotel, or the movement of people, war, sabotage, blockade, riot, civil disturbance, outbreak of infectious disease, epidemic or pandemic disease, (including for the avoidance of doubt COVID-19), hurricane, cyclone, tidal wave, landslide, lightning, earthquake, flood, storm, environmental disaster, fire, explosion, failure of power supply, cyber-attack, embargo, material disruption to domestic and international inbound travel transportation systems, or damage or destruction of the Roomie Apartment hotel.
